Detailed Reviews
The room was well appointed with a fridge, microwave,, stove and oven (all apartment sized), a Keurig, coffee cups, some pots and pans and plates/utensils. The room was spotless. The bed lacked a box spring/foundation so the mattress is very soft and a little too low for my taste but it wasn’t a deal breaker for me. No daily housekeeping due to COVID but this wasn’t an issue for us. The central a/c unit kept the room comfortable and was very quiet. The shower got super hot (the way my wife likes it) and the water pressure was fine. USB charger ports in the clock radio were a plus. WiFi was decent for email and Facebook though I didn’t try to stream anything.
Outside the room there were plenty of tables and chairs to sip coffee and relax. There were also chaise loungers available right outside our door. At night they have a light show with music which was actually fun to watch. We also met a nice couple while we were watching the show.
Never got to the pool but it looked clean and the other guests seemed to be enjoying themselves. There’s a shed that you can grab beach chairs, boogie boards, floats, etc for the beach.
Check-in was smooth and the front desk staff was super friendly. You get a parking pass for one vehicle. The parking is tight but we always found a space.
You can walk to The Pier in less than 5 minutes. If you come with groceries you could literally park your car and not need it until it’s time to check out. It was not a cheap stay, but given the proximity to the beach and The Pier it was well worth the price!

The Beachwood is exceptional (by old New England beach town standards). The hotel has arguably the best location in OOB. Plenty of free parking (1 car per room). Incredible water temp & pressure in the shower. Full kitchenettes with modern appliances (stove, fridge, microwave, keurig). Updated room decor with LVP flooring. White noise machines in each room to mitigate street noise from the center-of-everything location. Heated outdoor pool, hot tub, fire pit, poolside bar/snack bar, grills & lounge chairs. Literally steps from the sand, Nightly half hour music/light show. Mattresses aren’t the best, and the pillows are awful, but even with that, you’d be hard pressed to find a better hotel in OOB. Will definitely come back here again!!!

This hotel is right on the beach. We were fortunate enough to get a room with a private balcony, but the regular rooms also have small balconies (connected to each other) with a tall-boy table and chairs outside of each room. All rooms have kitchenettes, and the beds & pillows are super comfy. There is a heated pool, a hot tub, and a small shack that guests have access to with beach chairs and other beach accessories. The lobby has free coffee & hot chocolate to go as well as an area to sit and play games and watch tv. In the evenings, there is a light show with music where the pool, hot tub and outside room lights all flash in different colors to the beat of the music. It only lasts for 30 minutes and is really neat, especially if you go down to the pool/bar area with the other guests. Guest service was spot on as well. We will definitely be going back next year!

If you would like to have your bed made or sheets changed or any house keeping done in your room you will need to take care of it yourself. Fresh towels you will need to leave dirty ones outside your door, and staff will drop of clean ones at your door. Beds are very soft and pillows as well. Covid has taken its toll on this hotel. Hotel has staffing problem, loud music every night that hotel plays thru speakers that are placed on their property. They also have a light show where the outside lights on the buildings go on and off. Lights flash red, green, blue. This light show runs from 9:30 pm every night to 10:00 pm Music is extremely loud. TV in the room was attached to the wall and could only be watch by the bed in front of it. Second bed was unable to watch TV. You are paying more money for the room and getting less. We have stayed here many times and have loved this place, But covid,, plus lack of help and has brought this great hotel down. Hotel is clean and what staff they have working is friendly.

My family (me, my husband, two kids) stayed at the Beachwood in July 2023. OOB is our usual vacation spot, and we were looking for a place we haven’t been to before. It was “OK,” but we won’t be returning.
$3,698.92 for a one week stay and the electricity in our room didn’t work properly. Whenever I tried to use the Keurig and watch TV at the same time, the power to our room went out. The first time it happened, I went to the front desk and someone flipped the breaker for me. The second time it happened, I flipped the breaker myself. If I’m spending that much money for a small room, I expect to be able to watch TV and make coffee at the same time.
On our last night there, the bartender had a mishap with the propane tank for the outdoor fireplace that’s in the bar/pool area. I was sitting around the fire with my husband, one of my kids, and a couple other guests when the bartender went to change the propane tank. Fire sprayed out from the propane tank in all directions and singed my husband’s leg hairs. Fire landed on my foot and I’m very thankful that none landed on my baby. The bartender had to use a fire extinguisher to put out the fire that was now happening around the propane tank underneath the fireplace. The propane tank was very close to exploding, and needless to say, it would have been a serious tragedy if there wasn’t a fire extinguisher immediately available. It was a scary experience. At check out, my husband mentioned this incident and we were told that the owner would be calling us to apologize. We never received a call.
I will say that our stay wasn’t all bad. The pool is nice, there were freshly baked cookies at the front desk, and you couldn’t ask to be closer to the beach and downtown. But the electricity problem in our room and the near fatal propane tank incident left a bad taste in our mouths.

Agree with other reviews that describe it as a quintessential Maine motel experience with great beach views. However, when my family and I stayed there, the hotel did a nightly light show from 9:30-10 pm. For us, this lessened our stay: we have a younger child who goes to bed on the earlier side and this kept her up late (which she, of course, loved but was tough the next day). If our child was older (or if you’re staying without children), this is an added fun perk but for us, it was challenging.
I didn’t see this light show mentioned on the hotels website or in any of the more recent reviews here, so maybe it’s a newer/temporary thing? Regardless, for families with younger kiddos, I suggest calling the motel before booking to confirm this is still happening.

My husband and I have been staying here for years. This summer we took our son for the first time. When we go to OOB, we will only stay here. The motel is located in the perfect location, making it so easy to walk to everything. Very convenient with a child. The staff are always so pleasant from the front to the cleaning. The rooms are clean although a bit small. We stay in a king room that includes a small kitchenette and bath. If you stay on the second floor, you will get a nice view of the beach and pool. They added a pool bar a few years ago. At night there is a light show over the pool. The beach is steps away and they have free beach chairs and umbrellas to use. There are always plenty enough for everyone. One less thing to bring! We love that everything is within walking distance. Next door is The Shack restaurant where we often get lobster rolls or a quick bite to eat. The amusement park is a minute away. Even though it is so close, we have never had a problem with noise. You can walk to the pier and shops within a few minutes. It is very easy to go back to the room or grab food. The fireworks on the beach can be seen at the beach next to the motel.

This was our 17th year staying in Old Orchard Beach and we decided to try a new hotel. From the minute you walk into the office, you are greeted with a warm friendly smile from Craig. He was so helpful to us for whatever we needed. The hotel is in the perfect location to the strip. The rooms are clean and newly rennovated with full size refrigerators. They smell clean when you walk in, not like mold. The windows open so we were able to keep the a/c off and enjoy the fresh air breeze. They have nice chairs outside the room so we were able to sit and have our coffee in the morning. I love that they have beach chairs, umbrellas, and towels. One less thing to bring with us in the car. The pool was kept at a nice warm temperature and they have a pool bar. Everything you need is right there. Looking forward to staying here again next year!

Have been bringing the family here for 6 straight years and this past visit was a little upsetting as officer Bill the pool bar enforcer doesn’t allow snacks , food , or any drinks inside the pool area . Bring a can of seltzer in and he will make you pour it in to a solo cup and tell you “. Now you know the rules “ . Completely rude the way he goes about it too . Cannot even bring snacks into the pool area either . Alcohol I can understand but cmon ! A lot of upset vacationers I witnessed this week . Every year a tumbler of your drink and some chips and cookies while you watched the kids swim and play was ok . Not so relaxed anymore . BUT WAIT ! There’s more . 2 days straight locals came to sit around the pool that weren’t even staying there ! They seemed to all know Bill and were quite chummy . They were even smoking POT ( Beachwood is a non smoking facility) in the hot tub with my kids right next to them ! This must be ok for Bill as his friends are buying a lot of drinks at the pool bar . Unfortunately I can’t even have a seltzer water without getting reprimanded. Pathetic

The stay was beyond our expectations! The staff were friendly. Beach access was steps away. There was also a complimentary Starbucks coffee machine in the lobby that made the stay even better. The light show also was enjoyable at the hotel. There is also a bar on site offering beer selections and special cocktails such as a pin-a-colada. There are also a couple of grills on site that any guests can use. The rooms have a kitchenette with utensils. We will visit again and probably make a nice dinner in the kitchenette. The Shack is a nearby restaurant that serves excellent clam chowder and other good food! Highly recommend!!!!! A++++

Check their website to confirm, but this is what I received on my reservation confirmation email:
Cancellations made within 7 days of your check-in date will result in a 1 night penalty. $50 charge for all other cancellations. There will be no refunds after check-in.
The website has pricing. Click on Reservations. I checked some random dates in June (not holiday) and got anywhere from and average of $143 to $187.
I'm not entirely sure as we always go in October. You can go to their website and it lists the prices
Use their website, phone number is there and you can reserve online too.
