I can honestly say this is the worst place I have ever stayed at. I am a very well travelled person and have stayed in many different hotels and apartments especially throughout Greece and one of the biggest qualities has been the people. I have always felt very welcome and have enjoyed my stays wherever I have been and felt like I'm leaving a friend when returning home. The owner and staff of this place have no idea about hospitality and made my stay feel completely unwelcome and uncomfortable. Right from the outset we were dropped off by the coach at the main road and pointed down an alley as the coach couldn't fit down there. There were no signs guiding you and when it is pitch black at nearly 2am a 10 minute walk felt like ages and very unsafe. We arrived and the place looked like it was closed down. The reception was dark and closed and there was noone to be seen. They will have known we were arriving so to not have anyone waiting for us was not acceptable. We spent a long time walking around trying to work out if we were in the right place or if there was another reception we had missed. The only clue was the sign at the beach which when looking out to sea ironically spells utopia backwards which is a better description of this place. Eventually we saw a very faintly written note stuck to the inside of the door that told you you had to call them to say you're here. It wasn't even lit up so fortunately we had a phone with a torch otherwise there was no chance and being in the middle of nowhere in the dark at 2am we would have felt stranded. Would it have taken much to have sent an email or message via the booking site to let us know in advance?! The main owner appeared to spend most of his time with a large bouncer type security person by his side and were constantly talking under their breath to each other. Especially if they happened to look in your direction which felt very intimidating. There was an apartment there which seemed to have different people coming and going from throughout our stay which looked suspicious but I couldn't work out what was going on. If I wanted serving it appeared too much effort for him like I was an inconvenience being there. If I wanted to ask a question about the town or for some advice I would get a short abrupt "answer" as he would quickly walk off. The place appeared to be co run with a blonde woman who didn't really talk much but appeared miserable and between them there was not 1 smile the whole time we were there. There were 2 separate events where I saw him arguing with other guests in a very threatening and aggressive manner. I can't speak for them as I am not sure what had happened but I am sure there could have been other ways to have dealt with this without the disturbances to other guests. It's hard to explain but there always felt like there was a bad atmosphere and people felt worried or unsafe. I noticed there weren't many other English people staying here which is not a problem and sometimes actually prefer that but I did wonder if this is how he intends it to be. He seemed to engage slightly more to the other nationalities staying there. A few reasons we chose to stay here was to not be too close to the main strip, that we could have an apartment with a balcony and sea view and the price being fairly reasonable. The only one that delivered was it was a fair distance from the strip. However the reason we wanted it to be a fair distance is so that on the occasions we wanted to be amongst the lively nightlife we then had a peaceful quiet place to chill at during the day. This wasn't the case as they obviously have some handshake with the watersports company next door who bring over boat loads of drunk loud people as part of their boat trip package who then take over the place so you feel unwelcome again and there is no loyalty or priority to the paying guests at the hotel who have to wait to get any form of service. We upgraded to a balcony with sea view. I've seen some places advertise a sea view or a side sea view. This wasn't even a side sea view. The sea was to the side but there was a wall blocking the view to the sea. If you stood on your own wall on tip toes and crick your neck you'll get some form of view. Therefore paying extra for this was pointless and a waste of money as could have stayed somewhere nicer without a sea view for what it was worth. I asked if there was a better room and was bluntly told no and what we had was the correct description of a sea view. I'm also not sure what time of day or whether the photos were taken when guests are not staying here but the view we hoped for from the pool down to the sea which was another selling point was being used as a big car park. To have a pool that then has a long garden backing onto the beach would have been closer to utopia but instead you get a view of a bunch of rusty old cars blocking its best attribute. I never expect too much of the rooms and beds when staying in Greece but they are at least usually comfortable enough. This was awful. Hard uncomfortable mattress. The sheets had dried old blood stains on them. I insisted they were changed and was told someone would do it. Nothing was changed so had to keep asking. Eventually it was but the sheets weren't changed again all week. The air conditioning unit had a pipe that drained onto the balcony and completely flooded it if you tried to use it which I slipped over a number of times on. Very old white plastic chairs on the balcony that one even broke just by sitting on it and I'm not overweight. The first night there was no hot water at all. For the rest of the time it was intermittent when you would get hot water so perhaps it may be if other apartments were using it at a similar time. Even if you did then it was so weak that you pretty much had to push yourself up against the wall to get under the dribbling water. I like to give any place I stay at as balanced review as possible but I'm really struggling to find any positives. The beach and sea is actually pretty nice but there is a hotel next door on the exact same piece of beach so would have rather stayed there based on my experience. The barman was a polite nice guy who although wasn't English spoke very good English due to his time living in England but he didn't appear to be enjoying working there. These are about the only things I can positively say about this place. If you want to feel unwelcome, intimidated, in poor quality uncomfortable run down accommodation without the views you're promised then this is the place for you.

We stayed here for nine nights in July of 2021 during the pandemic. We had a nice room with an upstairs area that had a nice large balcony with a view of the sea. The hotel is clean and well maintained, the service is very good. Our room was cleaned every day very well. The breakfasts are good but we only had it twice after that we just made our own in our small kitchen and enjoyed the view from our balcony. The food in the restaurant is ok but we did order the special Greek dinner and it was fantastic - it came with about twelve courses of fish and meat and sides - it was well worth it. The pool is good, clean. The beach is nice there but the hotel does not offer any chairs or umbrellas on the beach, there is some shade on the beach under a tree off to the side. The beach is great for children - very shallow for a long way out and calm and clean. The beach is nice for taking morning walks. The a/c worked well in our room but it was not able to cool the upper level of the room off at night. There is not much shade at the pool or on the hotel grounds -thre are a few umbrellas around the pool but it looks like there used to be an area in which they had a fabric cover to offer shade by the beach but there is no longer a cover. Because we were there during the pandemic, there were almost no tourists just a few friendly families so that was great. There are nice beaches to hike or drive to from the hotel and it is a short 5 min walk to town either along the beach or on a street. There is a good sized grocery store just a five min walk away. The restaurant next door is fantastic. This hotel is a very good value for the money. The only down side was that there seemed to be a bunch of people hanging out at the pool and at the restaurant who were not staying there, the pool is not that big, plus there wasn't always available parking in the lot. We don't know what this place is like during a normal year but for us this year it was a great place for families to stay. The kids could run around safely on the grounds. There seem to be two stray kitties on the grounds but they feed them which we liked to see.

Kavos is known as a party town but since Covid the party is on hold leaving the main strip rather deserted which was fine by us but not by the many businesses suffering from the pandemic. The Utopia hotel is off the main strip which is an advantage but one of its best attributes is that is right on the shallow and warm Ionian sea. This hotel is spotlessly clean, has a wonderful staff, great food and cocktails. We took a maisonette room with a sea view which actually had a sea view as opposed to other places in Greece that have sea views only if you are a giraffe that does Hatha Yoga. The room was big enough for four people but we liked the extra space not having to live in suitcases for a week. We also splurged on a dinner cooked by Spyro who is also the manager. The fish came fresh from the boat that's moored by the beach. Spyro's local dishes where exquisite, I just we could in have finished them all. So thanks to Spyro, Eva, Billy, Konstantina and Maria for a wonderful, relaxing holiday.

This is a budget place, however, it offers great customer service and location in Kavos. our room was clean and had everything that we needed. There is good pool to relax at and loungers by the beach as well.

Me and my friend got an apartment and the staff were nothing but rude and aggressive, I brought a friend to stay with us and the manager got in my face and was shouting at me! Threatening police and called me a little c*nt, would never recommend this place as the staff are all miserable and nasty people!! As soon as the manager got in my space I said “step back” he then replied “or what I know every police officer in kavos “ and laughed in my face when I was speaking to him Would not recommend this place unless you want an unpleasant stay, by a horrible manager who is extremely aggressive.
