I tried four different rooms. The windows didn't lock in three of them (I didn't look at the windows in the fourth so don't know). The windows wouldn't even CLOSE in one room. It's not a good area. When I pointed out the problem, the employee said it would be hard for intruders to get in (it wouldn't) and he wasn't sure if the hotel could cater to someone with such high standards! Three of the rooms were absolutely filthy. I have never seen anything like it at a hotel, and I nearly always stay at cheaper hotels because I don't like to waste money. There were stains all over the bed covers in one room and the carpets in three of the rooms were just vile. You wouldn't want to put anything on the floor. In one room there was a particularly strong smell (stale urine, cigarette smoke, maybe a solvent, and God knows what else). It was strong enough that my throat and nose started burning after only a couple of minutes and I started having asthma symptoms. But all of the rooms and the public areas were musty. I thought I should leave a review because there are people like me who like to stay at decent affordable hotels. This is not one of those hotels.

Hotel's Favourite
I love this hotel for an affordable and convenient night or two in the city, especially if you want to spend time in neighborhoods versus tourist centers like Union Square or Fishermans Wharf. Spend less on a fancy hotel and have more $$ to spend on eating and having fun! The Edwardian is within easy walking distance of entertainment venues like the opera house, symphony hall and SF Jazz Center, along with many great restaurants in Hayes Valley, just a few blocks away. You can also walk easily to the Mission neighborhood, although the walk is a little longer and sketchier. The hotel itself is no-frills, but a clean and well maintained place to rest between outings and sleep for the night. The rooms are small but have the basics like hairdryers and plenty of outlets for charging your devices. No coffee maker or hot water heater in the room, but there is a self-service coffee and tea station at the front desk. I have stayed here twice, most recently when my husband and I came to town for a show and a nice dinner to celebrate my birthday. I booked directly on the hotel's web site and used Spot Hero to pre-pay $50 for parking at the 1550 Mission Street Garage, maybe a five minute walk away. We parked our car there and walked everywhere for the next 24 hours. In the morning we walked two blocks to the Mercury Cafe (Octavia and Page), a cozy spot for coffee, tea, toast, scones, and delicious biscuits and jam.

Nope. Absolutely not. The floors were filthy, there was hair in the shower, the was a big hole in the ceiling above the bed where a light used to be, the television was plugged into an extension cord that didn't work, the mattress collapsed in all sorts of weird ways, and the smell of the place was indescribable. It was absolutely the wrong decision to book this place and I would never return.

Bed comfortable. Bathroom good. Another chair . ( these could double as bedside tables) I like tea so would like more choice. E.g. decaf which is not herbal. A small fridge is supplied in most hotel/ Air b and b accommodation and we feel this would be THE most important item to consider.

I chose this hotel because of its proximity to the War Memorial Opera House and the symphony, which I was in town to see. Both places are within walking distance of the hotel - about 10 minutes by foot. Unfortunately, there aren't many choices when it comes to hotels within walking distance of SF's performing arts spaces. However, I suggest paying a little more to stay elsewhere and using public transit to get to these places. This "hotel" is definitely not worth over $150 a night, which it easily turns into with SF's high lodging taxes. You will be disappointed. The "hotel" is not located in a great neighborhood. The front door to the hotel was kept locked 24/7 during my stay but guests are given a key for it. This appears to be a boarding house that rents some rooms as hotel rooms. So, it doesn't feel particularly safe and it's not particularly comfortable. No real issues with check-in. The guy was friendly enough although he was in the middle of calling some of the property's tenants to pay their rent when I checked in (on a Saturday evening). The elevator for this property does not work. It's a persistent complaint in the other Tripadvisor reviews but the front desk guy is going to tell you that the elevator is to the left of the desk anyway. Just bet on having to drag your luggage up several flights of stairs when staying here. The rooms are clean but the decor is truly 1-star. Old office carpeting with ripples. 5 watt light bulbs max in the room. No fridge, microwave oven, or safe. There was a TV but I didn't use it. The best part of the room was the bathroom. The windows had graffiti all over them on the outside. So, there was this poorly done Parisian theme in the main part of the room and a bathroom that looked like it belonged in the Tenderloin. A cable car line is right outside the hotel so if you have a street facing room, you have to listen to that and then the street noise from the homeless later at night. There was a tapas place near the hotel and also a pizza carry out place and a late night liquor store nearby. The subway is a couple of blocks away with Union Square being a short ride. I would just avoid this place. For as little as $50 extra a night, you'll feel a lot safer and comfortable in a mid-level chain hotel like Westin, Marriott, etc.

While we are very sorry to hear that the Edwardian Hotel did not meet your expectations, we feel like we should add a note in relation to your comment about our elevator being broken. The elevator is NOT broken. It is currently fully functioning. We have had issues in the past but these have been addressed and fixed. The Edwardian Hotel has a total of 30 rooms and 1 elevator only; the elevator is also being used by our housekeeping staff. This might explain why you found it occupied during your stay. If the elevator is showing occupied for longer than normal waiting times, we recommend checking with the front desk. They will be able to help! Thank you for staying with us; we hope you will reconsider our property in the future (maybe our Deluxe Rooms?).

Location is good, public transport at doorstep. Good stay for one night in an Economy Double, staff were very friendly and room was small, basic but adequate and clean. Lacking some amenities however there is a working elevator and toiletries provided. Hot water in shower took a little while to heat up but overall a good hotel for the price I paid.

Myself and my friend originally booked up for 2020 but due to covid this was moved to 2021. However the hotel was closed due to covid. They said they would refund our money via cheque in the mail but nothong has come in 4months and they are not responding to emails and when you call they tell you to email. We have been understanding and polite but nothing. We are now having to spend more money to seek legal action. GIVE BACK THE MONEY THAT I HAVE WRITTEN CONFIRMATION YOU SAID YOU WOULD SEND!

I booked a room through hotels.com and when I arrived at almost 11pm, the hotel was locked and there was no one there to let me in. I called the number posted for late checkin-ins and it went straight to voicemail. I left a voicemail and they never called back. I had to find a hotel late at night. Then they had the audacity to only agree to refund one night of the 2 nights I'd booked.

Not only was the hotel a surprising find, the location was perfect! The staff was cheerful and went out of their way to help us with whatever we needed. Rocky, Thanks!!! You are extra special and the reason I wrote this review! The room, although small, was spotless. The bathroom was large. The hotel is right on Market, not far from Museums, the Symphony, and Ballet. Zuni is worth the hype and two blocks away is a terrific “50’s diner, Topp’s. While others ate eggs for breakfast, I splurged on a chocolate malt! We loved our stay!

had a nice stay in the Edwardian in San Fransisco. Lovely and friendly, helpful staff at reception. the only thing was that the room was a lot smaller than shown on website and no wardrobe in room but it was very clean and the bed was super comfy
