The resort is nicely located, in a less busy area compared to Waikoloa. Many nice beaches nearby, not far from grocery or Costco. Here's the deal. There are two phases on this property. Phase one properties are older and don't have a great view. I asked for a golf course view which we had before, and I was told that we could only have Phase 1 room since I booked through RCI. The room that they put us in smelled stale - moldy. I called RCI and they said that a one bedroom is a one bedroom and to take it up with the resort. I complained to the management at the resort, and they immediately took care of us. Wish they would have given us what we asked for in the beginning. We were moved to a golf course view in Phase 2. Peek-a-boo view of the water. Wonderful room which I would highly recommend. All the amenities you would want. They will not clean your room mid week, and you have to ask for replacements of things that are used (towels, coffee filters, dishwasher detergent, etc.).

If you are paying for a room, insist on a Phase 2 room. If you are booking through RCI, beware.

My husband and I have been here a month, 3 weeks in a 1BR and 1 week in a 2BR after my sister joined us. It is a great location, readily accessible to what we enjoy, golf, restaurants, beaches, hikes etc. COVID 19 put in a lot of restrictions with appointments for the pool/hot tub, closure of the restaurant and gym and no housekeeping - so I had to do my own housekeeping once a week including replacing linens and towels. The restrictions are the good news (because we felt very safe and uncrowded poolside or in the hot tub) and bad news because of the times we are going through. The staff have been absolutely great - everyone friendly, competent, helpful. The units are spacious and we had beautiful views from both buildings 21 and 26. We would definitely come again and plan to bring more family to enjoy Kona and the Big Island. The grounds are beautiful and well-maintained and I very much enjoyed walking the botanical path through the complex.

We’ve stayed at this resort several times before. This time, we were able to score a reservation through RCI for half the points it normally is. To our surprise, for the very first time ever, we weren’t bothered to do a timeshare presentation. We’re very familiar with the locations near the pier where they try to get you to attend a presentation as well, and looks like those aren’t running right now either.

We stayed in a 2 bedroom. They first placed us in a 2 bedroom on the top floor. We walked in and the unit was very hot. Looked around and saw that the sliding door was left wide open. On top of that, the fridge wasn’t turned on either. Called the front desk and they moved us to a unit on the first floor.

The 2 bedroom unit was so spacious! The washer and drier were full size, and the drier dried my clothes perfectly but they weren’t hot when I pulled them out (I don’t know how that works, but I really liked it). The only problem I had was that the last people who stayed in the unit must have washed their sandy clothes in the washer, so my first load came out covered in sand and I had to rewash it.

We spent a lot of time at the pool. We’re from Denver, so we ended up waking up early and enjoyed the pool to ourselves most mornings. The last day of our stay, we had a late flight out and hung out at the pool until it was time to go to the airport. You do have to wear a wrist tag to use the pool, and security is pretty good about coming around to check.

The rooms are very nice and well equipped. But probably, I am guessing because of covid, our room may not have been used recently, so lights not working above sinks, toilet not adhered to the floor and batteries not working in remote went unnoticed. They all were fixed the next day. We had requested a room with an ocean view as we had enjoyed 33 yrs ago on our honeymoon but sadly received a room overlooking a very lush golf course. We learned at check in there are only 15% rooms with a view. Did not find that info on RCI nor their website! The property is well kept with beautiful gardens. Two small pools did require reservations on weekends due to covid so available first come during the week. There is a great grocery and fresh food markets nearby and public swimming beaches nearby also. Staff are very nice and accommodating!

Hi, we felt the resort was very nice and roomy. We stayed in Building 3, room 103 across from the quiet pool. Parking is convenient since you have your own spot in front of your locked garage. We had a nice golf course view. The 2 bedroom unit is large and has everything you need; even a little salt/pepper. The room has table lamps with an outlet in them so it makes it convenient to plug in accessories. Cuisinart appliances such as toaster, blender, drip-only coffee maker.
Issues: cockroaches would come out late at night and were found in the kitchen, nook and master bedroom. Living room remote was frustrating to use and we know how to use a remote; it was not the batteries.
Would like: soap holder in the bathrooms closer to the shower head. Some resorts have small ice chests in their rooms and would have been nice. Since this is a Wyndham property; would like to have the RFID bracelets used to access your room, pool areas, etc. We received these bracelets when we moved to the Royal Sea Cliff for our 2nd week in Hawaii after Kona Coast. Remove the air conditioning fee. Not all resorts charge for A/C like the Royal Sea Cliff. I do see a lot of the solar paneling that has been added which I do understand costs quite a bit but would reduce electricity costs from usage like A/C. Would like to see a better sponge and dishwashing liquid since the sponge was falling apart and the dishwashing liquid was weak. All rooms with Smart TVs would be nice too so guests could access apps such as Prime, Netflix, Disney, etc. I could not use my Roku here but was able to use it at the Royal Sea Cliff; couldn't get it to work. Increase number of internet users more than I think it was 4 or 5? We easily hit the limit using tablets, laptops, cell phones, etc. I guess I should have pulled out my travel router . . . my fault.
Overall: Great stay. We would definitely like to return here to this resort. The staff were always friendly. Also liked that they had a separate small pool for small children. We had an almost 2 year old and she was able to play in there and feel comfortable and not scared. We had a nice stay and the other people there were pretty respectful and quiet. Was anxious to return to Hawaii to support the tourism industry and have a few relaxing days. The red tape and such to get into Hawaii made the arrival experience far less than ideal. They simply are not ready to welcome back tourists in an organized and efficient manner. Arrival at the hotel was much the same. The policies in place restrict the guest experience and given the price of a trip to Hawaii this is not acceptable. The pool is open in time slots of three hours for which you can register for 1 timeslot and that is it. The resort is not within walking distance of any activities or restaurants. The wifi was not working for two days and was not fixed until guests called to complain. Housekeeping is non existent, so not sure at all they are focused on cleanliness or keeping the resort in proper shape.
As soon as you check in, the immediately hit you with the timeshare presentation even though some guests are not at all interested in timeshares and booked a nightly rate. The resort is old and run down and was overpriced for what it is. The resort also does not have access to beach as its blocked by the golf course. Overall this was not a good experience and I can not recommend this resort to others. I definitely would not return.

We very much enjoyed our stay at this resort. We were in Building 3, Room 102, on the ground level. We had stayed at a sister resort last year, but what made the Kona Coast Resort more ideal is that parking is in front of the condo, and not at some far off parking structure. It was easy to unpack and repack our luggage. The quiet adult pool was directly across from our condo. The condo was fully equipped with TV, washer/dryer, dishwasher, full refrigerator, cookware, dining table and chairs, sofa, king bed, and plenty of towels and bath amenities. Highly recommended.

Room was clean and spacious, a nice basic apartment complete with everything you would expect from a basic condominium. The addition of a washer/dryer was extremely convenient, as was the spacious porch. No beach access, so take that into account, but very close 5-15 minute drives from some very nice beaches and town.

October 16 - 29, 2022 STAY.

This was the worst holiday we ever had and we have stayed here on other occasions. The resort is supposed to be an all exclusive resort to members of the three big timeshare resort companies around the world.
We were interrupted by major noise and resort rule violations three days in a row.
The patrons that were staying on the main level were up partying three days in a row at 2:00 or 3:00 AM every night,despite phoning security to have it shut down.
They didn't get kicked out despite the rules of the resort.
Partying and loud music after 10:00pm, smoking on the private lanai, and possibly in the rooms. discarding beer cans and cigarette butts on the lawn and in the bushes. The resort apparently allows stays by site like Expedia and Travelocity, etc.
I will never and would suggest you take a hard pass on staying here. The Wyndham Group that owns it don't care who the clientele are, it's only about the mighty buck.

I’m surprised this place has so many positive reviews. It’s not awful, but it’s certainly not a four or five star experience. The rooms are very dated and desperate for remodeling. They are not well-maintained at all. I’ve attached a few photos to show the conditions. The location is far from the beach, and both pool areas are rather small. The restaurant is small, but has decent food. The Internet is pretty much nonexistent. That’s a good way to really check out while on vacation, but also super frustrating if you need to look up information. I would not go back here, but I also wouldn’t die if I had to.
