My family of 5 spend a very comfortable week in a 2bd+2bath unit. The master bedroom is gigantic and has a king bed, dresser, desk, and you could still fit a small table in there! The 2nd bedroom has a queen bed, dresser, closet, etc. The living room has a couch/queen bed. The 2 bathrooms have to be accessed from inside the bedrooms, which is slightly inconvenient for whoever is sleeping on the couch bed, but it was fine for our family. The full kitchen and washer/dryer are super convenient, but the hood extractor over the stove top only vented to the room itself (no duct to conduct fumes outside the apartment! Just venting straight into the whole place!), and we had to open all windows and doors when cooking breakfast. The lanai is spacious and has a table outside you can use for breakfast while enjoying the ocean view (part of the water and sky is visible above the roof of another unit. can't see the beach/rocks, though). It is also great that this property has 2 pool areas: one for families with kids, and a quiet area that also has a hot tub for adults. It is great to watch the sunset from these areas. The staff are very friendly and responsive, even getting us supplies after normal hours. There are a few beaches within walking distance: Honl's beach is about 5min walk, and Magic Sands is 2 miles south. Kona town is about a mile North (30-40min walk). The parking lot is free and easy to get in/out. Our room was right above the parking lot, but we did not have any noise problems. There was no noise from other rooms or cars. At the activities desk, you can request to borrow a lot of beach equipment such as beach chairs, umbrellas, coolers, boogie boards, etc. at no cost. You just 'check out' the equipment to your room. This is very convenient! Thank you!
Also you can sign up to go to an optional timeshare presentation and get discounts on some activities like snorkel/sail, luaus, ziplining, etc.. I went to the presentation and it really was only 90min and not high pressure sales. However I will say that the discounts were OK (nothing free), but the "free mini vacations" they gave me have a LOT of strings attached, like only bookings at certain places from Sun-Wed and you have to give a lot of info. and pay a deposit, etc. They did not explain this ahead of time (actually called it mini weekend getaways) or I would have selected the $100 Amex card instead because I don't see how I can travel on Sun-Wed. when you can't even be sure if the dates you request will be available. But the discounts on the other activities were good (it all adds up when you have 5 people in your group).
All things considered, this is a great property for a family vacation in Kona, Hawaii. Spacious, quiet, and convenient! Great views at sunset from the pool/hot tub area!

We really enjoyed our time here at this hotel. We had a 2 bedroom 2 full baths, living and dining room and full kitchen with two balconies and a washer/dryer. It made it convenient for the grandkids to share a room and we could wash our clothes before going home. The hotel is located on the beach with beautiful views from our room and beautiful landscaping for lots of pictures. Everything was perfect! Check in was easy, parking was easy and location was great! We will definitely return to this hotel and recommend this hotel to all.

The staff at the Royal Sea Cliff were very welcoming and accommodating! The location is perfect to visit anywhere on the island. Kona village is only a mile away, grocery shopping also convenient. My suggestion if staying a week or more would be a stop at Costco (5 miles) or the local KTA Super Store and Sack N Save my preference which has GREAT POKE so no need to have at the restaurant.
Property itself by RCI rating is a Silver Crown which I believe is the correct rating. Our 2 bedroom was very nice, very comfortable beds, great pillows and spacious with a good view of the ocean. You should request the view! Only issue with the condo was we had a fruit fly problem in the kitchen but they came and sprayed. Pool area is just OK and is not heated. Whirlpool was way to chlorinated. The walkway in front of our place needs to pressure washed.
Royal Sea Cliff was a great spot for us a we used RCI points and taxes for the week were about $150.

Ok, let's start with the pros since this review will primarily give you reasons why you should NOT stay here. First, the location is actually really good. It's about a 5 minute drive to the happening strip of Kona, or about a 15-20 minute walk. There's a little coffee shop about 2 minute walk up the main highway. It's quiet. The 2 bedroom 2 bath condos are spacious.
The cons: No direct beach access. The pool was dirty, like cloudy stuff floating in the pool and specks of black things. It's also a condo with full-time residents, so it feels more like an apartment complex than a vacation resort. Now, the yucky part that made us pack up our bags and leave....the condos were not the cleanest. They told us upfront that there would be no housekeeping for the duration of our 10 day stay. Now, upon first glance the place appears to be well appointed and tidy. But, once you get into the thick of it, you notice the stains, the lack of things being cleaned well like the toilet, bathtub, floors, the bath towels. It was gross to look at. The icing was waking up one morning to some random bug flying around your face and biting the crap out of you. I have the flea/tick whatever the heck that was bites on my face to prove it. Upon check out we found out why things weren't so clean, they rely upon the GUESTS to tidy up, wash towels, take out trash before they leave. So, I'm basically using towels that other guests have washed using a generic powder-like detergent and no bleach? During a pandemic? Oh heck no!

The resort appears lovely up on driving in but hides the fact that it lacks some amenities that one would expect from the Wyndham name. Some units are privately owned. 1) The. AC could not bring the room temperature down below an estimated 74 degrees. We were told that during busy periods that is the best that the central AC can do. 2) the roof over the patio magnified the noise from rain falling from an upper roof- it sounded like someone was hammering the roof. 3) Despite a $320 cleaning fee on top of the room charge, the sink had a bad odor from the garbage disposal. There appeared to be mold on the AC vent. See photo
4) The TV and remote was what you would expect at a two-star hotel. AVOID THIS RESORT!!!

Yes, I feel this was the scenario for our stay here. There are two wyndham resorts on Alii drive in Kona. Not to say you shouldn't stay at the "cliff", it has its pools right on the ocean.
You will check in to the open air reservations. It was really nice staff at the reservations area. NOTE only park in the areas unmarked- the others are for year around residents.
The condo seemed very small for 6 people. We made it a one person at a time kitchen policy. The decor is dated but has hand quilted bedspreads. To use a bathroom you must go through a bedroom, very inconvenient for couples sleeping in the bedroom. We enjoyed the deck that looked out over the ocean. It was a beautiful sight after you look over the other buildings.
Oh and the grills and pool seem like a half mile away from your room.
If this was reserved again...I would not bring six people.

We have stayed at the Royal Sea Cliff before and the room which was above ground floor and closer to the water was bigger and in better shape. We thought the room received this time was ok but not as nice as the previous visit. We were still happy with staying in Hawaii and the resort and the service was great. Issues: Battery in living room remote died and we received new batteries; minor inconvenience. The rug in the living room was very slightly lifted and I kept tripping on it. It might be better just to remove it. We felt the kitchen closet would be more easily accessed if it faced the oven. With it facing the refrigerator; it was in a tight corner and just awkward. The shower curtains smell like mildew. It would be nice to have Smart TVs in the bedrooms also; not just the living room. Overall: great stay and would love to return. Thank you Royal Sea Cliff!

Royal Sea Cliff is an older resort, but updated and comfortable. The staff members were helpful and courteous. The grounds are well kept, and the entire resort is attractive. One issue, however, is that its location requires travel for beach, meals (other than in the unit), shopping, or any other experience. We were disappointed we were not granted even a 1-hour delay of the 10am checkout time, and were surprised to be charged an additional $111 at the end of our stay for "taxes and fees," though we had not ordered any special services from the resort.

We own a Wyndham timeshare, so if these guys are annoying to me I can just imagine how much they pester all their guests. Stay away from aggressive Sean in particular. If possible, get the two-room suite #610; it’s perfectly situated with a constant view of the waves crashing on the shore behind the family pool. It’s both soothing and exhilarating at the same time. Endless entertainment from the largest outdoor deck I’ve ever seen. There’s also a lot of space between the two rooms, creating a secluded feel. Amenities are sparse; the TV is sad, and not “smart” so no using your own apps and casting are unavailable. Also, there are two vending machines on the property, which is not enough in my opinion. The toiletries include really good body wash, shampoo, conditioner, and lotion, in large, refillable containers. The kitchen is very usable, so save money and prepare some/most of your meals on site; you can/should bring your own food and utensils to create added convenience. Take advantage of a nearby Safeway for your grocery needs, because the property is far away from any useful conveniences. The staff is great; very polite, friendly, and helpful. There are some items they lend out, like noodles, boogie boards, and beach chairs, which was an added perk. This was my third time here, and I have had a great time every time.

We were really impressed with this place and the front desk staffs were super friendly. They even honored our requests and provided us with an Ocean View unit. The 2 Bedroom 2 Bathroom large unit had everything we needed including a full sized kitchen along with washer and dryer. The swimming pool was a little dirty but we understand it is hard to keep all the bees, insects, and debris out of the pool. Since our unit was next to the swimming pool, we did see the pool getting cleaned every morning. The sunset view from our unit was magnificent. Overall, we had great experiences here and made lasting memories. We will definitely use our timeshare to stay here again, if we ever visit Kailua-Kona again.
