From the first second that we entered the resort, we felt like at home! Big smiles everywhere around us and really warm and welcoming atmosphere. Especially Martin and his team took really good care of us and always wanted make sure that everything was "maximized" and there where no worries with anything. Martin was ready to go above and beyond with his guests and was a true professional with a big heart. The rooms and the resort itself was really cozy and high end. We truly enjoyed our stay!

We stayed for 3 weeks over Christmas and New Year's Eve at the Kikoi Beach Hotel and had a really great time.

The staff is awesome. Always friendly, nice and helpful, with a very personal touch. We always felt like at home, the farewell was really hard for us. Thanks for that!

The hotel is located directly at the sea, but as usual in Zanzibar it has more or less sandy beach depending on the tides. However, there are many sunbeds with umbrellas on the hotel beach, on the "sun deck" as well as at the pool. In the whole hotel complex there is WiFi, but only in a few places it works really well and reliable. There were some power failures, but they always lasted only a few seconds and were not really a problem.

The rooms have a small safe, are spacious, quiet and very clean, the beds are comfortable, the fans work quietly and reliably. The only thing we missed a little was a fridge where we could have kept drinks or other snacks cool.

During the first days we were only a few guests, so that the breakfast was served "à la carte", later, there was a breakfast buffet that was also very rich, varied and tasty. The food in the restaurant was also very good. We went out for dinner a few times and there were some events in the hotel, a thing that was due to the holidays where there were special dishes, but we quite often dined in the restaurant and were always more than satisfied concerning the choice and the taste.

We booked the Honeymoon suite and had to make best with what was offered. In our opinion this is far from any honeymoon suite. The suite also has so many wood cockroaches which makes it hard to sleep at times as they’re eating the wood. There are no coffee/tea facilities in the room as any other hotel would have. There were also no cups, spoons, wine glasses etc. The hotel also only supplies 2 small bottles of water for your entire stay, which is ridiculous.

The breakfast which was included in the stay was nothing to talk about. Limited effort was evidently put into the food with minimal variety. The restaurant menu is overpriced and the food is lacking. We had to visit an adjacent hotel for lunch and supper as we could not take another day eating here.

We had to pay the full amount for the stay by card which would see a 5% fee being added, however, in our case, a 10% fee was added to the total bill.

The exterior of the honeymoon suite needs some attention as you can see that limited maintenance are done.

Staff at the resort was however friendly.

I however cannot recommend this resort to anyone.

Beautiful rooms lovely beach a slice of paradise. However the water went off for a few hours most days along with long stretches without electricity. The food at this hotel is catered by an outside company named Wing it which really let it down. The breakfast was a shambles and the food selection was not great coupled with some very rude staff that made you feel uncomfortable to ask for anything. There were many cats wandering around the restaurant and crows trying to eat the food from your plates.
The hotel is in a lovely location right on the beach but it needs stuff with some motivation to moop up large puddles of water from restaurant floor when it rains and clean the tables after each use. My husband and decided to eat outside of the hotel most days as each meal had a different problem . One breakfast contained a piece of metal in my eggs and a piece of plastic was found in an evening meal . Some drinks we ordered throughout the day we could not have as apparently they did not have all the ingredients to make them with. One afternoon spotted the pool cleaner pouring an acid mix into our plunge pool without even mentioning it to us. We intended to use it that evening but we're unable until morning next day. Alot of little issues added together made our stay one we would not repeat. I will mention the house keeping staff were always very polite and very hard working it's just a shame this hotel was let down by its restaurant staff and the dreadful food. Would I go back again No

I am deeply disappointed by my recent experience at Kikoi. My stay was marred by several significant issues that greatly impacted my comfort and overall satisfaction.

First and foremost, the lack of functioning air conditioning made my time in the hotel unbearable. With temperatures soaring, the absence of adequate cooling turned my room into an oppressive and stifling environment. It was incredibly difficult to relax or sleep under such conditions.
Furthermore, the level of customer service provided by the staff was woefully inadequate. Requests for assistance were met with apathy and indifference, with little effort made to address concerns or provide solutions. This lack of attentiveness only added to the frustration of an already unpleasant stay.

The cleanliness of the facilities was also severely lacking. The towels provided in my room were visibly dirty and worn, suggesting inadequate laundering practices. This, combined with other cleanliness issues throughout the hotel, left a lasting negative impression on me as a guest.
The water pressure in the showers was insufficient, making it difficult to shower effectively. This made the simple task of maintaining personal hygiene unnecessarily challenging and uncomfortable.

Additionally, the hotel experienced frequent power outages, further disrupting my stay. It was incredibly frustrating to be left without electricity for extended periods, especially without any clear explanation or communication from the hotel staff.
Lastly, the hotel's failure to adequately stock basic amenities such as ice and water was unacceptable. It demonstrated a lack of foresight and proper management, resulting in unnecessary inconvenience for guests.

In addition to the aforementioned issues, I must also highlight the abysmal quality of the hotel's Wi-Fi connection. Despite assurances of reliable internet access, the reality was quite the opposite. The connection was consistently slow and unreliable, making it virtually impossible to use for any meaningful purpose. As a traveler who relies on internet access for both work and leisure, this was an extremely frustrating aspect of my stay.

Furthermore, I had a disturbing encounter with a sizable crab in the toilet of my room. This unexpected and unwelcome surprise left me feeling shocked and unsettled. Not only was it a frightening experience, but it also raised serious concerns about the cleanliness and maintenance standards of the hotel. Discovering such a creature in a supposedly sanitized environment was deeply unsettling and completely unacceptable.

Overall, my experience at Kikoi was deeply unsatisfactory, and I cannot recommend it to others. The combination of poor facilities, inadequate customer service, and overall lack of attention to guest comfort made for a disappointing stay.

We stayed at this wonderful place for 5 nights. We enjoyned every day so much! The restaurant has an excellent chef. The food was so delicious! He always asked us about our wishes. Thanks so much! The staff was so nice and cute ❤️
The rooms are very cosy and tasteful furnished... everything perfect.
The sea in front of the resort is totally beautyful and clear like crystals.
We hope to come again very soon!

Stayed here twice, once in sea view room and later in villa w plunge pool. Value for money was really good in room and is rather questionable in villa. Villa has AC in only 1 room (bed room), and it is too weak already. Hence, second room is essentially not usable and certainly not for extra bed. Had some issues w room which they could fix- well done. Room was spacious, clean. It’s not acceptable that an extra bed comes without mosquito net. Hardware overall is decent in rooms/villas, likely better than in other places of this category. Infrastructure is a little tired and needs some maintenance. Nice pools and garden, clean. Superb location (yes it is quiet, not much in area except for Kae; beach and sea stunning w sandbank, mangrove). Food is OK, service is entertaining and generally pretty good. If you come w realistic expectations, you will have a good time (would rather recommend for couple of days than for long stay).

This was the worst hotel experience we have ever encountered. It is not a boutique hotel. The air conditioning was very weak, we could not sleep as a result day or night due to the heat. The WiFi was intermittent and did not work well. The fridge did not work in the daytime. The hotel blamed all of this on low voltage across the island yet other hotels and resorts we spent the day at had this under control. We stopped having meals at the property's restaurant because the food was either too dry, oily, undercooked or burnt. The staff were not always responsive, sometimes you would have to make a request three or four times. This property is clearly not prepared to invest in the infrastructure and staff training required to make paying guests stay comfortable and enjoyable.

Property with huge potential, but I missed the personal touch. The lobby area is not decorated, looks unfinished with no african flair. Food is okay but could be improved, profesionalism also missing from waitresses. People are friendly, I think they gave their best, but they could be trained better to provide a nice experience to the guests. Comittment from each employee missing. One day it rained quick and fast, was very windy, the daybeds stayed wet the whole day and from strong wind demaged curtains stayed like this till we checked out. During New Years Eve somebody left a bottle of beer at the ground next to a hamock, the bottle still stayed 3 days after there when we checked out. Nice, chill music in the restaurant and great rental of stand-up paddels, kayak etc. Place is nice for swimming in the ocean but pool doesn't look very clean. Towels where not changed every day as promised on check in day, when we asked for it the explanation was that they don't have enough dry ones. To the management: this should not happen in a hotel where you pay + 100 dollar/night.

the food is quite good.

The bungalow (220 usd per night!!) was poorly cleaned, neither AC nor fan didn’t work properly and we had to call the technician all the time, „private pool” is in fact a bigger bathtub which , instead of being cleaned, is constantly flooded with large quantities of chlorine. Due to sewage problems there was a terrible smell which made sitting on our terrace impossible. There was a lot of PLASTIC rubbish on the paths (drink straws, butter boxes) although they claim to be „environmentally friendly” . The staff appears to be friendly but when it came to taking your luggage from the reception there was nobody to help so we (two women) had to carry it ourselves while the receptionist was just ... watching. All of the above seems a small problem but for that price you might expect sth more. Long story short: NEVER AGAIN

Dear Magda We are so disappointed to have read about your experience at our hotel and we agree that the level of service totally unacceptable and completely out of norm. Magda, we can continue to apologize but we believe that action speaks louder than words and we should make it up to you. Should you ever return to Zanzibar we wish to offer you a complimentary upgrade to our honeymoon suite, availability permitted. We strongly believe that the experience, although of poor quality, is an isolated event and we hope you'll give us the opportunity to proof to you that our guests do really matter. We hope to hear from you soon again. Kind regards Kikoi Boutique Hotel and Team
