When I saw the entrance and the reception for the first time, I loved the place and the tropical view of this hostel! The whole ground is full of palms, flowers and wooden bungalows with beautiful rooms. My boyfriend and I booked a double room with a big sized bed, a private bathroom, fan, fridge and TV. Also room service and towels. We paid 60 soles per night together without breakfast. There is breakfast, but then it costs 10 soles per person more.
This hostel is not a typical cheap backpacker hostel, it rather looks like a nice hotel as it doesn't have a kitchen or a fancy party atmosphere but a calm tropical ground. Also the price is rather high for a hostel in Peru but the huge rooms with private bathroom and fridge make up for it. Wifi included.
The worst thing about the bungalows are just the mosquitos! When you arrive at the room at first, there are plenty of mosquitos inside the bungalow because of the heat. Full full full, it's crazy! We quickly put on the fan, lighted up an anti-mosquito-candle and I myself killed the majority of mosquitos by hand. I think many people did that before because of the small blood traces on the walls...
Another negative point is that there does't exist any door to the bathroom. Toilet and shower are just behind a wall that divides bed and bathroom. So if you don't mind your boyfriend hearing you pee or fart it's ok.
Every bungalow has a hammock, a little table with two arm chairs in front of the room on the terrace. It's really nice and comfortable!
The situation of the hostel is ok. It's very near from the beach, just on the road along the beach, 1 min walk. The bad point is that it's a bit "far" from the main street of the village where you can find food, bars, restaurants and shopping. You have to walk 10 min to get to the main street. Another 5 min more to get to the more lively part of the street where all the party people are. For me, it was better to stay on the calm side of the village to have a better sleep.

All in all, I recommend Casa de Sebas because it really gives you the feeling to be "on holidays" with the exotic decoration, wooden bungalows and furniture. The nice atmosphere was worth the 10 min walk every day to the center!

Casa de Seba is a great little spot!

It's about a 5-10min walk to the Main Street, 2mins along the beach. So the rooms are really nice and quite. It's opposite the beach so at night you can hear the wave crashing. Breakfast is a normal South American breakfast of fresh juice, coffee and bread and jam, so we got some fruit and ham and cheese and avocado and it was perfect.

The staff are very friendly but don't speak English so learn some Spanish :)
Room is big! Nice shower and they have a fridge in the room which was really helpful to store fruit beer

Definitely would come here again and would recommend to anyone going to Mancora

We arrieved to casa de sebas really aerly in the morning and our room was there waiting for us, it was clean and the bed was confortable.
The place is a bit out but is worth beeing out of the noise of the main high way (the panamericana norte), it is very close to beach (second lane) and is really the best beach part that macora has (with no rocks).
The room had a little terrace with hammocs, that was really convient.

Breakfast is included but a bit less than average and where no fans in the rooms,a part from that everything was good.

We stayed for two weeks in a double room but wished we had never booked it. The owner and the employee did not pay any attention to us at all. At the time we were the only ones there. The room was dirty and was never cleaned in the two weeks we were there. There were a lot of crickets, which meant that every morning I needed to look for a broom to sweep the floor, because if I didn't they would start to decompose and smell. After a week I was the one who needed to ask for clean towels and bedsheets. The bedsheets did not fit on the two mattresses. So I would wake up sleeping on the mattress instead of the sheet. One of the mattresses was really old, you could feel the spring feathers coming through, so not comfortable at all. When you need something no one is there to help you, even if you rang the bell at the reception. We needed to ask for our breakfast every day, which was also really poor. I think there were also bats in the roof, cause we found bat poo. Also a lot of termites and mosquitos. But the weirdest thing was that one of the employees came to ask us for money to pay the electricity bill, the owner was on a holiday and did not leave her any money. We had to wait for 3 days to get our 200 soles back. When the owner got back she did not even say a word to us let alone say thank you for lending her money. The place could be nice if somebody bothered to clean and be helpful, but I don't think this will ever change. So don't stay here there are a lot more nicer places than this one in mancora.

We stayed in casa de sebas for 2 nights. It was the perfect place to relax. Close to the beach but far enough from the city center to escape the nightlife noise (altough only 5 minutes on foot). The rooms are spacious and clean.
Frany, the hotel owner, is extremely friendly. We forgot some of our clothes at the hotel when leaving. She tried everything in order to send us the lost items. A very challenging task in Mancora, a city without a postal service. In the end, she managed to give the clothes to another Swiss tourist, who brought the items back to us to Switzerland. It was only thanks to her efforts! Perfect and very kind of her! So we highly recommend this pleasant place!

We stumbles into this place at 5 o clock in the morning as the taxi driver recommended this to us. We werent disappointed (price and service were really good). The rooms are spacious, more like a small apartement with wardrobes and a bathroom area. The bed was really comfortable and we enjoyed hanging out here since they have a TV which shows several American channels. The concrete floor didnt bother us as it was nice to walk on it. We had some ants in the bathroom, but they cleaned every day so it was ok.The could add dark curtains to the rooms as it is easy to see through the huge windows. The area is quiet, they have about three houses with about 3 rooms each, so guests are not too close to each other. In the middle there is an open air place with the reception, a TV and more hammocks (the rooms also have a small terrace with chairs and a hammock). They offer breakfast and some small dishes which we didnt try since the main street is not so far away (5 minutes). The beach is only a short walk across the street. I think some people might not like the dusty road walk into "town", but we didnt feel uncomfortable or insecure in the area.

Having read some of the other reviews for this place i can say that things have certainly improved.

This is a family run place and is on a very large plot. As such i think that what they are doing is building additional bungalows as they have the funds. The bungalows have 3/4 separate rentals in and are more like rooms than "cottages". They do not have kitchens.

As rooms, they were fairly nice. They are basically finished with polished concrete floors and the bed frames are made from poured cement painted white which you really do not notice. The mattrasses were good although the pillows were a bit lumpy. The room was very large with plenty of space and a nice layout with individual wardrobe space and an open bathroom arranged in an area behind the bed which allowed you to walk freely around from one side of the bed, through the wardrobe to the bathroom and back to the other side of the bed. The shower was really good and could not be hotter if you wanted it to be!

There was a refrigerator which was nice and TV showing the usual S.American channels with a couple of English speaking movie ones showing American TV shows and Movies.

My only complaints about the rooms were that they did not have a fan or air conditioning which gets pretty annoying when it is so hot. I did ask for a fan and was given one but it was really weak and although almost silent we could not really feel it. This is one thing that they could improve that would really help. A final improvement suggestion would be if they added none see through curtains across the windows as at night when the lights are on they become see through.

The one thing that was perhaps a bit off putitng is the fact that the plot of land is not that well maintained and could be a lot more beautiful. The paths that have been put in are not that well "gardened" and the place seems to be lacking a plan of what it should look like. However i feel sure that as the owners develop the site more it will continue to improve.

The staff were friendly throughout and overall the experience was worthy of the price, one of the cheapest in Mancora. The location is excellent just 30 metres or so to the beach and a five minute walk to the main area with restaurants. As such i can recommend this place to expecially the budget orientated traveller.

I wouldn't recommend this place, they don't even have soft drinks for the children... dirty pool, if you don't ask them to clean it they won't do it, breakfast..., I'd better buy my bread and coffee and it's better... Cabins... even when you take a bath The drain is returned... housekeeping, arrives late, if it rains and you go with family it is chaos, it has leaks that becomes a beach in the room. They told me it was very good but the access is not good... there are many hotels around and they don't even have a good track... it stinks of sewage... otherwise... you can stay if you lack money and information... and then you get disenchanted. .

The place is not as good as advertised. First of all, the bathroom was very uncomfortable because it was separated into three spaces; secondly, they had a problem with the drainage that we had all the smell in the room; Thirdly, the breakfast was very bad (a couple of breads, butter and jam) and, finally, the treatment of the hostess did not please us very much.
