“Superbly comfortable and well equipped small farm house in a beautiful area of central Italy”

This was a delightful place to holiday with our two daughters aged 17 and 20. The house is beautifully renovated and extremely comfortable, with good mattresses and lots of space for four grown-ups. We loved shopping in the local village Gualdo with it's fantastic vegetable shop and butchers etc and a cafe on the square where we enjoyed many a long drawn out breakfast. The views from the house include the tip of the Apennines and beyond Gualdo are these beautiful hills and mountains where we swam most days in an astonishingly lovely turquoise swimming lake and enjoyed beautiful walks and delightful villages. Lots of lovely restaurants and so much more to discover - we will be back!!

There were many great aspects to this house in Gualdo Marche: in the first instance it was sturdy and safe after the earthquake which was not insignificant during after-shocks. The house was very clean, well equipped and tastefully decorated. Rooms, though not large, were beautifully prepared and the separate very well equipped sitting room has a lovely large window with views to farmland.

We arrived after some frustrations as the directions to the house were not as clear as perhaps they could have been. GPS location would have been very helpful.

The location of the house is on a Y bend and navigating the drive-way can be tricky and indeed quite dangerous. It's also quite close to the road at both the front and back so you can hear car noise which can be more noticeable with bedroom windows open: One (quieter) road runs directly outside the back bedroom. The property is also attached, and whilst the neighbours weren't there all the time - their outdoor area is very close so you can definitely hear them when they are there. The 'Spa Pool' is a plastic inflatable portable one which requires inflation & filling. Internet was limited to the downstairs sitting room and occasionally, worked upstairs. The owners were very helpful and readily available when we needed them.

Thank you for your review. It was unfortunate that you were there shortly after a major earthquake as I feel this may have affected your rating. We provided a detailed "crib sheet" which gave clear directions and taking care with the drive, etc. We will add the GPS coordinates but, as we said, it is always best to have a map with you. As for traffic, it is very light and no other guests have mentioned it.

“Home away from home, in the hills”

This is a lovely renovated home at the edge of the Sybelline hills in Le Marche.

What really sets this apart from most holiday homes is that the owners clearly use this as their own Italian getaway. Whilst, to begin with, it feels a little strange as you walk around what is clearly someone else's home, you quickly relax and appreciate the massive advantages this brings.

Whilst many holiday places I've stayed in lack a certain attention to detail, such as hooks to hang your dressing gown on, or enough pots and pans in the kitchen, this place is the complete opposite. It's clearly a house the owners have spent a lot of time in and it's very well equipped throughout. The knives in the kitchen are actually sharp (probably a first for me in a rental experience!) and the TV is shiny and new. Probably the only criticism I can level at the place is a slightly bizarre lack in the number of spoons: there were maybe only 3 or 4 in a place that sleeps 5 people. Though this was a very minor problem.

One nice touch was the photos displayed on the walls that showed the original condition of the building alongside pictures taken during its restoration, so you can get an idea of how far it's come.

The outside space was nice although we didn't get quite as much chance to enjoy it as we might have liked since the weather in early May was rather changeable. Although the property is next to a road, there is hardly any traffic to disturb you as you relax on the patio next to the pizza oven. There is also plenty of outdoor furniture you can help yourself to, including some picnic chairs the owners encourage you to take to nearby Lake Fiastra.

Probably the only negative thing I can say about the property concerns its location. After leaving the Strada Provinciale, there was a good 10-15 minutes of driving through hilly roads with sharp bends before you reach the property. Whilst this has the definite advantage of giving you nice views and peace and quiet, it does rather limit your options for "popping out" of an evening. There is the small town of Gualdo nearby with shops, and a few restaurants are within easy reach, but it does slightly limit what you can do if you don't fancy another tussle with the hairpin bends. It's not a big problem (we tended to eat out during the day and then bring food back to settle in during the evening), and some people may well prefer a quiet location like this, but it's the only reason I didn't give the property a 5/5 rating.

One tip when booking this place: the directions lead you to the property very well, but the gate you're told to look out for is not easily visible when travelling in the direction in which you approach the house. It helps a lot if you find the place on Google Maps before you leave, then you'll know exactly when to stop.

“Home in Italy”

Lovely house, beautifully restored, more a home than a 'holiday let' and all the more welcoming as a result. The area is lovely, charming hill top villages at every turn and Lake Fiastra up the road to cool you off. No pool is a drawback when very hot (as it was for our visit) but fans in every room and a small spa pool help.
