I ended up booking this property last minute after leaving an unsafe situation at a different property. The owner was so welcoming, friendly, and informative! The staff were all friendly and fabulous. The location was close to the beach but on a side street away from the main street so you do not hear all the noise. The room was comfortable and had a full fridge, stove and oven, kitchen sink, and counter. It was perfect for myself as a solo traveler. The owner also allowed me to leave my luggage behind the front desk after my checkout since I had a late flight and wanted to spend more time on the beach before heading to the airport. The only negative (which the owner did inform me about upon check-in) was since I was in the smallest room type, the shower stall was tiny, as was the space between the toilet and the wall in front of it. This did not negatively impact my trip, but just something to be aware of when booking a room!

The Beach Villa is hands down the nicest and cleanest place I have ever stayed at in OOB. There are plenty of other great places but this motel is just a step above! The pool is crystal blue and they entire property is perfectly manicured and maintained. The Penthouse is amazing! And they also have plenty of room for parking! My favorite thing is Beach Villa is its a family place so you can sleep and not be kept up by parties all night... you will not be disappointed renting here! You just can’t go wrong with this place! The owners are always around if you should need anything and they are always happy to help! They never seem like you are bothering them... we absolutely love the Beach Villa!

We got the most basic room in the 16 Imperial building and the size was sufficient. We have stayed at one other OOB property together (when this place was booked) and the room was far too small for us to even breathe in.
About a decade ago, I stayed here in the most basic room in the main building, and in a two bedroom in the other main building.
The location is amazing, the price was great, the staff was pleasant and accommodating. The rooms are clean (not immaculate but totally acceptable). All rooms have full kitchens with most of what you need to cook (I couldn't find an oven mitt though, lol) but it saved us sooo much money. The grills are super. The beds are acceptable. We have Purple mattresses at home and it's hard to find a good mattress when we are traveling, but no complaints with their mattresses.
The only complaint we have is that the pool isn't heated. We didn't think it would matter at this time of year (2 September - 10 September) but it totally mattered. The pool was cold and the ocean was colder. We mentioned this and they acknowledged it has been on their minds as well and they may be upgrading it. That is the only reason we might consider staying elsewhere, and only if we go so late in the season again.

We have been staying at Beach Villa Motel and Cottages for several years now, sometimes coming twice a summer, and the reason this place gets repeat guests is the cleanliness of the rooms and property and the owners and staff. Nicest owners you would ever want to meet! We enjoyed the poolside firepit this year which was a nice place to sit after dinner. The rooms are clean, ALL the bedding is washed in between guests, the wi-fi is excellent and it is a 1 minute walk to the downtown area of OOB and a 5 minute walk to the beach.
I highly recommend Beach Villa Motel and Cottages. Me, my sister and her family will see you again next year!!

We stayed at Beach Villa from June 27-July 5! We have been staying here for the 4th of July week for over 10yrs. The place never disappoints! Always clean and the staff is so accommodating! I adore Cindy and Bob! They are like family to us. During this COVID summer, they put everything in place to make us you feel safe while following all the state guidelines. The location is fantastic with a 5 min walk to everything! We enjoy vacationing here every year and will continue to come back year after year! Thanks for hosting my summer vacation!

Great place to stay was close to everything. Was very clean and quiet. We stayed in cottage which was very spacious. We look forward to staying again. Highly recommend for families. They were very accommodating to our needs of a big family so we could all stay at the same place to enjoy our vacation.

Best place to stay! The owners are so friendly and accommodating they feel like family. Rooms are nice and a great size. They have a full size fridge, stove, kitchen sink with everything you need for your stay. The grounds are kept nice and rooms are always clean. I highly recommend staying here!! We love Bob & Cindy and the whole staff there!

If you aren’t staying here, you are missing out! Yes, you have to walk to the beach like 5 minutes away but this motel is quietly tucked in on the back street that goes directly toward the pier and is worth the extra steps. The owners are part of the charm of staying here. They are accommodating and want you to enjoy your stay and come back again. The pool is a perfect escape when you return from your day at the beach. The Brunswick and the pier are just a few minutes (good exercise) away! This is at least our 6th stay. We will be back again! That’s Bob, the owner, who was supposed to be taking our picture but snapped a few of him too!

Yes there is Rite Aid w many quick items snacks candy etc there is one just up a bit on Saco ave and there is Hannaford big grocery store on rt 1 about 5-10 min drive depending on traffic.
The standard two bedroom suite share one long porch. Many guests usually request C6, as it's the last standard two bedroom suite in the row, (no foot traffic by that suite). Also, it is right in front of the pool! I will find a good picture or two that will help with a visual! Thanks for your question and interest!
Dogs are allowed off-season (after Labor Day and before Memorial Day) in select suites. Best bet is to email (or call) to check on availability and policy of pet friendly suites. Thanks!
