Beautiful spot and very convenient. Hosts are great. It is noisy at night as can hear other loud guests and lots of dog barking at night. Pool doesn't get much sun. But clean and well kept and easy beach walk. Lots of good restaurants close by. Nice breakfast in the morning.

The place is beautiful! Stayed there in July 2018 and couldn't have been happier. The stuff was helpful and very kind. We arrived in the middle of the night and they let us stay in an unoccupied room until it was time to check in. Breakfast varies from day to day and is was quite good. Close to town and metres away from the beach. It is close to the lighthouse where the sunset views are amazing!! A must do! I would definitely recommend it as it is well worth the price!

Beautiful gardens, lots of space, terrace & hammock, peaceful, 3 minutes walk from beach / restaurants of mancora. Beautiful pool area. Such lovely staff, friendly warm & smiling. No party people, no noise, very chilled out. We stayed for 9 nights and I didn’t want to leave.

We loved so much about this place. PROS Location. Perfect. Short walk to the beach and restaurants but quiet. The space is beautifully designed. Feels very calm. Lovely pool with sun loungers. Though the pool was a bit cool to swim. Comfortable room and beds. Hot showers. Very clean. Good breakfast of fruit, bread and eggs. The cats. My daughter loved playing with all the different cats. CONS Wifi. Cut out and was lost completely for a day and a half. Check out was challenging due to lack of internet. Staff. Most staff were very nice, particularly the lady that cleaned the rooms and she helped out with breakfast on one day. The owner is pleasant. However the lady most often at reception was less warm. Asking for a cup of tea in the afternoon seemed to really bother her. She spoke extremely fast and whilst I understand a bit of Spanish (have managed fine in 10weeks of travel in Colombia and Ecuador) I found it very hard to understand her and she did not always slow down when I asked her to repeat more slowly. I realise the language is largely my issue but the overall we felt not always welcomed which was a shame.

We woke up to bed bugs! Mature bed bugs. They were sort of helpful by washing our stuff but didn’t seem as concerned with the problem as we were. It was a beautiful place but I would not stay here until the resolve the issue.

The room and the grounds were great. Location was amazing, a couple of minutes walk to the main road but no noise at night. In fact the only bad thing about this place (and it was very, very bad) was the woman behind reception and serving breakfast. The first (and only time) we sat down for the free breakfast, everything was slammed down in front of us to the point that food covered the tablecloth and she gave us a thermos of cold coffee. She also tried to get us to check out after one night despite the fact we booked for 4. I honestly have never dealt with such a miserable, sour-faced woman in all my life. We initially thought she just didn't like us as she chatted happily to another (Spanish speaking) couple. However, we could see the reception area from our balcony and she was constantly moping around and slamming stuff. Maybe she just hates the world and everything in it. Everything else was perfect. She is really pulling the place down. If she has to work there, at least stick her in the back and don't inflict her on the guests.

I stayed at Kimbas for two nights and honestly, considering the other options nearby, I likely would not stay here again. The issue was partly with the rooms. The corners looked like they had been missed by the cleaners many times over. There were also a lot of bugs. The mosquitos managed to find their way in at night which kept me from sleeping and there were crickets all over. To be fair, Mancora was in the middle of an outbreak of crickets due to the heavy rains early in the year. Some of the redeeming features were a good breakfast, a beautiful and shady garden with a pool, and a location in a quiet area of town away from the highway and the discos. It really is a chill place just to hang out if that's what you feel like doing. I might be giving this place a higher rating if it weren't for the attention (or lack thereof) I received from the staff. I agree with the recent reviewer who said that the attitude of the staff was a bit strange. They appeared to speak very little English which is very rarely an issue for me after living for years in Latin America. The staff seemed to have a preference for Latinos over non-native Spanish speakers. They were friendly and warm toward a group of Chileans engaging in long conversations, while anything I asked for seemed like a major inconvenience to them. Even with routine things like showing me to my bungalow, they seemed to only want to do the bare minimum necessary and be done with me. I also agree that it is a bit overpriced considering what some other nearby options offer.

We initially booked 3 nights here and kept extending! The place is lovely - the pool gets the sun in the morning so it's nice to sunbathe there with the pool to hand for a dip to cool off. First thing in the morning, there were a fair few bugs in the pool but they'd always been cleared out by the time we finished breakfast and it was kept clean all day. Breakfast was good and varied a little bit each morning. Bungalows were nice and well cleaned each day, showers took a little while to get hot but then were great. Initially found the lady who serves breakfast to be quite impatient with our limited Spanish but, after a few encounters, she seemed a lot more friendly. Crickets were out in force whilst we were in Mancora but, from speaking to other travellers, we had many less in our room and in the hotel grounds than other people - perhaps helped by being a little back off the main street but the staff also worked hard to keep the place clear. Rooms were a tad dark unless you kept the curtains open (not ideal on the ground floor for privacy!) and I'd suggest a mosquito net over the beds would make for a more peaceful sleep, both where mosquitos and crickets are concerned!

To be fair , the location was quite good and first impression was pleasant as the gardens and foliage are immaculate. Also at first the room seemed adequate but it was very dark even with the lights on . The 'air con ' is a fan which doesn't do anything. We had to move due to the oppressive heat . Maybe it's better in winter. The pool is small but it looks lovely as it's surrounded by palms and flowers but the water is murky. I rated it average because of the dark room and water. And wifi is not really available in your room . But it is pleasant in ways - very pretty grounds lovely views !

This is the first bad review I've ever written about a place in my life!! i was fortunate enough to have a great time in Mancora with my girlfriend... we loved the place but unfortunately we had a pretty bad experience with the accommodation which culminated in us getting thrown out of our room on New Year's Day with no other hotel available in Mancora as they had overbooked the hotel and decided to tell us at 6pm when the new guests arrived. These things of course happen but the attitude of Vanessa the owner was pretty poor to say the least.... instead of trying to help us and perhaps offering a free taxi to our hotel in Piura, there was a huge wrangling which was totally unneccessary. The place itself is set in lovely gardens however being totally objective despite the above experience, the place is overpriced. The rooms are fine but the fans are pretty useless which means sleeping is pretty difficult as it is so hot and what surprised me is that the surrounding area is very noisy so despite the lovely surroundings it is not that relaxing. The pool settings are lovely but unfortunately the cleanliness of the pool isn't great and could definitely be improved. The overall feeling though was the odd atmosphere... the cleaners were really kind and lovely and cleaned our room every day but some of the staff were really odd... some days really warm and then others really cold and unhelpful. It got to a point that it was just amusing as you'd be slightly afraid to ask for anything just in case you suffered the wrath.... I once asked for an extra fan and you'd have swore I'd made a sexual advance(!!) it was ludicrous. By the end of the holiday you'd just laugh.. but it wasn't really ideal. The atmosphere with the owners was just slightly unfriendly... but we made the best of it.
