Dated hotel, but with some beautiful decorative features. Very comforable accomodation & very friendly staff. Excellent breakfast. Slightly out of the way, from town centre, which easily accessible via local transport. Would certainly stop here again.

Stayed for 2 nights on a weekend while away with work. I had a single room which was plenty big enough for me and all my work bags. The room was pleasantly decorated with a few nice touches to make it stand out for the usual plain rooms I usually stay in. Had the usual tea

Rosehill House is situated about one mile away from Burnley's Manchester Road station. If making that journey on foot, be aware that it is quite strenuous as it is uphill all the way. My room was more than adequate for my needs. Tea and coffee making facilities with biscuits,

Does this Hotl have rooms suitable for a wheelchair user?
Yes, they do indeed - we have actuially stayed in it but had to ask for a change of room! It is situated immediately behind the bar, and, if, like me you are a light sleeper, the compressor droning away on the fridge (on the other side of the wall from the headboard) will keep you awake. It is suitably adapted and very close to the reception, bar and restaurant. Rosehill House is a lovely hotel run by a very nice team, we have stayed there at least half a dozen times now - just take earplugs with you if you request this particular room!

"Ask for a room on 1st floor. There is no lift and the staircase to the 2nd floor is rather steep."
"Rooms in upper floors of the coachhouse are reached via some very steep stairs."
"The rooms are not suitable for people in a wheelchair since they are all upstairs and there is no elevator."
"Do not accept the first room given to you and if it is dark or smell of damp refuse to have it."
"Take time for a drink in the lounge - great character"
