Everything was very clean, the room suitable for my needs - the bed was comfortable, bathroom clean, and, despite it being nearly full and just off the highway, silent at night which lead to a great sleep.
I didn't try the free breakfast but just note, it runs from 6 to 9 am which really should be 10 or 10:30 on the weekends. They have free coffee and tea 24/7.
Close to the hotel you will find a gas station, 7-11, CVS, a donut shop, and a Wendy's. Didn't really see any other restaurants in the area but also didn't really look. You could check Google maps if looking for other food options.
Fitness area was nice. Pool (indoor) was small and closed at 8pm.
Grab and Go breakfast selection was extremely limited.
Hotel is 2 floors with an elevator. Check in and check out was easy and friendly.
Hotel was clean inside including lobby, breakfast area, fitness room, and most importantly our room. Our room was on the 2nd floor, 2 queen beds. Room was of nice size, including bathroom area. Refrigerator, desk, sitting chairs all in room. TV screen was a tad small and a few of the tv remote features didn't work...but overall this was a nice room. Don't let the surroundings or location scare you away, this is a nice place to stay.
Very friendly staff, LOTS of parking, clean rooms, and in addition, there is a gas station/convenience store across the street, with other options a few blocks away.
The only "downgrade" that prevents me from giving it 4 stars is that the room I stayed in had a 27" TV, which is pretty dinky considering most everyone else is using at least 32 or 40" models.
Still, a very friendly guest staff and they got most of the things I need correct, so I'll gladly stay here again the next time I'm in town.

The room I was put in, Room 109, had absolutely FILTHY furniture and rugs. I can't believe that any property can stay in business with furniture I would be embarrassed to try to sell in a garage sale. Here's a picture of the stained chair - just disgusting.
I went to the front desk and kindly asked to be put in another room, I told them that I just couldn't stay there. They wanted to know what the issue was. I didn't want to say it in front of other guests checking in, the front desk personnel did come out of the office to hear my concern, and they did move me to a room. The second room was also run down, but much better. If I had been put in that room first, I probably wouldn't have complained but just figured "you get what you pay for"
Incidentally, I see another review that also shows the horrible furniture, with a note from management that they are sorry for the issues the guest complained about. But obviously they did not care to fix it, because I was subjected to the same experience.
The hotel is overpriced and run down! We will never stay never ever again!!!!!
Hallways smelled lightly of marijuana.

Hotel: Check in and out was fast. Had a bit of a misunderstanding when we checked in but they worked with us and it was cleared up. Friendly and no hidden fees.
Room: Outstandingly clean! Well stocked and clean crisp sheets. No rips, smells, hairs, dust, water ring or bugs. Everything in the room worked. Carpet was very nice. All updated and clean. Big closet and bathroom as well as the room itself. I didn't hear any noises from other rooms or the hallway. Air condition quiet. Room was dark when shades were pulled. We had not one problem sleeping, felt like my own room and bed. 👍👍👍
Breakfast : Lots of variety, even for diabetics. Coffee, fruit, yogurt, juice and cookies are there all day for your convenience. Did need to use jelly to give the food some taste but it was hot. Dining area large and clean. Very pleased with the variety.👌
Pool: Didn't get to use it but people were swimming in it and it looked clean. Inside heated pool. Kinda small.
Everyone was friendly and smiled. The hotel is clean inside and out. Employees were always busy. The price is higher than I ever paid for a hotel for one night but for visiting the Falls it was worth it. Please leave tips for the housekeepers because they work hard here.
Extra tips for Niagara Falls: parking is fierce, $10-20 a day with not hotel shuttle. Everything is there right by the entrance to the falls, shopping, eating, souvenirs. Park is free but attractions cost. Be prepared for long lines and wait times. Getting on and off the Maiden of the Mist was long, have lots of patience. Wheel chair and electric scooter friendly all over the park and outside the park area. People with disabilities can come here with ease. Brought my 90 old dad. Prices inside the park are high for anything.
