This was a wonderful experience for us. The host is highly knowledgeable about area attractions, beaches, restaurants, flowers, birds. He also helped us through a first aid emergency. We took his advice on any and all recommendations and were happy with the results.
If you are a nature loving person, you may love it here as we did. We are campers and found it charming. We loved being in the south because of the lush vegetation (whereas the north, with its golf courses and expensive resorts, is dry).
We were plied with freshly-picked papaya and passion fruits daily. We awoke to the amazing number of birds singing in the area.
It makes sense to have the cooking and food area be on the balcony because it prevents problems inside, in the bedroom.
A wonderful family environment, warm and welcoming. We had no sanitation problems at all & will come back again!

The pictures did not do justice to rooms. No air conditioning, oven not working dirty enviornment only poor excuses. Close to parts of downtown. Owner helpful getting me from airport, then not around to answer any questions.

Thanks for your review Yes our place is open air like most places in kona . Best to look for air conditioning advertised as its very rare here except for hotels or resorts. I am sorry you had difficulty using our simple stove we would have been happy to help We tell all our guests to texts us if you had knocked on my door or texted me I could have helped We have coverage 24 hours a day so we could have helped in 5 minutes or less This is the first I have heard of this so no excuses given and sad she did not take a second to text us We choose to give our guests privacy and her unit is the most private of all and she needs to text if she needs help or has a concern Never had issues with the stove with other guests over the past 6 years

the photo on Tripadvisor was listed under "Lsurfer" and had a room with a kitchen sink and microwave inside. this room I got was not this one and was under a different name, "Kona Guest House" .the place is run down, the emergency exit is the bathroom window with the louvers removed, so you push out the screen for a quick exit, but window cannot be closed and thus was cold in the mornings. and easy for anyone to get in that way. the lock was a padlock on the sliding glass door. the "gas stove" was a propane camp stove that I was afraid to operate, microwave and toaster oven dirty, so I was not able to cook to save money, 1 reason I booked a place with "cooking facilities". breakfast provided was fruit on the property trees, the one good thing. says there are 6 parking spaces but only 2 are level, the rest on a steep slant, with 2 cars behind the first 2. very awkward for getting luggage in and out. television is only Netflix, no local channels. it was a quiet neighborhood, except for the turkeys goggling at dawn.

thanks for the review yes pictures we have recently updated our pictures we have put new beds in too its always a good idea to share your preferences . It sounds like it might have been best to stay in the room you orginally booked with the private kitchen. I am sorry many times i try to upgrade people at no extra cost to a room with the better view sounds like the surfer would have been a better fit. room details windows we have had to take out some of the window slates to allow air as many guests come from colder places and close off the windows to damage the unit, and make unit unavailable for others, windows on the secound level no easy to access. place yes definately not a condo or hotel and more of a simple place, its an older simple hawaiian home rooms and location with their larger king sized beds, cleaned well, and great location in town can be a great fit for many, but not condo and big hotel folks aloha thanks again for the feedback , 1 free day for next trip in the surfer room

I was a bit skeptical after booking based on a few reviews but was pleasantly surprised with the place. My wife and I are avid travelers and are always more interested in the adventure and experience more than the luxurious of modern hotels. We sought out a very authentic place to stay on the island and this guest house seemed like a great option for our 13 day trip. It was well priced, convenient, and had a home feel that you can’t get at a resort. John was incredibly kind and helpful with tips for the area. Though the rooms are close together and you do need to be conscious of each other’s space in order to respect privacy, the communal spirit of the place was reminiscent of the best experiences I’ve had traveling through Airbnb’s and Hostels around the world. It all depends on what you value and the view was truly breathtaking.

You got to choose a place with layed back character, cozy, eas , and an expereince or more of a deep city , noisy, impersonal, no freindly place . Recently renovated. I like king beds, good views from the upper deck, great hang out space with the garden room with the smaller bathroom. Small lodging is not for everyone . This Hawaii living experience is not the air conditioning palace of some peoples dreams . It does have a great view. Reaching staff are easy all you have to do is knock, ring a door bell, text, message, email or what ever is your preference. There is fresh fruit grown on location. Helpful host , website konainn.com, and they are on instagram and facebook too.Hawaii is a laid back place and its a place where drama and city life can be left behind. i enjoy the beachs, fRMS, MUSIC SCENE, MARKETS and more.

The host was very friendly and hospitable, we really like the place that surrounded by all the trees and ocean view. Very peaceful place to stay. We tried one of the passion fruit the host offered right in front of the house. It’s was the best thing to have. Many local grown fruits. It was great experience for us.

This place is likely a scam. The photos are not accurate. There is clutter all over the property outside. Hotplate/microwave/coffee maker filthy. Mini fridge was being defrosted likely due to cockroaches. Over 50 spiders and tons of ants inside. Didn't even want to unpack it was so gross and buggy! John was nice but warned us that homeless people might come on our balcony to use the sink. John also warns in the listing he may need to come in to check on us randomly. Windows not secured and door lock super questionable. Room not clean. Bed sheets and pillow cases stained. Pay close attention to the fine print! It's pretty clear they have people demand refunds often. It's seriously worth it to pay more for a resort. You'll probably end up there anyways after seeing how unacceptable of a stay this is.

Positives: fruit on the property, John is nice. Place is cheap

Negatives: literally everything else.

Nice bedroom with amenities a mile from beaches, stores. Beautiful location to getaway. Very knowledgeable staff of the island provide transportation around the island, also bus routes that take you from beach to beach.

Do not stay here. Windows in rooms are broken and not able to close other than a screen. The entry driveway and entry balcony were cluttered with junk and dirty. There were so many cars in the driveway we could barely enter/park. There was rusty metal in the driveway that was not safe for children. There was a dirty plate covered in ants on the table outside of the room and owner's laundry hanging all over the balcony and table outside of the room that was supposed to be for guest use. Definitely regret booking and pre-paying. We left after 5 minutes and scrambled to find other accommodations without getting $ back.

Yes , if you have a large group a studio is not good for you. I am sorry we where not a match for you. We are just a small guesthouse right in the heart of Kona , and tucked away from the busyness. Only 1 mile to the beach our quiet off street place offers an alternative space to experience real Hawaii living. Many places in Hawaii don't have windows at all , its the tropics, and air flow is very important. Window are not broken if they open air, as your pictures show some window plates where removed cause guests from snowy areas come and close the windows, wear 3 tops. jackets and long pants and then get upset about how how it is. In Hawaii it is best to not have windows blocking air flow or leave them open. People wear shorts or swim suits, and flip flops, no shirt or a just a t shirt. When you walked away from the property without letting us help you or address your concerns , i thought you where gone so , so when a guest from europe asked if she could do laundry i and dry it on the deck , i said of course. It is a little wierd to have you return the next day and take pictures of the other guests clothes( not there the day before on arrival), a guests plate and claim for them to be mine. We do not support taking pictures of other guests things , and they where woman's clothes so you knew they where not mine. Guest drying clothes and cooking is permitted and not odd at our place. I get you had more people come with you than you expected . Our place we recommend 2 people per room but you showed up with ten. Of course we where not a fit for you. I am sad though as you could have avoided the mismatch by renting a 3-5 bedroom house. Have you every thought about that. We offer studios here, and we would have recommended kona coast resort or paniolo greens at 350 a night for larger groups. I am sorry we both where not able to catch that before and match you up with a larger place. Well at least you realized we where not a match for you and hopefully got a larger place and had a better stay. You had shared you wanted larger property too. I am sorry we do not have large grounds, and being right in town properties are smaller. Safety concern, with firefighters, first responders, paramedic, and nurse trained staff and our location not downtown, we are safer than most places in our area, oh and aprox 1 mile from fire and urgent care services too. I realize a new place like the tropics can be a unknown , traveling after not traveling can be frustrating, with new places, new weather, different conditions than you are used to, wanting the best for your family. Hawaii is a new and different place and many people come here because of that , and even expect and have humor about the differences. You know many things in our area start with a k because in Hawaiian,t tells you its in a certain area , for others it confounds them as they try to figure out where things are. I try to celebrate the differences and being confounded , as it is different for me and frustrating. Best to try to ask about the differences, give your host a chance to help you, or address concerns you have so you can have a most excellent adventure. Hope you are doing well aloha. ps the construction materials where used and are gone. We may paint , be fixing things, bringing in saw dust , mulch , or other materails and our place has a very small garden area which has the whole over grown wild jungly thing going on , so not the poison garden or grass lawn place that some would prefer. Please do not stay here!!! This place is dirty, filled with moldy old food, garbage, and the room we were given looked like it hasn't been cleaned in weeks. The outdoor space to prepare your own breakfast had a layer of grease over everything. I am not one to review things online, but I know if I can persuade one person from getting robbed by the proprietor of this slum, I am doing something good for all humankind. He charged an extra $104 on our card, which we have to take time out of our lives to dispute with the bank (I swear they make this harder than it should be so you'll give up). I wish I could attach the video and photos I took of this place. Next step is finding whatever regulatory organization that allows such nightmares to exist in such a beautiful community and file a complaint. For your safety people, please do not stay here!

Hawaii is a different experience The sea dust is amazing it can collect in 30 minutes to 1.5 hours, the cleaning staff had a running bet and we where all surprised. I have to say that in California it can take 6 months to build up the same amount of dust that can collect in less than a day in Hawaii. Most people that live in Hawaii know this. Its amazing in some places you can see plants growing and they can cover your car in 2 weeks. Hawaii is a different place. Mold can also form in the same time outside or in a bathroom, it can stain even after cleaned, look dirty when not and short of stripping and repainting there is not much you can do, many hotels paint all the time to stop/ keep it back. I recommend this guest not move to Hawaii or try to stay at a hotel or condo , there is a trade off/ then you have to breath the mold in the air conditioning. Though we have onsite helpers and hosts we can not share with all guests the wonders of Hawaii in a short time We try to reach out and assist guests but during short stays guests miss out on many of the things that set us and Hawaii apart from other places. The view, location/ one mile to the beach, the improvements, tropics, rare fruit , events, Hawaiian cultural activities, king sized beds , larger rooms, inside local scoop and much more.

Taste of true Hawaiian Living You can see whales and boats from our deck Try our fresh tropical fruit we have great tropical fruit to try right off the trees/ not a condo or hotel More of a large house with several private studios that is in a more comfortable area for family's, and couples We are at 700 feet high About 10-15 blocks up hill from the beach View is unique You can see dolphin , whales , and boats from our deck Even see whales and dolphin jumping/ record is three whales jumping Hear the local birds or surf Walking trail 7 miles with coffee and chocolate farms just blocks away On site concrete removal for the neck, deep tissue massage , sports advantage massage, Hawaiian Massage A small store 4 blocks and the walking trail With the best Mexican food in the area next door to the store Large shopping center 2 miles with a shuttle that goes along the coast and KONA for 2 dollars Island wide bus stop 5 blocks away Airport is 12 miles away from KONA We are 3-4 miles from down town A bay, 6 parks, 5 beaches 1-3 miles away Theaters ,luau,concerts,bands 2-4 miles 6 Farmers markets a few miles away Hawaii is alive We are in Hawaii and Geckos bugs , even cats, birds, turkeys and piggies live here. You may be welcomed by them . The geckos are like little dogs that hunt bugs and the Hawaiians consider them to be good luck . Geckos are sometimes inside our rooms hunting any bugs that get welcomed in and trapped inside. It's very hot in Hawaii from july to October or November so drinking lots of water is key , taking water with you , double insulated water bottles are a great way to go.
