We just returned from our fourth visit to Hawaii, and our third visit to this property.

Being from Maine, we’re 5,000 miles away and we could go anywhere in the Caribbean in less than half the time it takes to fly 15 hours to Hawaii. However, we really like Hawaii, and we really like Kingsland! I think we’ve spent 23 nights here between our three stays since 2019? Last time we were here, COVID erupted on the mainland during mid-trip and we thought we were going to get stuck in Hawaii. And that would’ve been perfectly OK! It’s a great place to be stuck!

I’ve left two other more comprehensive reviews before. One in 2019, and one in 2020. Found below.

Hawaii hotels are expensive, but this year the hotel rates in Hawaii were the most outrageous as I’ve ever seen them. But so be it, we were going to try to see the erupting volcano after activity started up again months back.

(The last two times we’ve come to the big island the volcanoes hadn’t been active. After 35 years of constant eruption it had abruptly quit just weeks before we first visited four years ago! It still inactive on the second trip a year later. Of course, with our luck the active volcano went inactive again before we arrived! That was the biggest disappointment of our trip! )

Booked this a couple months ahead of time, pre-paid nonrefundable for a 1 Bedroom Single King bed Condo style room of about 1,000 sq feet. Lots of space.

This property is about 20 minute drive north of the Kona airport. It’s a hugeHilton property with two different Hilton hotels and numerous other Hilton brand vacation club condo type places and Villas. There’s also a Marriott resort on property.

There are two shopping plazas with restaurants and shops. One higher end, The King’s Court, and one more budget friendly, known as Queens Court market. There’s also a large full service grocery store on property fully stocked with anything you need. Plenty of fresh fish and meat to choose from or whatever else you need at the grocery store. This is good because this hotel is probably 15 to 20 miles from any kind of real town with stores and restaurants and things. It’s just out in the old lava flows with nothing else around other than the resort property. Highly recommend renting a car if you’re going to stay here, otherwise expect shell out for expensive Uber rides or taxis as public transit is almost nonexistent. Parking is free.

We were warmly welcomed as always to the beautiful and peaceful grounds. Very quiet here and everything is so well manicured and beautiful! Guests here have full access to any of the other Hilton properties pools and amenities on the sprawling grounds. Free parking at the main Hilton Hotel parking lot if you want to go down there to the pool, the dolphin encounter, beach, dinning, etc.. (Even their guests have to pay) There’s also a shuttle bus that runs around the property every half hour that will take you around if you don’t have a car. It can be a long walk from one place to another. Like, a mile or two just to walk over to the market and back.

I think you might be able to rent golf carts here, too, because we saw lots of people driving them.

The suites are exceptionally clean, modern and comfortable! Each with walkout balcony. Full kitchen with full size fridge/freezer, oven, dishwasher, garbage disposal, amenities and fully stocked for any cooking you want to do. A washer and dryer. Also, each building has its own outside BBQ area with gas grills.

The buildings down the street further from the main club house have their own individual pool and hotubb, as well as the main one at the clubhouse. (That one has small water slides and even an adult only section if you hate sharing the pool with bratty kids screaming and splashing.) They usually have live acoustic music Thurs-Sun early evening at the patio bar by the main pool bar. There are free activities scheduled each week. Water aerobics, family movie night under the stars, Group ukulele lessons, etc.

Only had one small issue with our room and building

.The buildings closest to the main clubhouse are outside room access, motel style. (There are at least a half dozen different buildings here. (The buildings across street are hotel style where you actually go in an air conditioned little lobby to access the rooms in the three story building. )

The second time we came we booked the same room we had before and we got put in one of the buildings with the motel style room access. We really didn’t like it and went back to check-in desk minutes after getting to the room. They agreed to move us back across the road the next day. We liked it there,

Three years have gone by since our last stay. When I booked the room this time I had completely forgotten about the problem we had with room before. We arrived expecting to be in a room in one of the inside access buildings, like our last two trips, but they had put us in one of the outside motel access style rooms.

While we were checking-in, I inquired if we could get in one of the buildings we have been in in the past (23 or 24, but they told us they had already assigned our room in building 7) Only when we went to the room that we realized it was one of the exterior entryways style rooms! Then we remembered the time before,

The room seemed just a tad smaller in size in the kitchen/living room open area. It was still in great condition but the kitchen flooring was a bit scratched up under the table as well as the glass oven top burners. The last two times we stayed here there was virtually no sign on wear and tear. Perhaps this is just because a couple years has passed and there’s been a lot of use?

Regardless, the room was clean and comfortable but we really would’ve preferred to be in one of the other buildings across the road on the expansive area of golf course where we had been the last two times. Away from the main clubhouse and check-in building. Better view over there, too, Those rooms also had the weird Japanese electronic toilets that squirt your butt. I don’t like my butt getting squirted by water, but we didn’t have one of the fancy electric toilets in the room this year. We did have the nice large walk-in shower and a large soaking whirlpool tub, which we didn’t have the tub in the last two rooms. Just the large walk-in shower.

I think I probably should’ve gone back to the front desk and inquired I’d could’ve been moved across the road again the next day?

One other thing that was a minor thing so for us.,,, We punctured the sidewall of our rental car tire on a lava rock on a twisting road one day. We had a very small air leak, but managed to get back to the hotel. There’s a Shell gas station on resort property and we figured we’d use their air pump and get enough air in it to get it back to rental car center. With our luck the pump was out of service! There were no other gas stations for 15 miles.

No problem. I figured the next morning I’d just go to the front desk and they’d call maintenance/groundskeepinf or somebody t and they could bring us a pump so we could get enough air in the tire to get the car back to the rental car place at the airport. Tire had gone completely flat by the time we got up the next morning! With all their equipment and vehicles they have at the resort, surely they had a pump somewhere? However, the gentleman at the front desk said they couldn’t help me with that and I was on my own.

We had to spend four hours calling the rental car agency and waiting for them to send somebody to charge me $80 just to put a donut on. (I could’ve done that myself if I had known that’s all they were going do) Kind of wasted our morning dealing it. Not sure why they couldn’t summons somebody in maintenance to bring u a pump? I’d have put the air in myself. Just needed an air pump.

Overall, was another great stay,! Even though the only reason we came back to the big Island was to see the erupting volcano that had once again quit shortly before our arrival! Such a disappointment. Three trips and still haven’t seen flowing lava!

Highly recommend for. Opulent or families.

We stayed here for a week beginning of March room 6303.
Plane gets in around 3pm so we head to Costco as I knew I could get most items I needed for the week. Smaller items like produce,ketchup and such there is a Foodland about a mile north of the Kings Land.
I was expecting a 1 bedroom and to our surprise was given a 2 bedroom 3rd floor golf course view, extremely nice room and Full kitchen.
Ate breakfast everyday in our room, but you can go on property to eat if that is your desire. I never went there to eat, but people seemed to enjoy it when I walked by it.
Grills are available so that took care of dinner.
Huge bathrooms and everything you need.
the 2 bdrm had 3 TV's one in each bdrm and 1 in the living room. Does have HBO, Showtime and all of the others.
Parking was easy and free. Shuttles available to entire shopping and other Hilton properties if you need that.
Plenty of seats around all of the pools.
They have the wristband for checking out towels.
No wait staff roaming for drinks so know that and don't act surprised.
Adult pool was very relaxing and people understood that it was for that. It was nice not having someone bring their own party and music, this isn't that kind of place.

I did check out the Marriott's version of this further down the road and their timeshares only have microwaves and 2 pools, hands down this place beats it, kind of surprised Marriott does not step up as I am a gold Bonvoy and I would never stay there as Kings Land Hilton is far away better in everyway.
The difference between this place and the other Hiltons is that I like the location closer to the main road as well as not a crowded feel, it's a do your own thing kind of place.
Sure you get the "gift" coupon when you check in, I was not interested in doing the presentation and besides I had all of my food so I didn't need a bogo breakfast.

You can go to the Waikoloa Hilton Resort as they give you free parking passes for that, or you can take the shuttle. We did check it out as we stayed there 10 years ago. There is more "to do" there with a great activity pool and if you love walking that is your place.
If you are looking for a very nice laid back home away from home this will do very nicely, if you want a party scene, you might want to look elsewhere.
1/2 hour to airport and 10 minutes more to Costco as gas was $3.00 per gallon.

We stayed here for two nights, choosing this over the Hilton Waikoloa Village because it was cheaper, newer, had free parking, and still had complimentary access to the Hilton Waikoloa Village resort with free shuttle. It's a little out of the way from the Kings and Queens shopping center, so you'll still need a car to get around, especially if you want to explore some of the nice beaches in the area (A-Bay, Hapuna and Mauna Kea). The shuttle runs between the shopping center and Hilton Waikoloa Village every 30 minutes or so. Check-in was slow. The front desk employee who checked me in had stains all over his shirt and looked unkempt.

The resort itself is beautiful and well maintained. The main swimming pool at the clubhouse is heated and has a separate adult section. Very quiet and wasn't crowded while we were there. The small pool next to our building was not heated.

We stayed in building 24, one of the newer buildings. Free parking (they give you a tag to hang in your car). Complimentary Wi-Fi. Our one bedroom condo was clean and nicely furnished. Kitchen with microwave, hotplate, full size refrigerator, no oven though. Washer and dryer in the unit as well. Two complimentary bottles of water were provided daily, a nice touch. Large TVs in the living room and bedroom. Bed was just OK and a bit soft and lumpy. Loved the balcony and enjoyed sitting outside with my cup of morning coffee. We had breakfast at the clubhouse one morning and found it below average and expensive ($19 per person).

We used the free shuttle to visit the Hilton Waikoloa Village resort to use their fabulous pools and explore the expansive and beautiful property. It's definitely worth checking out. As many readers have pointed out though, the pools are not heated. And be prepared to walk. The tram is slow and the boats only operate after 2PM.

Overall we enjoyed our stay here. It's perfect if you're traveling with a family or group, as you get more room and privacy with the condos. And the free parking is nice. Still, I didn't get the whole "aloha" vibe from the staff and that drops my score down a point.

Had high hopes for this property based on pictures and reviews but from checkin to checkout major issues.
Upon arrival, we were informed our room was still not ready. Mind you, check out time at this hotel is 10am and check in not til 4. We arrived after 4 and were told they were still cleaning our room, no other rooms were available, and they would text us when the room was available. No apology or compensation was offered! We had been driving from the other side of the island to arrive in time to head to the beach for sunset. Major damper in the plans to not have our room ready, sunset missed. Only when we asked did they offer us 2 drink vouchers as a sorry. Begrudgingly I might add.
The room itself was sizeable and modern. But when it came time to cook dinner, we noticed crumbs and ants all over the kitchen counter. A rushed housekeeping job or normal here? Either way, my husband spent our first night killing ants. Not a great start. Housekeeping sprayed for ants the next day, so the kitchen situation was better, but we noticed the ants making their way in from the front door of our unit, coming from other parts of the building. Clearly a systemic problem in the hotel. Sure, we’re in a tropical climate, but no other properties we stayed at on the island had this issue.
At nearly $500cad/night we found this hotel to be poor value for the money. No beach gear is provided and the view was of the parking lot. Wouldn’t stay again. Many better properties on the island to spend your hard earned cash.

We stayed at The Bay Club and here whilst in Waikoloa and really enjoyed our stay here. The pool area is great (there are 3 but we just stayed around the main one). We arrived early so they kept our cases and we were able to use the facilities until the room was ready. Great modern spacious rooms with a small but enough balcony. Very comfy accommodation. My only moan is the kitchen - we had stayed at The Bay Club prior to coming here and that kitchen was a proper kitchen with decent equipment. This kitchen does not have enough essentials if you fancy cooking. But then I guess they want you to eat out at Kings Shops or Queens Market etc. The gardens are beautiful and there are BBQ communal areas to cook which were very very clean. Free shuttle to all areas of the waikoloa village. Do get a car though - you are not really staying in Hawaii in waikoloa beach. We didn’t hire when we first got there (about $40 in a Lyft taxi) and we should have hired at the airport as the cheapest cars are on the airport so do book a car for pick up at airport. They have a great free DVD collection and the prices in the bar and cafe weren’t too bad for a resort.

Kings' Land at Waikoloa Village is about a 20-30 minute drive from Kailua-Kona, but it's a world of difference in the pace and volcanic beauty. First of all, it is not beachfront, nor do you have views of the ocean. BUT the pools are awesome (with one reserved for adults yay!), and shuttles run every 20 minutes to the massive Hilton Waikoloa Village Towers and the beach. Accommodations at Kings' Land are very attractive, comfortable, and fully furnished with everything you need for a great vacation. Shuttles also take you to the Queens' Marketplace and Kings' Shops shopping centers with good restaurants, shops, and a movie theater. If you're a resort-person, you could probably just stay here your entire visit. We enjoy this location for being able to venture out for day trips throughout the island then come back and recharge with a dip in the pool. One night a week there is a free Hula Show with fabulous musicians and dancers. Outstanding hospitality. Hope you enjoy your visit.

My husband and I arrived home last night from a fairly last minute vacation on the Big Island of Hawaii. We own a timeshare and usually stay there but because of the last minute nature of our trip, it was booked, forcing us to find reasonably priced accommodations over Christmas week.
We have stayed in the Waikoloa resort before, almost buying a condo several times since we enjoy the area so much. King’s Land HGVCLUB is pretty new, 3 years old at most.
We had a 1 bdrm unit, perfectly sized for two of us. The kitchenette did not have an oven but it had a full sized refrigerator, cooktop, microwave, coffeemaker, toaster, and many electrical appliances like a blender, rice cooker, in unit washer and dryer, etc., and bbq grills scattered throughout the property. We usually like to eat breakfast in the unit, prepare lunch for our day, and sometimes eat dinner in, if we’re too tired to go out for dinner. The unit scored well on that criteria. The bed was comfortable, there was adequate space for unpacking, 2 closets, and room darkening curtains. The sofa was a sofa bed and extra sheets and blankets were stored in the unit. The most unexpected benefit was daily maid service. I can’t remember ever having this benefit in a rented condo. Two bottles of water were left daily on our dining table, too.
It is a very large resort with all the resort amenities such as bar, restaurant, several pools, daily activities and a concierge. We didn’t use the concierge as we’ve been to the Big Island around 20 times, but it’s a great service for a newbie.
I highly recommend this resort, especially if you prefer an apt like accommodation rather than a hotel room. Everything was pretty new, worked great, and filled all of our needs. If I ever need a place if my timeshare is booked, I will definitely book King’s Land!

We had a great time at the KingsLand with our 3 generation family in a 2 BR suite for 10 days. Half of it was during Hawaii’s fall break so it was quite busy at the pool and then it was completely quiet with tons of deck chairs available. The pool set up with 3 water slides, plus a separate kids beach-like section with water slide, plus adults pools was excellent. We enjoyed it here much more than at the Hilton waikoloa resort pool (1 slide, more waterfalls but fewer available chairs in the shade (have to pay $$ for a cabana)) but appreciated being able to check out that resort for free. The free parking at kings land is awesome- you do need a car to get around the island eg volcano (we saw molten lava), go to beaches, nearby Abay, Hapuna, or splurge on fancy beach side dinners at Fairmont Orchid or Mauna Lani ($100 pp) to watch the sunset. All of the staff were so friendly and masked which was amazing and we appreciate them keeping everyone safe. We cooked a lot of our meals as well after a Costco run. We had to run the dishwasher often re: cutlery and plates/bowls but found the nice new appliances and washer/dryer; coffee machine to be super. Suggest a drying rack for swimwear or clothes and opportunity for more plates. There is minimal food on site but lovely markets and restaurants nearby. There was a hospitality suite for changing on arrival Or date of departure. Go towards hapuna beach if you want to catch manuelas malasada truck! The waimea clinical labs of Hawaii was a great place to get a COViD test if you need one to fly back to your home country. Kings land is gorgeous and the people are warm!

My wife and I stayed at the King's land by Hilton in Waikoloa. The room is in excellent shape; has all the amenities for an extended stay, including fridge, cooktop, microwave, dishwasher, coffee maker, all utensils you would need; plus its own washer/dryer inside the unit. The mattress is just right. The building is clean; there are barbecue grills and swimming pools nearby. The resort itself is very nice. The condo is a very short drive to the main Hilton hotel where I attended a conference; as are the shopping marts (Kings and Queens) where you can buy amenities, and food. We were masked, and majority of guests; we felt very safe during our 1 week stay. Definitely an option to stay in Waikoloa area when visiting the Big Island!

Aloha - What a beautiful surprise.

The rooms are stunning & our apartment/room 7203 is brand new. Our 2 bedroom apartment is appointed with 2 bathrooms with one being an en-suite in the main. The decor is elegant & modern with hints of beautiful Hawaiian artworks. The bed has “divine” crisp fresh white, & silky pure cotton sheets that send you off to sleep like your wrapped in a cloud of island love. I love a bed with tasteful bedboards, and a bed runner on top that completes the room & gives it that extra touch of style. Each nightstand has elegant lamps with modern USB’s for smartphones & watches.

There are exquisite long mirrors in the lounge/kitchen & a 4ft mirror in the main bathroom backlit.. The main ensuite bathroom has a deep stand-alone bath, with a large shower with modern opaque glass, including 2 sinks for him & her. There is even a sneaky laundry in a closet, plus an extra cupboard for storage in the kitchen. The lounge room has a modern quality sofa, & locally designed chairs with tasteful Hawaiian Batik. The TV sideboard is a stylish piece, designed in teak wood.

The kitchen has everything you need to entertain & cook at home for some of your meals while you are on vacation. Our stay included 4 adults, & it was incredibly comfortable, each room has a TV & overall 3. The LG TVs allows you to play all Apps & connect your smartphones for music etc. The apartment has a balcony, again with a locally designed sofa & armchair. The balcony view overlooks swaying palm trees with a hint of Frangipani/plumeria flowers in the island breeze setting you up for a evening cocktail or early morning Kona coffee.

It is the most perfectly designed hotel room I have stayed in for a long time, we will definitely be back. Simply stunning

"Hawaii is expensive. Know that going in and be suprized. You will definitely get your steps in, everything is spread out. There isn't a conveience store on property."
