Our extended family spent a wonderful week in Kailua-Kona at the Outrigger Royal Sea Cliff. The group ranged in ages from 13 to 70 and everyone had a wonderful time. The facility is very conveniently located and we had no difficulty getting to any of our destinations. The hotel was too far for us to walk to Kailua on a consistent basis although it was certainly doable if so inclined.

Our room was clean with utilitarian furniture. The highlight was the beautiful view out the balcony. My wife and I enjoyed watching daylight spread over the ocean. There are also some birds that will miss their daily feeding. If you are a morning coffee person, we recommend the walk down to the Green Flash. Da Poke Shack is also within walking distance from the hotel and is terrific. We also enjoyed Gekko Girls Shave Ice which is very nearby.

Our rooms were very quite.

Our one complaint was that the wifi signal was not great. With two teenagers in the group, this was the focus of some discussion. It goes without saying that I was disappointed that they unplugged while in Hawaii.

We are Wyndham owners and chose this resort because of its proximity to the ocean. There is no beach access but that is to be expected on the Big Island. I am so happy we chose this place! Our view of the sunset from the 6th floor was breathtaking. We have stayed in many Wyndham facilities and the staff at the Royal Sea Cliff Kona were the friendliest of any we've seen. The unit we stayed in (two bedroom/two bath) was very clean and well equipped. The full kitchen enabled us to cook and eat in when we wanted. The in-room washer/dryer is also very convenient. There is beautiful landscaping in the center of the buildings that make you feel like you are out on a trail. The only thing I can think of that would have made the place better is if there were a place onsite to purchase food and/or drinks. But it is very close to town and stores, so that isn't a dealbreaker. It is one of the quietest places we have ever stayed. It will be our go-to for future visits to the Big Island.

We stayed in room 210, which had a lovely view of the ocean.

This place is disability friendly once inside. There is an elevator and handicap parking.

The condo we stayed in was a two bedroom. The front bedroom can have two twin beds or be made into a king.

The platform bedframe in the master is awkward.

The front bedroom and the living room should have overhead lighting, as both rooms are a little on the dim side.

The condo is very spacious though, and a lot more comfortable than a hotel room.

There's a dining table for four inside and another on the balcony.

The community hot tub is disappointing. The steps to get in/out are steep, the hot tub is small and the jets are not therapeutic.

We stayed here for 2 nights, prepaid. When we arrived we were told there is a "mandatory cleaning fee" of over $300. This basically doubled the cost of the room. We had no choice but to pay because they were adamant and I'd prepaid. When I contacted them after returning home, they basically said :"Well, it says you have to pay." I will be taking this issue to the Consumer Protection agency in Hawaii. Unpublished fees that double the cost are unacceptable. I even showed them my reservation agreement and they did not care.
No real services on-site. Rather stale exterior. Interior was frigid as the a/c could not be controlled. The washer/dryer in the unit made the clothes look worse and were loud.
In addition, the units were condos, not a hotel, not well situated at the coast but close enough to town. And the parking was terrible. The units themselves seem to need a complete facelift.
It all reminded me of some place that would have been popular in the 80s and hasn't really improved since.

For our first experience at Outrigger, we would return again. I will be somewhat critical here as the price of this facility is steep. And, just as a side comment, yes, there is cleaning fee. Not unusual for this type of place. For those who complain, read the details of the contract you are entering, It's spelled out, not hidden. We enjoyed our stay in unit 210. The view is lovely, the facility grounds are lovely and well maintained. We visited both pools and had no issues. Never had an issue finding a parking spot but most parking spots are not covered. Oceanview bedroom: Owners fix that bed frame. It is dangerous and painful. We took spare sheets and blankets and piled them up at the corners to prevent injuries. Lighting in the bathroom is much needed. The shower is extremely slippery. We actually purchased a bathmat for the shower it was such a slip danger. Sliding door between bedroom and balcony needs cleaned and oiled. Very difficult to open and shut. General comments: The condo floor was disgustingly dirty. Walking in socks produced shockingly dirty results. For the cleaning we are paying for, the floor should be immaculate. Other areas of the condo appeared clean. Coasters should be available. Pot holders should be available. Otherwise, the condo was well supplied and everything operated without issue. One giant plus: HOUSEKEEPING WAS FANTASTIC. Whatever we needed and requested was promptly supplied with fast and very friendly service. Outstanding! Beds and pillows were comfortable, linens plentiful and comfortable.

We chose the Royal Sea Cliff based on a prior stay at Kona Coast Resort which is also a Wyndham property. Unfortunately the Royal Sea Cliff is nothing like the Kona Coast. To say that the property is outdated is an understatement. The stove top is the coiled burner type and the largest burner was nonfunctional as is was unconnected.....looked like it had been burned at the connection plug and just spun in the hole. Also, when was the last time you stayed in a hotel with a whopping 32" flatscreen?

We immediately noticed a problem with the AC. There was an 8 degree difference in the temperature between the living room and the bedroom. Very little cool air coming from the bedroom vent as though something was blocking the ductwork. My guess was that management was well aware of the problem as there was a very large floor fan in the bedroom aimed directly at the bed. The fan blades and guards were coated with a thick film of dust. Not Covid clean .....didn't look like it had ever been cleaned.

The impression of lax cleaning was reinforced when we began unpacking and found the previous guest's RX in the bedside table and personal grooming items in the bathroom. When we took the items to the front desk their attitude was one of "What....not again!: Doubly disappointing given what you are forced to pay for "enhanced Covid cleaning".

The piggyback washer and dryer was a good amenity and would have been really appreciated if the dryer had been able to achieve more heat. It took over 2 hours to dry a small load of t-shirts and shorts.

The biggest problem was the bed. Timeshares are notorious for not replacing worn out mattresses, but this was the worst. After 2 miserable nights I put the boogie board under the sofa cushions and slept there.

You might be wondering why we didn't ask for another room. In my experience, when a property is in this state of disrepair you will probably just be trading in your known set of horrors for who knows what. We lowered our expectations and made the best of it. Would never stay here again..

We spent a week here with another couple in different suites. We wanted something on the ocean with a full kitchen and Royal Sea Cliff did not disappoint.

First off, location is great. Easy to find, right on the ocean and a short 15 - 20 minute to all the shops and restaurants in Kona. There is also a small grocery - liquor store a 5 minute walk down the road. As others have mentioned, there is no sandy beach on the property but seeing the waves break off the lava rock shore is entertainment on its own.

The grounds are meticulously maintained. It seemed the crew were cutting grass, cleaning up fallen leaves and pruning the plants pretty much daily. The common areas of the complex, outdoor halls, lobby area and both pools were always spotless as well. There was always lots of (free) parking as well.

We had an ocean view suite which was clean, spacious and had two balconies. The furniture was dated (as others have mentioned) but everything worked, was well kept and comfortable. Something happened with our friends reservation so they were upgraded to an ocean front suite: what a treat! Spectacular views, sunsets and the sound of the waves crashing the shore was amazing.

Lastly, every staff member we encountered was very friendly and the concierge was also helpful.

If back on the big island, I would definitely consider staying here again.

Quiet tropical sophistication abounds in the Royal Sea Cliff Kona by Outrigger. Spacious condominium apartments in Kilauea-Kona coastal setting with two swimming pools, open-air, multi-level access to accommodations surround the central tropical gardens with waterfall fountains. 24 hour guest services from reception and even a concierge to offer local tips and reservations. We enjoyed swimming, sun, outdoor spa and pickle ball all on the grounds!
Walking distance to shopping and dining.
Our units were well appointed and maintained, full kitchens and laundry were featured in each condo.
This is a very special property with cheerful and friendly guests and owners with whom we could engage in the public areas.

We had a last minute trip and were lucky to stay at unit #202. The unit is very tastefully decorated, the resort has lovely amenities, great parking and amazing location.
We enjoyed the lovely lanai and enjoyed amazing naps on the terrace while listening to the sounds of the ocean.
From the bedroom you can hear the waves at night and wake up to a cup of coffee with views of ocean and palms.
Impeccable customer service from the receptionists. The place is very conveniently located, nearby bicycle stations and Kona free trolley stop very near the resort.

Absolutely loved our one bedroom ocean front condo. The large lanai was perfect for watching the beautiful sunsets and enjoying a quiet breakfast while gazing at the ocean. If I were to change anything, the mattress on the king size bed needs to be replaced and did cause achy backs for both of us. Otherwise the condo, complex and staff were all great and the location was a perfect distance to be out of the congested tourist area, but still only about a 4 minute drive away.

I did not stay in room 315 but I wouldn't consider any of the rooms as oceanfront. You cannot enter the water from this resort and there is no beach. The pools and grounds separate the condo complex from the ocean. The lanais are huge. We stayed in a 2 bedroom unit and it had 2 lanai' s. One off the living area and one off the master. We were on the 7th floor and views were spectacular. The way the condos are designed, I would assume most condos have great views.

I just read that you need to contact the property directly directly to make special arrangements for your check in. They should be able to work with you, I'm sure others have arrived just as late before.
