Cheap sunbeds at only €4, always had some available even during busy times. Nice swimming area which is safe for children. Food is decent and staff very accommodating. My only fault is the beach being quite dusty with lots of seaweed

Front of hotel rooms do have a bit of traffic noise but quietens down after +/- 10.00 pm .We went end of season so it was not very busy . Bar in hotels was closed ( end of season ) . Cafe and bar across from hotel . Beach was sand but going into water pebbles .Hotel was 10 min walk from centre . Would recommend this hotel .

We stayed here in september 2013 in a 2 room apartment. The apartment and building could do with some maintenance. Also the garden surrounding the building and around the swimmingpool needs a little tlc.
Personnel in the hotel very friendly. Location is perfect for visiting Kos town.
Impression of the hotel when you walk in is a little old fashioned and dark.

We had a quite room at the side of the building, but not so quite at the Greek nights of the hotel next door, with a lot of "tingle tangle" very loud music. But only until 12 and luckily not every night!
The room itself was cleaned every day, but that was not more than a quick swipe on the floor and new binbags. Only once a week change of the sheets. Towels changed once in a while. Very frienly cleaning lady.

The beach bar was not our cup of tea. The bar itself is dirty and really needs a good clean. Sunbeds didn't look very appealing to us and considering the fact you also had to pay as a hotel guest, we did not use them.

We think there used to be a bar around the swimmingpool, but that is not used anymore. In the brochure of our travel agent it says its still there... Swimmingpool is very cold so we only used it once. Plenty of sunbeds since not a lot of people tend to sit here. Most of the umbrellas are broken, so difficult to find shade sometimes.

We found plenty of other nice places with (free) sunbeds and beaches to sit on.

We stayed in 212. It had a bedroom with two large comfy singles pushed together. A balcony, desk, wardrobe and air conditioning. There is a safe keys available at reception. Unable to fit tablets in it. A huge bathroom with over bath shower. Living area with another balcony air conditioning a sofa bed and a single bed. TV with access to Netflix, Prime and YouTube. A couple of channels are English speaking with subtitles. Table and 4 chairs and a kitchenette which has a fridge with icebox, microwave, coffee maker, kettle 2 ring electric hob and sink. Find the supermarket I have put in the photos, really helpful friendly staff. You will need to buy a dish scrub and washing-up liquid. Our balcony looked to the beach at the side/front both have a table and 2 chairs.
The pool is wonderful, so peaceful. If you fancy going to the beach then it is just across the road €4 for a bed for the day, great drinks and meals here too!
10 minute walk into Kos town center or there are buses.
Staff were really friendly and couldn't be more helpful.
Will be back!

A week on my own in the sun, sometimes you just have to say sod it book that plane ticket and go chill, that’s certainly what I did at the the Theodorou Beach hotel, staff nice, room refurbished, air con included in my rate, shower good size, no issues with hot water for showering, room all areas nice and clean, pool area great, location just what I like close enough to enjoy the town but peaceful when at hotel. Beach over the road, good bike hire, frequent buses to town if you’re feeling lazy. And no kids disturbing the piece win win.
All in all ticks so many boxes.

i visited Theodorou Beach Hotel, Kos last year and had a very good time..i am a travel agent myself friendly, efficient staff and its simple, charming rooms, this hotel is walking distance from town , making it easy to explore. Upstairs rooms have small balconies, while those downstairs are decorated in a turn-of-the-century style sure to please architecture fans. Breakfast is a copious buffet. This hotel offers good value for an area .

First of all I would like to say that the people working at the hotel were very welcoming and kind.

Second my impression is that they are struggling to stay open. The location and room service were disappointing, you had to pay to use the beach even as a hotel guest, and the food was not fresh.

We expected the food in Greece to be fresh and delicious, but the food at Theodorou was fried, or like typical American junk food such as pizza and burgers. The one good meal I had was the Greek salad. The music was also borderline unbearable. There was always pop music blaring even in the morning! If I head flow ryda on what is supposed to be a romantic beach getaway one more time I was going to freak out.

I would recommend going next door. The food is much better and you do not have to pay to use the beach. They even have a craft beer brewer with the choice of an ale! Rare in Greece. They also had much better relaxing music.

Our room was nice the first day, but after that the room service didn't really happen. The comforter had stains, other people's hair (black and I am blonde) and they stuffed the old comforter in my clothes closet where my husbands suit and my nice dress was hanging. They never changed the sheets either (not a huge deal for me, but I know others would care)

The location was just far enough from the town center that it got exhausting walking every time, and there were no other people around. So if you are looking for any kind of night life, even if it is just a good restaurant to eat at, do not stay here.

Overall my husband and I made the best of it, and enjoyed our stay on Kos. I would recommend staying either a little closer to town or at a resort that is farther down the road closer to Therma. They seemed to have better amenities, beach, and services in general.

Me and my friend stayed for a week, and were very satisfied. The location is good, small walk into town, and the best place to stay if you are going to the beach. The staff were very welcoming and nice. Good service and very helpful. We'll recommend the place, and we'll come back for sure.

Family of 4 stayed at Theodorou Beach. Apartment was spacious and cleaned everyday. Location was excellent, right across the road from the beach, and 5 minute bike ride to Kos Town. We hired bikes from 50 metres from the hotel for 5 days for 4 bikes @ 48 EUR - 5 minute bike ride to old town, 10 minutes to beach bars on the north side of Kos Town.
Apartment facilities were basic but suffiicent for what we needed as we didn't plan to spend much time in the room. Front desk staff were very helpful. Most of the guests were Dutch/German. The only downside was a small balcony, we like to have breakfast and evening drinks on the balcony but it was tiny so only two of us could squeeze on at one time. Pool area was tired/dated but loads of beach clubs directly across the street or on the other side of Kos town, we went to both but preferred the north side as it was a bit more lively. Sunbeds at the beach club across the road should be complimentary for hotel guests. Wifi only works in the hotel lobby.
Would stay here again as was value for money.

It is really close to restaurants and bars at the Port , s short taxi ride, if you don’t fancy walking .

Ja met de rug naar Theodorou rechtaf heb je Akogriali een taverne waar ook vele Grieken komen. Wij hebben daar meerdere keren pal aan zee uitstekend gegeten daar schuin tegenover zit een supermarkt die tot laat open is. 's avonds zit er een oude brombeer achter de kassa. Links af met de rug naar Theodorou richting Kos heb je Lithino je net achter de rotonde blauwe hekjes ook uitstekend op de weg daar naar toe tegenover de jachthaven een beter uitgeruste supermarkt. Iets goedkoper volgens mij beter assortiment maar alleen overdag open. En niet te vergeten tegen over Theodorou Nostos met de beste calamares die wij gegeten hebben. Maar die gaat omstreeks 19.00 sluiten.
