I have been visiting OOB now for at least ten years. I usually stay at the Brunswick however this past weekend 8/23/13 - 8/26/13 they were sold out so i went directly across the street to the inn at soho square. I went into the office and was greeted by the office manager/owner (super nice guy) Mike. I inquired about vacancies and prices. He told me he still had some rooms available and even gave me the key to go check out the room. I was up there by myself for this trip so a standard hotel room was really all i needed. The room itself was a standard hotel room with two queen beds, First thing i always do when staying somewhere is check the bed sheets and toilet. Upon my inspection they were perfectly fine. I was on the second floor (its two story hotel) in room 20. Even tho i was across the street from the beach, i actually could see the ocean from my balcony. I proceeded to go back downstairs to see mike and talk price. He actually gave me discount if i decided to stay 2 nights (i was planning to stay 3 anyway). So he dropped the price about 20 bucks per night which was great. Everything about the room was fine. I mean the room is a basic room, but as far as its purpose it total did the trick and as far as the price....couldn't beat it. The water pressure in the shower was awesome. It had a tv in the room but i never turned it on, because i was always on the go...beach, bars, etc. Only time i was really in the room was to sleep and shower. I hit a pitching wedge about 130 yards and i can tell you as far as location to the beach goes you are 130 yards or less from the beach. Again for the money, location etc this place really cant be beat. One thing i would also add is that Mike is actually renovating all the rooms. Some have already been renovated and are really nice. My room was not one of the renovated ones. I saw the renovated ones and they are really nice, hardwood floors, flat screen tvs, fresh paint, new sleep number beds....really pretty sweet for a standard hotel room He said he expects the other rooms to be completed next year.. Another thing i want to add is as far as cleanliness goes, my room was very clean. Like i said sure my room prob could have used a fresh coat of paint, etc, but it was def a clean room. I was there for three nights and four days, and the workers were constantly in motion doing there jobs. They were always sweeping up the place, watering the flowers, checking parking passes, etc. They really did a incredible job. I actually had a friend stop by sat and sun to sit on the beach with me, and Mike was nice enough to let her park her vehicle there for two days while we were on the beach. He had informed me at check in that its usually one car per room parking but that as long as he had the space available she could park there. Oh and one of the best perks...free ice!!!! that came in so handy as i had brought a nice cooler. Its such a pain when you stay somewhere and you have to go buy three bags of ice in a daily basis. as far as noise, there was none, none from the hotel guests anyway. my nieghbors were really nice, low key and very friendly. The noise that you do here is the music from all the surrounding venues that have bands playing....which to me i actually enjoyed being in my room and hearing the music.in the backround. I have driven past this hotel probably a 100 times and i never ever considered staying there before. Well i can honestly say after my stay there this weekend i will look to this place to stay first. Mike really treated me well, thanks Mike....you will def be seeing me there again. You just gained a lifetime customer....to you and your staff i say keep up the good work and again a big thank you...i was very impressed!!

We stayed at the Soho Inn Friday August 21-2015 . It was ok the beds were a bit hard. But the price was great. The people were very nice and the place was clean. It's a nice location to all the restaurants and a small walk across the street to get to the beach. It was well worth what we paid to stay there but I think if we stayed more then one night I would go with something a bit nicer. Loved that we could walk all around great location if you kids and don't want to be to far away from all the action.

a group of us stayed for labor day. the owner was present and very friendly. he went out of his way to make us all feel welcome. we are planning to return and are looking foward to staying here again. cannot find nicer people.

Not a ONE star ZERO…Horrible, Im a assistant executive housekeeper at a 5 star hotel in NH and this is the worst hotel ive stayed at. My ceiling had water damage and looked like it was about to cave in. Beds were very uncomfortable, squeeked everytime you made the slightest move made my back hurt and to top it off they had bed bugs. We all woke up with bug bites and i figured it was a bite from a mosquito because it was raining but me being a housekeeper i checked after finding a similiar review two weeks prior with someone who also found them. I went to the manager told him, he came to my room and didnt even wanna look at were the bed bug sighting was and just gave me my options. I could move next door (which your not supposed to do because they can travel to the rooms beside the room affected) or he would refund me for my last night. (Didn’t even take the correct steps for a bed bug situation) I went back to him and said i would like a refund and he said “well thats what i was trying to do was move u into the room next door u can check it out.” After all this i ended up having to go wash and dry my own stuff so I didnt proceed bringing these bedbugs home with me (out of my own pocket). Poor management and crappy hotel overall. Coming from someone who has been doing this for almost 7 years please do not stay here!
I got my refund and left. Also told me hes had people in and out of there and has never seen this before.. if you read your reviews and think people arent going to see them someone said they had them..

Hello, The management of The Inn at Soho Square takes the issue of bedbugs very seriously as the safety and comfort of our guests are our top priority. We employ a comprehensive detection program which maintains the highest level of vigilance. Our housekeeping and maintenance staff perform regularly scheduled inspections. In the unlikely and unusual event a guest suspects a problem, the guest is relocated, the area in question is isolated to determine whether a problem exists and, if warranted, the situation immediately remedied. In your case, professional pest control was called in and discovered that there were no signs of anything other than some sand in the bed framing. We have added a note for the cleaning staff to check for sand in all areas of the room so this type of situation does not occur in the future. Regards, MS

I am extremely disappointed! Beware when booking. I booked a room in June for August online. Found out I couldn’t go two days later and called Soho Square directly and spoke with the owner. Micheal, who said he would take care of the cancellation. Apparently that never happened, I just had a phone call from him because we were supposed to apparently check in two days prior since he forgot to cancel it and he was extremely rude and said I never called. It is my fault because I never checked my credit card statement for the refund. Life happens, I guess . Beware when booking is all I can say.

After driving 4, hours for work and an hour and 45 minutes to OOB we arrived at the hotel at 8P: M.We put our stuff in the room, and yes the hotel is outdated but I had no issues with that. After walking around we got back to our room and I noticed a bug. I was pretty sure it was a roach. I asked the wonderful people next to us what they thought it was and immediately they said cockroach. My son was freaked out and wanted to leave. So the guy at the desk VERY friendly and apologized. I understand roaches can be found at high-end hotels. The nice guy in the office said I will put your money back on your card again very nice didn't ask him to do that. So went to get the rest of my stuff and what did I find another roach. I kept my mouth shut. I turned around and some guy was in my room.He said he was the owner and after owning the hotel for 22 years he has never had a complaint about roaches.I wouldn't of even have written this post but he was so rude.I was in shock he basically said oh use the hotel for a day and get your money back lol. Sorry, we were there for 3 hours. The last thing I wanted to do at 11 at night is to drive almost 2 hours home. We had plans to meet people at the beach the next morning. So the one star is for the owner being so rude. I could've dealt with mold in the bathroom and having cracks in the bathroom floor.This is to the owner you treated us horribly calling me a liar. I lost out a lot more than you did. Again if it wasn't for you being rude and scaring my son I wouldn't be posting this at 2:30 A: M.Yes this place is cheap and close to the beach but seriously don't stay here spend the extra money to stay somewhere else.Thank you to the nice young man that worked the desk he was fabulous. Yes, they offered to give me a refund which I didn't ask for but the owner needs to work on his people skills. The picture is of the bathroom floor. A few other guests said they had the same issue they thought it was mold. I can't say if it is or isn't .

I booked this room 5 months in advance. The website was beautiful and the room was advertised as a "suite". I looked at the location and was happy it was within walking distance to the beach.
The room was dirty. Hair in the bed. Toothpaste in the sink and sand in the bathtub. There are no outlets near the beds to charge devices. The beds are very loud. It was impossible to move without waking others. The pillows were very flat. We had to fold a blanket and use that as a pillow. This place is not family friendly. I should have known when I saw the bottle opener in the bathroom. There were intoxicated people hollering outside our door most of the night. Anyone leaving the bars at 1am and just looking for a place to crash might enjoy their stay.

Stayed at this hotel for a weekend, on the first night there I noticed an AC unit had initials ingraved on it and thought nothing of it. So Saturday night comes around and I make my way back to the hotel after a nice night on the pier. After talking to a nice couple next to my room I lean on this AC unit and the inebriated Manger and his buddy's come unglued saying that I wrote my initials on this unit and he saw me do it and that I would have to pay 150 dollars to replace it, I said no, and enstead of the Manger being professional he wanted to engage in a fist fight, I laughed at him and his buddy's because I would rather pay 150 dollars then pay there hospital bills in the long run, long story short the police were called by him and I was kicked off the property for doing nothing lol, the manager needs a tuneup and is very unprofessional not to mention a scared little girl for calling the police after he wanted to start something he couldent finish.

This place was horrible. I wish I had read all reviews before booking. We had lousy cell phone service and couldn’t do a bunch of searching so we chose this place. What a mistake. I guess I learned a good lesson - do your research well in advance to ensure you know what you’re getting.

The bathroom was horrible - door didn’t close right and got stuck so another person would have to push it in to open it. The bathroom floor felt like it would fall through at any minute and you could tell it was moldy underneath the laminate. The bathtub was totally gross too.

The bed creaked a lot when you sat or moved on it.

It was supposed to have wifi - well that was only if you went outside. I suppose the rooms in the middle had better service but we were at the end and couldn’t access it in the room. When you book, you actually choose a room number. We just assumed they would all be the same. And i would expect the manager to have suggested a better room when we checked in considering almost all the other rooms were empty. Wrong assumption.

And one more thing, the railroad tracks were right behind the motel and trains were frequent. Sometimes they blew their horns, other times they didn’t. Either way you heard it and felt it.

The only good things - manager was nice; towels were good, thick and clean; refrigerator worked; sheets were clean; and the hot water was very hot.

I would never stay there again.

Very friendly Staff and Owner. Clean. Steps away from the ocean and all you look for in a beach community. The beach is right across the street, our kids could walk to the Pier with their friends and we all just had a wonderful time.

"not all rooms have ocean view. ask for a ocean view room. the only draw back to this hotel was no kitchen, so if you have kids and like to cook in...this may not be your choice. However if you just need a place to crash and really dont plan on staying in your room much, then i would seriously give this place a visit. Dan - Lowell MA/Nashua NH"

"Ask for first floor where the Internet is supposed to be better, if you need it. Check the bathroom before unpacking and ask to change room if not clean enough, the place is very well located and cheap so if the room were cleaner it would be a great place to stay- Beds were just ok old but check that out to, they put a thing on it to make them more comfy but maybe not in every room..."
