Rooms are small but comfortable and perfectly adequate if you are there to see the city and use the hotel as a place to sleep, shower, and relax at the end of the day. The whole hotel is very new and clean. Our room faced the neighborhood behind the hotel, not the front with the main street and was perfectly quiet. Staff was very helpful and friendly, one employee even taught me how to ask for a day pass for the bus in Japanese when I asked. The hotel is located very near a JR station, which is great for those travelers using a JR pass, and several bus lines. Overall we were both very happy with our time in Kyoto and our stay here.

Room Tip: Rooms on the north side, not facing the street, may be quieter.

I could barely sleep in those beds. And the breakfast "room" isn't really a room - the foyer is expanded with curtains. I expect it to be rather cold in wintertime. Breakfast is continental. But they should buy new toaster as it takes forever. The location is alright. Close to bus and train stations. And some nice restaurants and cafes near by.

The rooms were very small especially when you’re staying a couple of days like we did. Breakfast was very basic (toast, boiled eggs, coffee/tea and juice).Also gets a bit boring after a few times. But the most disappointing thing was that the staff spoke very pore English. Especially the staff during breakfast time. We wanted to send our luggage to our next hotel in Hiroshima. This hotel didn’t except payment in advance and our hotel in Hiroshima didn’t except cash on delivery. So we had a problem. It took us allot of time to explain this to the staff, because they spoke pore English or no English at all. To be honest one of the gentlemen of reception did his very best to help us when he finally understood what the problem was. We really did appreciate his efforts. In the end our hotel in Hiroshima came to our help and made an exception. We were very disappointed that this hotel could not do the same. We spent allot of time trying to explain what we wanted and going back and forward looking for solutions.

The Hotel is close to a JR station, 3 stops from Kyoto central station. There are some good local restaurants around, and is not far from the Nijo Castle, also you can reach easily Tenryu-ji Temple (don’t miss a visit to this place) by train. Staff was not very communicative; they just do their basic job. Breakfast is disappointing, although they prevent you about the small breakfast, I found it very disappointing, and the number of guests exceeds the breakfast offer and the places to sit. The room was small. TV was not easy to watch without turning the bed. I wouldn’t recommend this place to stay, I’m sure you can find a better place to stay at Kyoto.

it's very cheap, so expect:
- no breakfast. Formally they do have breakfast (consisting of toast, jam and eggs) but in 3 of 5 days of our stay it was finished in less than 1 hour and you were left with only coffee
- the staff has very poor or no command of English (one clerk even translated a question via google translate)
- ‎the walls are very (very) thin so you hear people having sex a few rooms next to yours or even on other floors
- ‎no respect of privacy - even if you put up the sign "do not disturb" someone will get into your room
- ‎wasteful use of resources: not only towels and night gown were changed every single day, also the slippers were thrown away every day and you got new ones, neatly packed in plastic
- ‎needless to say, the rooms are tiny
- ‎it is situated on a 4 lane road so a lot of traffic even at night
