I rate this average because I think it has room for improvement given the fact that it is supposed to be a first class stay but it was not. In this hotel there is not access to the beach as it is too rocky there. Food is extremely overpriced, and they can do better with cleaning in some places like the large pool food area and restrooms.

Beautiful, fun, expensive property. Rooms are nice. Dolphin Quest, beach and lagoon cabanas, lagoon activities, shops, restaurants. Truly a great property...but, and you had to know there was going to be at least one: The room AC units blast on high 24/7 unless you shut them off (except the MBR unit in room 7024 b/c we had it fixed🤣). And, you can park your own vehicle for $33 a night and walk at least a half-mile to your room, or valet it for $39/night. Be prepared to wait 5-10 minutes for your car, and you either can or can’t call ahead depending on the valet you speak with.

Resort was very high priced for the value. Handicapped accessible rooms were dumpy and not very private. Staff was not helpful.Resort is located 20 miles from Wailua and other resources, so you are forced to pay high prices (ie $40 for a breakfast buffet) for food and activities. Rooms have no microwaves to heat up food. would not recommend staying here unless you have a lot of money to spend.

This resort is incredible! We stayed 3 nights in June and it was pure perfection. I can’t believe any of these reviews that had complaints. We loved every second. The people that work here are lovely, friendly and so kind. Is there a long walk from one end to the other? Yea. So what! Get your steps in and enjoy the beautiful Hawaiian air. Walk along the museum hallway and see the wonderful art work. Or walk along the beach pathway which is incredible views throughout. Or take a tram or boat. No matter what it’s awesome. The food was great too. Every spot we ate at here was delicious. The coffee spots are perfect for take away breakfast like açaí bowls and pastries and yummy coffee. You can grab wraps or poke bowls or pizza at the market by the pool for lunch. And ice cream for snacks for the kids (and adults!) Dinner options were great too, Italian spot was so fast and easy. The lagoon grill had burgers and you sit right next to the dolphins. The pools, wow! Huge! Slides, plenty of seating, jacuzzis, a little grotto area. Pools on both sides of the property. They have cultural classes each morning at the cultural center which are included. The lagoon, omg! Sea turtles swim right by you as you stand on the sandy shore. Tons of fish. I recommend to bring your own snorkels from home! You could rent kayaks and little boats or SUPs. I watched a yoga sup class that looked awesome! Lastly, the dolphin encounter was amazing. It was expensive but worth every penny. Most incredible time! It was me and my 2 boys and we were in heaven. Super nice people that run it.
Our room was fine. Comfortable bed, ocean view, mini fridge. All that we needed.

Again anyone that complains needs to take a chill pill and enjoy this amazing property. It’s not cheap, but that’s what you pay for. Splurge, it’s worth it!

We belong to Hilton Grand Vacations and are staying in an HGVC one-bedroom unit. HGVC members do not receive any credit toward breakfast, but we have a complete kitchen in our unit. We purchased food at Island Gourmet, available by shuttle in the Queen’s MarketPlace, and ate breakfast in our room. The coffee shop outside the entrance to Ocean Tower has breakfast sandwiches and a very good Açaí bowl, and the main breakfast restaurant offers an expensive but high quality buffet.
The recreational facilities are excellent. There are pools and water slides at both ends of the complex and a lagoon/dolphin swim complex in between.
There are a number of restaurants. Food in Hawaii is not cheap, and food in resort complexes is even more expensive, but there are other restaurants available by shuttle. Sensei at Queen’s MarketPlace offers 50% off food Sundays and Mondays between 4:45 and 5:30. Lava Lava Beach Club is reasonably close and has an excellent Happy Hour, but you would need to use Lyft or a taxi.
Many tours offer pick up at the hotel.
The tram that moves back and forth through the resort complex is slow but reliable. Walking for those who are young and fit is an excellent alternative. The boat is more a novelty than an effective means of transportation.
Our HGVC unit was perfect for us.

My family will be staying at the Ocean Tower by Hilton Grand Vacations next week. Today we found out that the room we paid for (1 bedroom suite) was actually booked as a standard 2 double bed, room! The room we were sold on is no longer available so we were forced to pay nearly $300 more for an upgrade. I'm posting screenshots from the Grand Vacation website that show what type of room we were sold on when we bought our package back in November. Shame on us for falling for the bait and switch tactic. Please take our advice and don't buy into the timeshare deal. I will update my review once we stay at the hotel. Currently we are booked for 5 nights with the timeshare deal and 5 nights on a reward stay with points. I'm sure the hotel is lovely and we will have an amazing trip. I'm not actually upset with paying more to get a 2 bedroom suite. I'm frustrated that for months we "thought" we had booked a 1 bedroom suite when in fact that never happened and NOBODY told us about the switch. We have spent over 3 hours on the phone today trying to correct the problem with no luck which is also very irritating. My husband and I went through every single e-mail sent by Grand Vacations and the room type was NEVER given so there was no way to know about the problem. We luckily called today to ask a question and found the error. I don't want to think about what our experience could have been if we arrived next week and we only given a standard room. We were sold on the full kitchen and washer/dryer as we have young kids. Keep in mind our bad experience is with the agent who originally booked our room incorrectly and for one agent who yelled at us this morning blaming us for the error. These agents are not individuals of the hotel staff on site (thank goodness).

Firstly, let me get the good out the way. The location and the resort setting is beautiful. Now that’s done...
The Bad - This resort is pretty much exactly as has been reviewed. We stayed in the Ocean Tower. The rooms are very dated, it smelled very damp and whilst big the layout was odd. For such a large room the bathroom is tiny. The bed wasn’t very comfy but that’s always personal preference I think.
The view from the room was great but directly outside every room door is some trees with some wonderful but INCREDIBLY loud birds. It’s a nice experience once but waking up to that daily isn’t enjoyable.

The parking is VERY expensive and far from the ocean tower. We don’t mind walking at all but this is a long walk. You can take the train but the timings of these varies throughout the day/night.

The food isn’t great and incredibly expensive. Drinks choice is good but again expensive. Charging $40 per person for breakfast Per day is just absurd!

We asked for a microwave one day (As this was quoted as being in room already) and were quoted $30 for this service. Which honestly is just odd. I’ve never had that before.

We asked about why everything costs so much (on more than one occasion) and the response back from staff was always “because they can”. This was just a major turn off for us. It felt less like a vacation and more like a constant drain.

Would defiantly not recommend this resort to anyone as timeshare owners or just on vacation. Such a shame, it could be amazing given the location and amenities.

We arrived Jan 25 for 1 week and was very nervous based on earlier reviews. Our experience was great and here is why.
: Ocean Tower renovated room was very nice. We had a studio king. Bed was very comfortable, large walk-in shower with slate floor and a heated toilet seat
: Room had coffee maker, toaster, refrig, microwave, plates/cups and utensils
: Go to Queens Land shopping center as there is a very nice grocery store and you can get coffee, breakfast stuff, waters and cocktail fixing for the room and then you are able to sit on your porch in the morning and not rush to a restaurant for breakfast and this alone saves a bunch of money. At sunset time, make your drink and go watch the sun setting over the horizon.
: The Tram was running throughout our time here. You can take the Tram to the Ocean tower section or walk from the main lobby which is about 1,100 steps according to my garmin watch.
: Self parking available and is ~$39/per day or $55 for valet
: Many pools with plenty of space. As we were here off peak in late January, this was very nice
: We had 1 day for housekeeping which was just fine for us
: All staff very friendly and helpful

The room was a 1 bdrm suite with a common, large balcony on the 6th floor of the double round bldg furthest from the parking lots. Great beds, etc., the pullout was not the best, but acceptable. Needed a microwave in the kitchen- maybe omitted to encourage us to go to the $100/person restaurants featured on the property? Food was very good to excellent. Walking around the place was a joy. Riding the tram was fun. Riding the boats was fun. The sunsets were wonderful. Swimming was great. Careful, some of the wet stone is slick. There are several less expensive restaurants within walking distance off the property, and ABC stores for sandwiches, etc., which were consistently good. Parking is $30 a night. In general, had a blast and didn't feel too financially abused- but bring lots of money.

We're currently staying here and the room is so outdated. As soon as walking in the room, it really smells. Leaving the door open overnight is not an option as the tram runs until 2am, so you hear these train bell like approaching the station every so often, and the birds make these wired sound all night. The bathroom is so tiny and dark I'm almost scared to go in. While the property is nice, but it's so big that everywhere you go, you have to wait for the tram, takes over 30 min to go from our room to the parking lot every time, very inconvenient. It's expensive, $40 nightly resort fee, another $33 daily self parking fee (valet parking higher), these are all on top of your room and tax rates. For this kind of price, staying in such outdated rooms with popcorn ceiling (you know how old those are) is not worth it. We feel like we're trapped, let alone a nice Hawaiian vacation. So disappointed.

How far away is parking? What is the current cost?

That was our biggest issue. The parking lot is about a 15 minute walk from the Ocean Towers. You can take the tram, but it is slow moving and sometimes takes a while to arrive. I can’t remember the exact cost to park, but it wasn’t cheap.
