The property and the home were very relaxing during our one night stay. If you are visiting the CIA, this is a very convenient location. The owner was not there when we arrived, but a note on the door provided us with guidance on room location and welcome snack. The room was clean as was the rest of the home.

We paid $480 for three nights here and didn't the value quite measured up. It might have been a better value some years back when the decor, furnishings, etc. were in better shape. The proprieter, we presume, used to make this her full-time calling, but not now perhaps. There seemed to be a lot pride expressed in the quality of the meals, but our experience with the breakfast was underwhelming. Took a lot of time to prepare and was fairly sparse: toast, fruit plate, a bland omelette. A nice touch was the carafe of local wine waiting for us when we got in the first night. This was sort of like staying at your aunt's place out in the country. The setting was nice, and there's easy access to the FDR attractions, etc. Also, she asked that at least half the bill be paid by check, to her personally, due to credit card charges. We paid the full the amount in check, but that seemed a little tacky.

Not worth the price for a simple farm house. Linens/towels are dated and worn. Quiet, as we were the only guests. The culinary experience was good but again not worth anywhere near the price. I feel more than a little used paying over $800 for two nights, breakfast and dinner for two.

We were glad, but surprised, to be able to book a single Saturday night here in August as part of our 2-week trip. But, shockingly, 4 days before and while travelling, the owner e-mailed to cancel. Supposedly, a film crew had overstayed and we were bumped, like poor relations. We were furious & aghast. YOU want to try booking a room in the Hudson Valley on an August Saturday 4 days ahead?? Good luck with that. The choices the woman listed in the e-mail were all booked, or grossly exorbitant. Luckily, we found room at a chain hotel, but we could well have been badly stranded. I would never recommend this place to anybody.

I'm sorry to say I was seduced by the Inn's website, which promises a luxurious and delightful stay. What I found in reality was roadside motel ambience at high-end B&B prices.

Upon entering the inn, the first thing that struck me was a musty, mildewy smell that permeated the house. Next were the furnishings in the common areas that looked like the kind of hand-me-downs one would find in a recent college grad's first apartment.

The bedroom was worse. A tired mattress, worn sheets pillow cases, and stained pillows greeted me when I entered. The chest of drawers had a broken drawer and looked like a piece of furniture Goodwill would trash.

After these first impressions, I loaded my suitcases back into the car and went to a local Marriott for my stay. If you want to stay in a romantic B&B near the Hudson and aren't committed to Hyde Park, I recommend the Mount Merino Manor in Hudson, NY, about 45 minutes North on 9G.

After booking my stay, I recieved a confirmation with a 48 hour cancellation policy without incurring any penalties. Further, their web site inconsistently states that there is a 5 day cancellation policy to avoid the penalty ranging from $25 to $100, with no explaination of the basis for the different charges. Due to various unavoidable circumstances, (including medical reasons), I cancelled my stay 9 days prior. However, when I received my credit card bill, I was charged $100 by the hotel. When I inquired about the charge, I was told it was a cancellation fee. Funny enough, when I cancelled, I got a cancellation confirmation e-mail, but never a mention of the penalty. They refuse to credit me the charge. So beware of the policies and the potential for their abuse of same!

I booked this B&B as part of a birthday present for my b/f.I was expecting a romantic evening in a romantic B&B along with dinner at the CIA. Let me say that we have never, ever, ever walked out of a place. We don't consider ourselves "high maintenance" but instead like to get what we pay for. We've stayed in cheap guest houses in SEA, Central America, Africa etc for $10 a night and had suites at some fantastic hotels.

THE OUTSIDE
As we were pulling into the driveway, my b/f said "did you check this place out first". He asked because the outside wasn't in good shape. The grass/weeds in the lawn needed to be cut, the outside of the house is in need of painting and repair. Not a good first impression of the place.

BEING GREETED
Upon entering, the owner was on her cell phone and stuck her finger up in the air telling us to be quiet. Not the best way to be greeted by our host.

THE ROOM
The room was small. The fireplace wasn't working despite many attempts by her to start it. There were 2 windows in the room, covered in curtains, which looked out onto the "pond". The closet was large but was also a makeshift storage center with boxes and things in it. The room was "ok". It certainly wasn't a $185 room by any means. If the room cost $75 and we were simply looking for a place to sleep, it would have been fine. I picked the room for the "views of the sunset and sunrise over the pond". I wouldn't want to venture near the pond as I'm sure the stagnant, murky water was infested with mosquitos. It certainly wasn't romantic. Given the location of the windows, I don't see how you could view sunset & sunrise.

WALKING OUT
My b/f and I walked out to the car to get our luggage and discussed the situation. We decided to try our luck elsewhere so we went back inside the house in search of the owner. It took us 10 minutes to find her - she had wandered off and was no where to be seen. She was quite gracioius in us cancelling. She explained we were the first ones to walk out and how many people from Manhattan stayed in her B&B and never had any complaints. I ignorantly assumed we wouldn't be charged for the night. I was shocked to see the full charge of the room on my credit card statement this morning.

BTW - we ended staying in the most fantasic B&B that night - WhistleWood Horse Farm Bed & Breakfast about 15 minutes away in Rhinebeck. (---)Romantic, fantastic views, a genuine and friendly host, delicious breakfast. It was just what we were looking for.

The only two things that were accurate from the description on their website was the location to the Culinary Institute of America and the pictures of the rooms. Their claim that CIA chefs greet you and cook for you is bogus and when you complain that there are spiders and bugs in your room; that you can't even find a bottle of water much less the cheese plate in the "sitting room" where they were supposed to be and not even the owner, much less CIA chefs greet you when you arrive, you are asked to LEAVE! That's right. When I called the owner out on these items (had to call her on her cell cause she was no where to be found), she got extremely defensive and I was told that there are bugs and spiders in the room because it is the country and that I just wanted to complain so I should leave and go to the Holiday Inn down the street. Which I did and now I'm in dispute about her charging me for the room we did not use!

We had pretty high expectations, none of which were met. An overall ‘tired’ feeling to the place. Our pillows were positively flat and ancient; bedding not at all welcoming. Mini waxed cheese discs to greet us with a packet of crackers and two clementines; not exactly gourmet. The bottle of wine left each afternoon/evening was the one plus. Breakfasts, pass. No effort put forth and that left us/foodies quite disappointed.

Aside from the trailer park decor and the sump pump that went thump - thump- thump all night long - it was overpriced and under heated . So my advice is try another location. The only advantage is proximity to the Culinary Institute of America but you're better off at a budget motel. (I admit the breakfast buns were delicious).

Goodness trailer decor! Well in the business of hospitality, whether it be restaurants or lodging, one has learned that you simply can't please everyone. The inn is quite lovely and it is warm and charming. We always show the guests how to regulate the thermostats to their comfort. all the rooms upstairs have cozy working fireplaces that are EXTREMELY warm. You simply have to turn them on. We thank you for your constructive comments.

"There are four bedrooms - one on the entrance level (the Lorne) and three upstairs. We were happy in the Rhone room, the smallest one upstairs. The Bordeaux has an additional twin bed, and the Champagne is the largest."
