It was ok. A solid 3. Kind of a glorified campground. That’s fine if that’s what you’re expecting, but the RCI website made it seem like a luxury villa. It is not. The food at the restaurant is excellent!

Visited just after the resort and surrounding area had experienced unusually heavy snow causing road and other chaos. However, the resort was open, and they did all they could to help us have a great stay. You need a car here, the onsite food was excellent, and the little shop has all the essentials. Hot tub and unit were spotless. A great place for a getaway.

Definitely recommend, had an amazing week stay with the family and our two dogs. The accommodation was perfect and very relaxing. Staff was so helpful and cheerful and always happy to help. The food in the on-site pub was fantastic and the portions was enough for two people if not more. Definitely recommend the Goats cheese salad and the southern chicken burger… and the T bone steak or the gammon…. Lots of choices and they also do a takeaway service! We will be staying again … thank you ❤️

We stayed at Brockwood Hall in the Kent Lodge and whilst the surroundings were beautiful the experience and property sadly did not live up to the area. The main issue with the stay was that for 2 of the days, work was being carried out directly behind our lodge which included drilling that ran until 5pm each day. It was unbelievably noisy (I did complain to staff at the time) and disruptive to the point we had to sit in the back bedroom to try and watch or hear tv/music. Rather than staying in a city or hotel, we chose to stay in a lodge for a peaceful and relaxing trip, to read books, enjoy the hot tub and surroundings. This was impossible due to the work being carried out. We were asked on both days to move our vehicle as the workmen needed to leave their equipment there which was inconvenient for running out to grab things in the weather. Everything outside of our lodge was covered in a thick layer of dust and no one ever came to clean this or ask us to move our belongings inside. The lid to the hot tub was damaged (a split down the middle) which meant all of the dust also fell into the hot tub rendering it impossible to sit in. We also had clothes we had left to dry outside from the first day, which were also left ruined and covered in dust. This meant that the hot tub was essentially out of use for us for two days and nights which given that was one of the reasons we selected the lodge was incredibly disappointing. I absolutely appreciate that this work may have been unavoidable but it did massively impact our holiday which is why I have such a complaint. We shouldn't have to pay for work which was not our fault or responsibility. In addition, the lodge itself felt tired and unkept. Unclean with cobwebs, dirt and dust sat in the corners of each room. (Completely understand it's a lodge in the wood but as the photos show this is way beyond that) HDMI sockets broken in the back of TVs Carpet pulled up and worn Sofas worn and dirty Holes in the bathroom walls Missing shower components and mould At the time I called reception and spoke to staff and when I came back I also emailed Hoseasons directly. It has been a month since I have returned and I have received one email in response. I don't believe I can write what I was offered as compensation here but it was completely inappropriate for what can be clearly seen in the videos and photos. The email I received from Hoseasons stated that Brockwood Hall had provided an outline of the drilling which was entirely inaccurate as I had timestamped video footage throughout the day of the drilling. It also said that their say was final and they would not respond to them further nor offer anything else. I have never left a review before but to spend as much as we did on a holiday and to be delivered the below is completely unacceptable to me. To be offered the compensation we were is also an insult.

I booked this last year for my husband and I to get away with the dogs for a Monday to Friday. The site is gorgeous, we arrived earlier than check in, our lodge wasn’t quite ready so we went for a quick drink in the bar and then a walk around the site with the dogs. The staff are all super friendly and they managed to get our lodge ready sooner than the check in time which was really nice of them! We were saying in the Bassenthwaite Lodge. As advised the hot tub wasn’t up to temperature until the following morning, this is due to them being fully drained and cleaned after check out, but you’re warned of this so it wasn’t a suprise. The lodge was well equipped and very modern. We had a double bedroom with an en suite, and then two more rooms with two single beds in each. There is a main bathroom with a bath and shower too. The living area is spacious with a dining table and fully equipped kitchen including dishwasher, oven, microwave, fridge and freezer, toaster, kettle and coffee machine. Some tea and coffee as well as milk was provided on arrival and some dog biscuits, which is always lovely after a 7 hour drive! The water pressure is great, the oven works really well! Sometimes you have to wait hours for them to heat but this was super quick. The balcony/decking area is fully enclosed which is good when you have dogs, no chance of them disappearing off. There are some quite harsh reviews I feel, this is probably the best dog friendly lodge we’ve stayed in and I honestly don’t know what people are complaining about. It was clean on arrival, plenty of towels etc too, one for the hot tub and one for the bathroom for each guest in each room. The site is well maintained too! There are free roaming peacocks who like to visit the balconies so just be aware of that if you have dogs, I wouldn’t want them coming to any harm if you have a pup with a high prey drive! Most of the lakes are within an hours drive! Lovely relaxing stay, I would come again.

We had a beautiful and relaxing break . My husband , myself and 2 dogs really loved this place and will definitely book again . So quiet , well maintained . The hot tub was perfect and cleaned daily . The lodge itself was beautiful , clean , well stocked . I can’t speak highly enough ,the staff were so helpful And friendly whenever we saw them around . Peacocks roaming freely were lovely to watch too . We used the shop which was ok for essentials we didn’t go in the bar /restaurant. If you want a quiet , relaxing stay with breath taking scenery this is the place . We had to travel a bit for a couple of days out but that wasn’t a problem x

Very friendly, clean and with all amenities we could need. A convenient shop, place to walk the dog, and a really good restaurant. We tried the local steak, battered fish, and pizza. All were excellent. The staff are all very helpful and great with conversation and tips on where to visit in the local area, which offered a lot of options for walks. The lodge was compact but had everything needed. The location is set in wonderful woodland and lawn with flowers abundantly situated. We thoroughly recommend this place

We have just returned home from our stay ,lodge was nice and clean a few stains on carpets and tables /dressing tables but that’s to be expected, restaurant on site which I understand is not connected to the hall is pleasant we only ate once there but was nice,reception staff very friendly and welcoming, the views were spectacular from our balcony, we were in the whicham lodge,so had Mountain View’s and could see all the way down to the sea,we only have a few negatives, there was no coffee machine which was stated was in lodge, hot water pressure was terrible took 30 min to run a bath , the play area needs more it’s literally a swing slide and little climbing frame, can’t have more than 2 kids on it at most, shop extremely basic , we ended up going into town to the Tesco for our shopping, which is only very small don’t expect a super store , you are very isolated and if you want to do anything you have to travel, we went to south lakes zoo which was around 30 minutes away and a railway ( can’t remember the name) on the coast again about 30 minutes away and had the most amazing ice cream at a little cafe there , they make hand made ice cream it’s a hidden gem all within walking distance from the train station,the welcome pack you get consist of a few teas coffees sugars and sweetners but not many, 4 small Kendal mint cakes ,small milk and large bottle of volvic, around 5 dishwasher tablets and washing up liquid, the toiletries were a shampoo shower gel and bar of soap,hair dryer was provided,also take great care driving to to lodges it’s very winding single road which has high hedges and trees and it’s the way in and out so can’t see if someone is coming up / down when driving on it we had to reverse up/ down the road quite a few times cause of oncoming traffic, overall stay was ok but because of the lack of things to do on site we won’t be returning but if you want an isolated get away this is the place for you

Hi I am sorry the coffee machine wasn't in your lodge, if you had come to reception we would of had one sent to your lodge. I can only apologise for this and I have no idea why there wasn't one in the lodge. In regards to the coffee, shampoo, etc these are part of our welcome packs just to get you started on your break with us as we are a self catering site. We like to offer our guests the welcome packs to assist you with the start of your break. We are on a windy road and away from the hustle and bustle but our guests love the peace and tranquillity of our site. Unfortunately we don't have the space to make our little store any bigger but we do stock the basics for our guests. There are a lot of great amenities close to us and these are listed on the QR code and also in the reception. Thank you for your feedback
