Xanadu Villas & Retreat is located on one of the finest beaches on the South-East coast of Zanzibar. We offer seven unique and individually designed villas within a tropical garden and palm trees. All villas are exclusively available with all inclusive accommodation, all meals & drinks (soft drinks, beers, ciders, spirits, house white & red wine, except premiums) as well as a world class chef. Our guests will enjoy our cuisine with local spices, vegetables and herbs grown in our own garden complimented with handpicked wines from around the world. Each villa includes a private butler and features a sitting area, plunge pool, fridge, outside shower, bathroom(s) with his & her sinks, linen and towels, daily housekeeping and laundry service and Internet/Wi-Fi. Four of our villas feature a spacious lounge & kitchen and three of our villas have direct beach access. The on-site activities manager will assist our guests in arranging any activities, water-sports or excursions on the island. Guided activities including sea kayaking, snorkeling and Sup boarding from Xanadu’s beach are included in the rates. In our private Kiota Spa guests can indulge in various treatments to feel completely renewed and refreshed. Xanadu offers three villas with two bedrooms and three villas with one bedroom. Kimwondo Villa (1BR) has sitting areas inside and outside and features a spectacular rooftop with a plunge pool and sitting area with views over the Indian Ocean. Mlima and Korongo Villa (2 BR) feature private bathrooms, spacious lounge areas and private plunge pools. The presidential Mbingu Villa (2 BR) is beach front and features two bedrooms with ocean view balconies, private bathrooms and sitting areas, a majestic lounge and two private plunge pools of which one is on second floor. The cozy Umande Villa (1BR) is beach front, has sitting areas inside and outside, a private bathroom and a private plunge pool. Next to Umande villa is Alfajiri Villa (1BR) which is in fact our honeymoon suite. The Villa is beach front, features one bedroom, a spacious lounge, a private plunge pool and a romantic balcony with ocean view. Quite simply, one of the most fantastic places that we have ever stayed anywhere in the world! The resort is absolutely beautiful with a wonderful atmosphere of seclusion and privacy. We wouldn't hesitate to recommend this resort to anyone looking for a great place to relax and unwind in style and luxury.

Service:
Having a private butler look after you for the duration of your stay is not something that everyone would have experienced before (us included!) but it really is quite amazing.
Our butler, Bohani was Incredibly polite and friendly, personal, attentive and really got to know us over the 5 nights of our stay, but crucially - he was always available whenever we needed him, without it ever feeling like he was always there in the background. Quite a difficult balance to find, unless you're a real pro like he is!

Room:
Absolutely beautiful. Super comfy bed, wonderful furniture (as in the rest of the resort) great patio area with plunge pool, lovely and private. 20 seconds to the beach - Couldn't ask for anything more!

Food & Drinks:
We've rarely seen "all-inclusives" at this level, usually finding that our bill at the end of 5 nights is absolutely terrifying to say the least. Not so here! Almost everything we wanted was included, save for some cocktails. The house red, white and rosé were all very pleasant and the local spirits were absolutely fine.

We have to give a special mention to Michelle and Chris and the kitchen team. These guys are fabulously good chefs and the food they are producing is nothing short of stunning! Think local flavour influences with high end European style, presentation and flare. We really can't praise them highly enough. Good food is easy to come by these days. Great food is not!

Beach:
Quiet, golden white sand, bathwater temp sea. Incredible! Yes, ideally bring some reef shoes/crocs just in case you stumble across a rogue sea urchin (not normally an issue, but be aware) We loved sitting in the loungers and hammock overlooking this wonderful part of the world.

Other things;
We couldn't leave a review without mentioning Leigh, the resort Manager. A real charmer with a heart of gold. She made sure our stay was exceptional and utterly personal from start to finish. It's clear that she really cares about the guest's experience and I suspect almost nothing (within reason!) is too much trouble. Along with our Butler Bohani, she made our stay something to remember for years to come.

Wow! What an incredible experience!
I had the chance to stay at the Kimwondo villa for 3 fabulous nights. It was absolutely stunning.
When we arrived we were met by Leigh and our butler Watson. I have nothing but incredible words to say about all the staff but especially our Butler Watson. He was so attentive, always on it and made sure everything was perfect for us daily.
The properly is beautiful and the food menu for breakfast, lunch and dinner were unreal. I haven’t eaten this well in a long time, I never went hungry.
Watson, set up each meal somewhere different every day so we had the chance to take in all the views.
The pool in each villa including the main pool were great when the tide was low and the beach itself was quiet and serene.
It felt like a fairytale being in this place. I wish I had more than 3 nights.
I cannot wait to come back, I can’t recommend this place more.
Asante Sana Xanadu for making our stay unreal!

Xanadu was the final stop on our honeymoon, and it was nothing short of perfect. My wife and I were so glad we baked in some beach time after 8 days of safari (on the recommendation of our travel guides TrueAfrica Safaris). We were having the time of our life, but were definitly exhausted.

On arrival, we were immediately met my our Butler Mambo (who we highly recommend) and never had to worry about a thing for the rest of our trip. He was incredibly friendly, funny and thoughtful. More than often knowing exactly what we were in need of well before we did. We missed him for weeks after leaving. Ha!

We also felt very welcomed and supported by the manager Leigh, another great character who helped make Xanadu feel like home. She was always available for a great chat, and even organized a day tour into Stonetown for us one morning.

The meals were spectacular... truly. Even menu items we weren't particularly attracted to (like the snails) ended up being delicious. Without a doubt the best food of our entire honeymoon.

Often, 'all-inclusive' holidays can end up feeling a little limited... but that was definitly not the case at Xanadu. We felt totally spoilt the entire time. We can't wait to get back there for longer.

If you have been lucky enough to be told about Xanadu and are reading this, wondering whether or not you should book a stay here - just do it. We have sailed around the world, and stayed in some pretty phenomenal places, and Xanadu takes the biscuit. From the beginning when you are met at the airport with a cold, fresh coconut...to the daily dream of culinary delights and utter relaxation...to the massages and EXTREME attention to detail - Xanadu simply nails it. It was by far and away the best place we have ever stayed and we will definitely return. Our butler, Mwambo, was incredible and the whole staff team work diligently to ensure your stay is absolutely perfect.

What can I say ... IT WAS ALL A DREAM!

Xanadu Villas is what dreams are made of. My husband and I stayed at the Aliajiri Villa for 5 days. Upon arrival Leigh greeted us with our private butler Lisou. Leigh was amazing, warm welcoming, always there to answer any questions. Leigh was accommodating in every single way, she checked on us AT LEAST once a day to make sure we had everything we needed. She is the epitome of a woman with outstanding hospitality.

As for Lisou, there is no word in the dictionary that can describe the person he is. Helpful, kind-hearted, passionate, a human with a heart of gold. Lisou is all of these things and I wish that whomever is reading this, or debating to stay here ask for Lisou to be your butler and you will understand why.

Lisou made us beautiful table arrangements in our villa for every meal (breakfast, lunch & dinner!), he sang for us and with us in our villa. He remembered everything we liked from food to drinks to always bringing vanilla ice cream during dessert because it’s my husbands favorite. We went on a beautiful sunset cruise, with a picnic on an isolated beach and taught him how to sing Pirates of the Caribbean. We loved being personable with him, he was the cherry on top of our safari honeymoon. On our last day Lisou prepared a special lunch for us which included our favorite foods. He also set up a traditional Swahili meal for dinner called Ungali, it was absolutely delicious. Thank you Lisou for going above & beyond, everything you did for us we appreciate it/you very much.

Since I am on the food subject I want to commend the Chef at Xanadu for providing outstanding meals every single day that were not only so tasty but also so unique & flavorful. From Gnocchi to Langustas, we never had a bad meal.
I was also pleasantly surprised that you don’t have the same choices everyday. The menu is changed everyday for lunch & dinner, my husband and I really loved that!

The Alfajiri villa was really beautiful, tastefully decorated. A two story dreamy villa with your own plunge pool and personal walkway to the beach. The design is incredible. The villa also included 4 resident monkeys who you can see every day swinging from the treetops, so delightful!
If you are thinking or debating about staying here please spare yourself and book Xanadu.

Our stay at Xanadu Villas and Retreat was a true delight. So much so we extended our stay. The food is some of the best in the world. Some of our favourite dishes included octopus risotto, ceviche, and a delicious cheese platter (a real treat in Zanzibar). Truly a dining experience that is out of this world.
Our butler Mike was extremely attentive and was very perceptive of our modest needs and treated us accordingly. It was a pleasure to meet him.
The villas are uniquely designed and pleasantly private. The water activities are easily accessible and again we felt very well cared for.
Our stay at Xanadu was truly a sublime experience.

I was hesitant to even write this review, because that would mean I’d be telling everyone about this gem and I might not be able to get a booking next time I want to go. It’s quite possibly the most beautiful gem on the eastern side of Zanzibar. There are only 8 rooms, and we managed to be incredibly lucky and have the entire resort to ourselves the week we were there (end August / early September 2021). This place deserves to be full year-round. The chefs are incredible, cooking gourmet food that rivals what we get in New York City. It’s all inclusive, so you don’t have to think very much while there. Oh, and don’t forget that every room gets a 24/7 butler. We had Lissu as our butler, and still miss him to this day. By day 2 he knew exactly what we liked, to the point where we had cappuccinos sitting at our villa table at 7am without us even asking. You can eat wherever you want for each meal — the Villa, the restaurant, the beach, or anywhere else you can think of. If a table can be placed, you can eat there. This is the type of place that you can truly unwind, and not be bothered. It’s quiet, tranquil, and surreal. The massages are one of the best we have ever had. Definitely stay here! You won’t regret it.

We came to Xanadu for part 2 of our honeymoon and we were blown away. It is set in what feels like a tropical oasis, after an unassuming entrance you enter paradise. Each room has total privacy and every night is a new adventure with beautiful, ever-changing dinner set ups. The food was beyond perfect, the chef catered to our every need while showcasing the fresh food grown on site or fished from just meters away from your dinner. The chefs made us feel like royalty - particularly when they threw us and other honeymooners a private seafood bbq on a sandbank.

The highlight of our trip was the wonderful Adil, our butler who looked after us for the duration of our stay. Adil was hilarious, lovely and made every experience better than the last. The quality of his service was like nothing I have ever experienced. I don’t have more complimentary words to say.

This is a truly special place. Best hotel we’ve had the pleasure to enjoy.

Real 5 * experience in Zanzibar exceeded all expectations. Hidden from the main road, protected by the roof of secret garden and palm trees, you find number of isolated, individually decorated villas providing privacy, comfort and at the same time giving access to the public areas. This setting becomes magical when it is serviced by the team of butlers, cooks, mades, quards and other people orchestrated by the restless and most proffessional manager Mrs. Leigh. Xanadu will force you to relax and sink into the African exotics at its best! Worst thing - to leave it… but the hope to come back will stay with you!

From the moment you arrive to the moment you leave absolutely everything at Xanadu is perfect. Leigh’s (hotel manager) warm welcome and continuous 5* care hit every note perfectly, she delivered professional yet extremely personal care. Watson, our “butler” who became more of a friend by the end of the week was another example of how to deliver perfect customer service. He looked after us at all times and we were truly sad to say goodbye at the airport! From incredible meal time service, accompanying us on all excursions as well as popping up with drinks just when we wanted them - we have never known service like it!

The rooms are out of this world. The food might as well be Michelin starred. You can eat wherever, whenever you want (beach, villa, main pool). Every member of staff is incredibly friendly. It really doesn’t get any better!

Put it this way, we booked for 3 nights and then cancelled our second hotel to stay here for the whole time we were in Zanzibar! Don’t hesitate and book here for as long as you can and if you’re truly lucky, ask for Watson!

Good morning and thank you for your question. Currently there is not a gym at the hotel. There are however a selection of gym facilities in the nearby area and we will gladly assist to facilitate logistics and use of said facilities
