Loved it so much we didn't want to leave.

Kos is a beautiful island and we've stayed in many places, however, Ampavris is by far the best.

The good sized complex consists of a number of clean and large apartments which contain everything one needs for an enjoyable break.

The family that own the apartments are wonderful and make you feel very welcome, as if you're part of the family.

Kos Town is a short walk downhill but far enough away to be a quiet oasis. In addition, the slightly elavated location means that a steady breeze makes the poolside temperature perfect.
If you don't fancy the walk to town, a taxi will cost you €6.

Can't recommend Ampavis enough and we cannot wait to return.

We have just returned from a 12 nights stay at these apartments. Given the current global situation with covd19 and the impact this has had on all of us we will try and give a balanced view of our stay. We stayed in room number 24 which was spacious and clean. It had 3 beds, a fridge, kettle, and 2 ring electric hob and we felt a toaster would have been a welcome addition. We had a slight issue with ants on the kitchen work surface which was seemingly addressed by the owners. The room was cleaned and bedding and towels changed every 3 days. However, we did feel that a towel change would have been better every 2 days as we found our towels didn't always dry sufficiently.
All staff from the owners to cleaners are very friendly, approachable, and helpful. We paid 5 euros per night for air conditioning and 20 euros for a safety deposit box for the duration of our holiday and these are situated in the bar area. The grounds are spacious and the pool area is kept clean.
The Apartments report they are covd19 compliant. However, we only saw hand sanitiser being available outside the bar area and toilets and none on the dining tables. There were social distancing markers on the floor by the bar but witnessed guests sat at the bar every night and this certainly wasn't discouraged. Access to the safety deposit boxes were via a 2 keys system, your personal one and a communal one which was hung on the wall in the bar area and used by a variety of guests. Tables were set out in a socially distanced manner as were the sun lounges around the pool. Staff do not wear face coverings but this is certainly no different to the waiters in restaurants in Kos Town.
The Apartments are a 15 minutes walk from the town and we chose to take a taxi each night to return at a cost of 6 euros. If you're looking for a budget holiday then these Apartments are certainly worth considering.

We arrived at Ampavris following a change to our holiday plans during covid. Somethings are meant to be I guess, because it was one of the friendliest, relaxing and well located places I have ever been.
It was mine and my husbands first week off since March. We needed sleep, good company and break from the madness that currently surrounds us all. We got it all and more!
Kos felt like a safe place to be and the staff at Ampavris were very aware of the need for sanitising and social distancing. We soon forgot about all the stress surrounding us in the UK following our arrival.
We were in room 8. It had all we needed for preparing basic meals, minimal facilities for a cooked meal but this was irrelevant to us as we only have breakfast and maybe a sandwich in our room. Eating around the bar was lovely, good food and great staff.
The beds were comfy and our room, a one bed apartment was nice and spacious.
Apart from the family that own the Ampavris the best thing for me is the location. It is a 15 minute walk into kos town, and even the walk home in the dark felt safe, infact it was a pleasure.
We have travelled all over the world, stayed in many lovely places and countries, we enjoy travelling but also we look forward to coming home.
This place was different, neither of us wanted to leave. As soon as we got home we booked to go back next year. I would highly recommend Ampavris, if you enjoy excellent Greek hospitality and superb views and surroundings, this could be a place that you will love as much as we did.

Just returned from a week at the Ampavris and wish we'd stayed longer. We had a one-bedroom apartment with a newly refurbished bathroom with walk in shower. The apartment was clean and spacious with comfy beds and the usual fairly basic kitchen equipment, which was fine for us as we only ever eat breakfast in the room. Steve and the rest of the team made us feel really welcome and the pool and grounds were lovely. It's in a quiet area but only ten minutes stroll down to the top of the old town and another few minutes to the harbour. There is a small supermarket right next door for the basics. We would definitely return.
Kos Town itself was obviously fairly quiet compared to other times we've been there in September but everyone was really friendly and happy to see all the tourists. Every taverna we went to had hand sanitiser and the staff were wearing masks. We felt really safe everywhere we went. All in all a very relaxing and enjoyable holiday. Thanks again to everyone at the Ampavris, we'll see you again.

We are approaching the end of a two week stay here and loved every bit of it. The staff are lovely and tender to your every wish with a smile. Steve (uk styled name for his 20 letter Greek name!) sorted out our car hire when everything locally was either expensive or fully booked and happy made the calls for us. He also makes strong spirit drinks too!!

The pool is good sized and has a paddling area for the youngsters so most boxes are ticked. There are adequate loungers too so none of that 7am towel rush. The rooms are clean and modern with everything you need although the aircon is chargeable locally at 5 euros a day. The fridge is one of the coldest known to man - our fresh milk for teas lasted 10 days! Pleasantly the hotel is away from town but short enough to easily walk in 10-15 mins. This means no banging music and loud streets at night so very peaceful. We never found a poor restaurant really as followed writings of trip advisor. Stand outs were Taverna Christiana for home made, avrogyros for that quick kebab fix, kapari for meze, Special for the best ice cream and Amarillo for afternoon drinks and local food.

If I was to offer advice, make the pool table free as I have witnessed in many other hotels. At 2 euros a game for that I would expect a world standard table which it is not. I rarely saw anyone use it over the stay. Making it free encourages children to play and with that the parents have to stay and will drink. If the children are not playing then the adults will use it and that brings with it drinking games and make the hotel lots of money.

Fab holiday, fab staff and fab hotel. Will certainly come again. I can see why another guest has returned 50 times! Thanks team.

Myself and two friends stayed at Ampavris for 6 nights during mid July through Jet 2 package holidays.
From the moment we arrived till the day we left, we received amazing treatment from the family and felt immediately welcome. Staying at the Ampavris made our holiday what it was, couldn’t have been more happy there!
Arriving late at night to Ampavris, we were welcomed by Steven who was lovely enough to make us a pizza each and some delicious cocktails.
We were so pleased with our room and couldn’t have asked for anything more. The beds were comfortable and the facilities were great. With two balconies, two rooms, a kitchen area and bathroom, the space was perfect for the three of us.
Ampavris was so versatile, the restaurant served breakfast, lunch, and dinner, and with the kitchen area we had free reign on food choice. The food was lovely, always tasty and fresh. I think we ate a club sandwich for lunch every day. The fresh orange juice was so refreshing, along with the secret off-menu mojitos that Steve would make! The bar in the evening served delicious cocktails and was always very popular with us.
We spent most of our days by the pool which was great. A lovely sunbathing area with an amazing view surrounded by the palm trees made for great pictures and overall a very relaxing environment.
The apartments were in an ideal location, only a 15 minute walk into Kos old town and a taxi journey away from the beach clubs. Taxis were easily arranged on the phone for us to be picked up at the apartments and we got given multiple numbers of company’s for taxis back from the beach or a night out. A supermarket was also a 2 minute walk away.
Finally, best till last, I can’t thank the family who worked there enough for how kind and attentive they were with us. They went above and beyond to make us feel comfortable and well looked after, and were lovely and easy to get on with. ‘If you have a problem, you come to Uncle George!’
Could not recommend the Ampavris enough, would definitely come again.

We stayed here for 2 weeks through Jet2holidays and it turned out to be a great choice. Greeted late at night on arrival by Steve with two complimentary bottles of water and he humped both our suitcases to our apartment. What a bloke😊.
The complex is a 10/15 minute walk into Kos which we did twice daily to the beach and many restaurants.
It is an excellent base for a Kos holiday, quiet and relaxed if you need it (we did😊)
The apartments are clean and basic (anything you need, please ask - the family are very helpful). There’s a bar on site with some entertainment, a pool and sun beds to chill on.
We asked for a room for a late departure as we were not being collected until 8.00pm, and the family allowed us to keep our room right until the coach arrived for only a €20 euro charge.
There are many families who return here time and time again, and I understand why.
Thank you to all the family and staff at the Ampavris, it was a smashing stay😊👍 - Sean & Petal

Just arrived home from a 10 day (extended from 7 day) break at The Ampavris Family Apartments and I highly recommend this complex. From the moment we arrived nothing was too much trouble. Kostas, Steve, Anna, Miranda and Nori were amazing for the entire 10 days. Facilities were just what we needed for self catering, pool area was always spotless, food and drinks were fab and Kos Town was either a 10 minute stroll or €6 in a taxi to the Harbour. This is very much a family orientated complex, myself, Mum (57) and Daughter (8) were treated like family all the time we were there. If you go to Kos then this is the place to stay! Loved every second of it. Thankyou so much for making our first visit to Kos so memorable. We cannot wait to come back and stay with you again! xxx

Where do I start! From the moment we arrived we were greeted so nicely with a drink at the bar. Then we were showed to our rooms where Steven kindly carried our luggage for us.

The rooms were very nice, clean and had all your basic needs for a self catering apartment, except a toaster. The beds were SO comfy! I slept like a baby every single night for ten nights, it was amazing. Bathroom was very modern and clean. The cleaner did an excellent job every day, including towels being replaced and even doing our washing up for us, which was a nice touch.

The pool was nice, lots of beds available at any time of the day, clean and most importantly it was hot! Not too much noise, there was a variety of ages from young couples to old couple to families with kids.

The food at the snack bar/restaurant was excellent. Compliments to the chef as we were never disappointed with our portion sizes for the money we paid. Dinner with drinks was about €20/€25. For breakfast, lunch and dinner there was lots of options available for everyone, even snacks such as ice creams (maybe making a kids menu would be beneficial for families, but this didn’t effect us). I also recommend the gyros platter which was amazing.

Kos town itself was beautiful. A nice 10/15 minute walk away and a taxi is €6/€7 euros. The food at most restaurants in Kos were unreal, we were never disappointed with our meals, especially for the price as I felt I definitely got my moneys worth each night.

The family itself were lovely, friendly and welcoming. For a small family run hotel, you feel part of their family when you leave and not just a number like in these big hotel complexes. They make the hotel what it is and I can see why people return year after year. We are already looking at coming in September again!

Thank you to the family for an amazing holiday. Hopefully see you again soon

We have just returned from a superb 7 night holiday at the Ampavris Family Apartments. We had a fantastic time.

The outstanding feature of this experience was the Sourasis family who ran the apartments. From the second we arrived we were welcomed like old friends. As in other reviews, the complex was also full of repeat guests, some who have been going there 4 times per year for 15 years plus. This speaks volumes for the atmosphere of the place. The family could not do enough for you to make you happy and welcome. On more than one occasion there were no taxis available, so Costa or Steve would take us to town in there personal cars. Special Thanks to repeat guests Steve & April for advice and friendship.

For the welcome, the friendliness, the pool area, the bar, the overall vibe, I give 5 stars. For the apartments I give 3 stars.

The apartments were adequate. Beds were quite hard, the self catering facilities were "minimal" and the bathrooms were dated. But everything was functional. However, renovations are ongoing on a block by block basis. It was also very hot whilst we were there and the small air con unit in the bedroom would not have a great impact in the living room / kitchen are where my daughter was sleeping. Rooms were very clean on arrival, but cleaning service was every 3 days due to Covid.

Location wise, the apartments are about 10~15 mins walk down a minor road into Kos Town. The road is poorly lit, so I'd recommend a 6 Euro Taxi to get back after dark.

We had a great time and we would return!!
