“Very good rental”

The apartment is perfect for four people and has all the necessary amenities for a comfortable stay, we went to 3 people.
There is no need to bring anything everything is (soap, shampoo, shower gel, toilet paper, trash bags, salt, pepper, dry hair, ect ...
The apartment has air conditioning in the rooms and also for the main room. A VGA cable is provided to connect the TV to your PC and also an outlet with European adapter for charging the phone.
Sangubashi near the station, 5 minutes walk that takes us 2 stops away in Shinjuku and the bus line is at the foot of the building is the top.
Very well located apartment.
Shops are many around the Sangubashi station. Next to the apartment there is a combini and ramen specialist at the foot of the building.
During our stay we used the Pocket Wifi is optional for a small fee for 3000 JPY for 10days (Essential for location scouting or stay connected with their family or friends).
I recommend this property, William is attentive to all your needs and answer your solicitations.

“Average stay - smallest sink ever in the bathroom!”

My husband, daughter and I stayed here for 5 nights as part of our final leg of our Japan trip.

The apartment was not ready when we arrived - still lots to be cleaned from the previous guest. However, this was resolved by 6pm and William offered us the pocket wifi with 3GB data for free due to the inconvenience - otherwise he would have charged 2000 yen which we felt was not worth it for the price as wifi is available in lots of places when you are out and about. William was very nice and gave suggestions for restaurants, supermarkets, walks sights etc.

The fridge/freezer leaked during the night on the first night. As the apartment was not ready at 4pm when we arrived, I think William forgot about the freezer compartment that was being defrosted and the temp was turned off. So as a result all the food in the fridge we had bought were completed soaked/ ruined and there were water every where. And there were no tea towels, hand towels, kitchen towels, tissues etc in the apartment so we had to use the bath towels ...which was a sacrifice as only bath towels were provided for us at the apartment. So spending time in mopping up, finish chipping away at the freezer compartment ice and replacing our groceries was not a good first night!

William did email later to let us know to turn the fridge back on (which was too late) but he made no offer gesture of goodwill nor compensation when we told him what happened which was disappointing.

The apartment is on the first floor and is as shown in the photos. The location was good and was about a 10-15mins walk to Yoyogi and Harajuku stations (handy for our JR pass.

Unfortunately, we did not appreciate exactly how small that bathroom sink is from the photos. It is smaller than an airplane toilet sink and with a glass shelf immediately above it is impossible to wash your face at the sink and very difficult to brush your teeth. Also, you only get hot water at the sink, no cold water - which takes some getting used to when brushing your teeth. I know space is at a premium in Japan, but really this is the smallest sink we've ever seen and the space in the bathroom could easily have catered for a normal size sink. Our teenage daughter hated it and my husband tried (not very well) to have a shave in it and declared it the worse one he's ever used!

There were no hand towels, bath mat for the floor (for when you come out of the shower), face flannels, tea towels, kitchen paper towels or tissues at the property. We've rented many properties before and so perhaps we've come to expect these as standard, but either way, provision of these would have been nice.

Also, only one small pillow each is provided, so if like us you prefer 2 or more pillows or big bouncy ones be aware! There are no bedside tables at all, so you have to put your glasses, watch etc on the floor next to the bed...or as we did put a suitcase next to it and used it as a bedside table!

Finally, we knew the washing machine was on the balcony (as per the photo), but be aware that this is right in view of the bus stop so expect to be seen doing your laundry as there were always people waiting at the bus stop, even into the night!

So this could have been so much better - and the small sink became really annoying towards the end of our stay and we were glad to be leaving.

Stay here if you don't need to wash your face, brush your teeth or shave in a bathroom!

It is feedback like yours that has allowed me to best determine where to invest in improving the apartment.
Based on your inputs the next improvements needed would be to:
1. Place clearer instructions so that guests understand that the hot water controller should be switched off when only cold water is needed in the bathroom sink. (Completed)
2. Replace the bathroom sink for a larger sized one (in process) and
3. Assure I add tea towels to my stock (Completed)

I would also like to use this opportunity to set expectations for the greater Holiday Lettings / Trip Advisor audience.
1. Given the nature of the platform it is important to have clear communication and for guests to voice requests clearly. To exemplify in the review from Summerbay she states that the fridge ruined the groceries. In such a case I would be happy to correct the damage by paying for any groceries ruined by the water that fell on them. However the mail I received as a reply for Summerbay, which follows for reference, did not hint that there was a problem to correct.

Below is copy-paste of the response from Summerbay when asking to turn the fridge back on

No worries about the delay and thanks again for sorting everything out and for your advice and pocket WiFi, it's much appreciated.
Yes, have turned the thermostat down now...we noticed when the freezer compartment was defrosting and things in the fridge got wet, but all mopped up and sorted now.”

Had I known that I was supposed to interpret the mail above as something needs to be compensated I would have done so.
2. At any given point in time you will have between 12 and 18 towels at your disposition 2 per person are left on the beds to be used and the rest are in the closet in the main room. You are welcome use them at your will.
3. As you book, I will further request you add me to your WhatsApp or Line (which is one Asia’s equivalent of WhatsApp). This allows us to stay in touch via SNS and VoIP. Please try to add me so if you have any questions I can be one "tap" away from speaking with you.
4. I have kept the apartment "as-is" by design. In Japan doing the laundry outside (or having the laundry machines in the balcony facing the public) is very common. This is not considered something unusual nor anything to be ashamed of. When you come to Japan and stay at apartments such as mine I hope you come with a spirit of exploring. If you are looking for more modern place and are willing to a bit further out of the city please refer to some of the other properties I manage here on holiday lettings.

If you are looking for a convenient place to stay in Tokyo, this is a very good option. It's not easy to find an apartment with bedrooms and proper beds + a sofa in the middle of the city.
You may be a bit suspicious as you arrive at the place as it does look dodgy. But once you walk in you find a clean and cosy place to stay in a very convenient part of town.
The host wa very easy to contact and the place looks just like it's advertised on airbnb.
For 4 people, this was a great find!

This apartment is all you need for your stay in Tokyo. Very near to train station and lots of restaurants. The apartment is a great base after a hectic day sightseeing. Beds are comfortable which is a must for holiday travel. Would stay again !!
