Friends and I were in Franschhoek for a girls weekend and booked out all the delightful rooms at Ashbourne. All so different but equally luxurious. Loved the coffee and tea facilities in the room, heated towel rails most welcome on a chilly morning stepping out of the spacious shower. And can I add the dressing gown was one of the softest and warmest I have ever had the pleasure of finding in any hotel or guest house.
Tim and Nadine are wonderful and warm hosts and helpful with suggestions for eating out and getting transport etc although the guest house is so perfectly positioned that we walked to our dinners.
Breakfast was varied and delicious and the staff friendly and efficient.
Would definitely stay here again and highly recommend.

My wife and I are have both recently retired and we are fortunate to be able do do quite a bit of travelling. We therefore stay at Guest Houses quite frequently. Ashbourne House is certainly one of the nicest, most elegant and comfortable of Guest Houses in the upmarket category that we have encountered. Tim and Nadine are fantastic hosts and we were immediately made to feel welcome by Tim who offered us a glass of cold wine on arrival. We started chatting and it felt like we had know him for years despite just meeting him ! He had really good suggestions around visiting some of the less commercial wine farms in the area that we had not heard of or visited before. The room was lovely and spacious with all the luxury touches mentioned by previous posts below and breakfast was a real treat. If you want a really good break in a special little town that feels like you have suddenly been transported to France, book into Ashbourne House.
Thanks Tim, you made our stay memorable and we will certainly be back !

This accommodation was nice and spacious. The kitchen was well equipped with utensils & appliances, LED/emergency lights available around the house in the case of load shedding, very well thought through. Tim was very helpful in explaining the activities around the area and whereabouts. The garden was really neat with cute statues. Cleaning was done daily unlike most places which only clean after the stay. The parking was a bit tight, but luckily I have a small car so I could fit behind the gate. I took the bedroom under the loft, unfortunately I could hear everything from the loft. Really wished we had more time to enjoy the accommodation, would definitely go back again!

Our group of 8 booked out Ashbourne House. What an absolute treat! Tim and Nadines's very warm welcome set the tone, we had extremely comfortable, well appointed rooms with lovely local toiletries too. There are many areas to relax - at the pool for G&Ts; red wine by the fire or just sit and kuier on the stoep and watch the locals go by. Very close to all the best restaurants in town - we walked everywhere. Nothing is too much trouble for the Ashbourne team. As a group of ladies we felt very safe too. Highly recommended.

My partner and I enjoyed a 2 night stay at Ashbourne House. It's an absolute gem and we loved it. The staff are so warm and welcoming and nothing is too much trouble. The owner Tim and his wife Nadine are really friendly and helpful and are super hosts who make their guests feel very welcome and special. We enjoyed meeting them and chatting to them and they are very knowledgeable and gave good advice on things to do in Franschoek.

Our room was a garden room with it's own private covered terrace at the front where we sat and had coffee and drinks and is a super spot. The bedroom was huge and very well equipped with everything you could possibly need. We particularly liked the full size fridge which is always useful, a great selection of drinks in the mini bar and the all important Nespresso coffee machine which all hotel rooms should have!! This was perfect for us a we love a coffee in bed in the morning. Tea making facilities also supplied. The bathroom was really big and the products supplied were really nice. The room was spotlessly clean and the towels were really soft and fluffy - including the pool towels that are also supplied. In our opinion the room and it's amenities were better than some of the 5* hotels we have stayed in around the world. We were even left a bottle of bubbles in an ice in our room on our 2nd night which we very much enjoyed on the terrace before dinner! A very nice touch.

Breakfast was served in the front terrace and there was a choice of hot food - French toast and omelette highly recommended - and also a continental breakfast if you prefer. Our only minor comment would be that it would have been extra nice to have had freshly squeezed fruit juices.

The pool area although small is just gorgeous and very peaceful and relaxing with plenty of beds available. We spent quite a bit of time just chilling by the pool. The pool was lovely and warm and perfect for cooling off in.

We treated ourselves to a massage during our stay and it was probably the best massage I have had outside of London. Just excellent and the massage therapists were really skilled and very friendly. Well worth every penny if you have time.

My partner had stayed here under the previous owners and he said that it had got even better under Tim and Nadine. We absolutely loved our stay here and I would have been very happy to have stayed a little longer. We will definitely be back on our next trip and can't recommend this gem of of a guest house highly enough.

I chose Ashbourne because they had solar panels so no load shedding. In fact the load shedding was suspended the week before Christmas.
Cindy, Courtney and the staff were very helpful here. The new owner is not a resident. The breakfasts were very good and could be taken on the stoop or inside. We had a large open plan room with large comfortable bed and large shower. We had a kettle with tea bags and a Nespresso machine, a large fridge with items to buy and snacks to buy. A complimentary bottle of red wine was given but didn't use it. There was a buffet of free snacks left in the dining room which had freshly baked cake. This was a nice touch. The pool was small but there was a large tree for sitting in the shade. Entry is via a secure auto gate with parking on the side of the house and plenty street parking on the quiet street.
The downside for us staying for 5 nights, and regular annual visitors to Franschhoek, was that we had no views from room 3 on the ground floor ,billed as a garden room, and no reasonable private outdoor seating. There is no garden by the room just a paved area to the separate front house. The room was made dark by a large vine on the private sitting area in front of it and the seats were too enclosed by the back of the dense vine so not ideal for enjoying a glass of wine in private.

The guesthouse is beautifully decorated, the location is perfect - quiet yet only 5 minutes walk from restaurants. But what makes the place so special are the people. Cindy, thank you so much, you are a great host. Already on the second day you knew how I had breakfast in the morning and your cappuccino made my day. Tim, Nadine, thank you so much for hosting us, your tips for restaurants and wineries were great! We felt very, very comfortable and have already recommended the Ashbourne House to many friends and acquaintances during our further trip. I am already looking forward to next time... because there is no alternative to you in Franschhoek :-)

Once again a delightful stay at Ashbourne. Guesthouse Tim & Nadine pour their hearts into this beautifully run guesthouse in the heart of Franschhoek and it shows.
Each room is cosily decorated and spotless. The bedrooms are open plan with the bathroom. The toilet is separate though and does have its own door. They provide all the necessary amenities and extra bonus: a towel warmer. We were three couples each staying in a unit with their own exit into the garden. It is private and safe. There are other rooms in the main house but I did not get to see them.
South Africa experiences load shedding which means the power company cuts the power to neighbourhoods for 2+ hours a few times a day nearly every day. Ashbourne Guesthouse has, at what must have been huge expense, installed large solar panels so guests do not experience the load shedding at all!
(This will only be a tip for people who like to blow dry their hair: South African bathrooms do not have plugs for hairdryers so if you want to dry your hair in front of a mirror, travel with a long extension cord which you could use in front of any other mirror in the room. Plus make sure you have the right SA plugs which are fairly unique. Their voltage is 220W. The guesthouse did have a hairdryer attached to a wall unit but I could not get it to work. Generally I find these kinds of dryers impractical for anything other than simple hairstyles)
Included with your stay is a delicious full breakfast with fresh fruit, yoghourt, cold deli meats, cheese, muesli, eggs made to order with sausage and bacon. Weather permitting one can enjoy it on the lovely patio with a view of the mountains. They have a coffee station in each room and a mini bar, with some extra snacks at very reasonable prices. Every afternoon there is coffee and cake to be had for anyone feeling peckish. They have a cosy lounge with a fireplace in the main house where one could easily curl up with a book.
There is a small swimming pool perfect for a refreshing afternoon dip.
The guesthouse is within easy walking distance of downtown Franschhoek to browse in the quaint stores, go for lunch or join the famous WineTrams that leaves from the main road.
Tim & Nadine are very helpful with bookings, recommendations and tips. They work super hard and made us feel very welcome. We'd be happy to stay with them again.

Our last minute family visit to Franschhoek to do the wine tram and stay overnight was made all the more comfortable with our recent stay at Ashbourne Villa. The house was perfect for our needs and Tim was super helpful and professional. It was reasonably priced due to the discounted rate and we had a great breakfast at the affiliated restaurant Tapasco the next morning before we left to go back to Cape Town. Highly recommend this stay.

If you are looking for a quiet and relaxing stay,a morning swim in the pool and to start the day with a great breakfast buffet,this is your spot. The rooms are spacious and attached to a terrace/patio where you can enjoy your wine you bought from one of the wine estates in the area or you take a bottle from the well equipped fridge in your room. The town centre is very close,to walk for dinner every night. The hosts Nadine and Tim are very welcoming and they try everything to make your stay very pleasant. All in all a wonderful stay.
