Room completely renovated, new blinds. Very clean room. quiet place a little remote. We don't hear much traffic. Mini fridge, coffee maker, microwave, hair dryer, a/c, beds are good. Internet works but does not provide enough at times for videos and see photos on facebook. On the ground, small games module for young children. The hotel has different buildings and cabins. I booked for 2 nights, this part of the hotel seems to have been completely renovated. We were there in the low season. 17-18 May 2024, then about 70% was unoccupied, it had rain and was cold all weekend had to put heating and stay in our room and listen to the tv and shopping. I will go back.

This is the best place to stay. I can't believe all the changes for the better. Rooms are so clean. I can't believe how nice the owners are. They go out of their way to do anything you need. I will be staying here a lot. Compared to the other places to stay for all you get you can't beat the prices. Much cheaper than other places.

We stayed at Marcotte Motor Court a couple of weeks ago. We had a wonderful time. The motel was very clean, quiet, and well cared for. The owners are delightful -- they go out of their way to make your stay really enjoyable. It is a short distance to the beach and nice restaurants. We did not get a chance to take the trolley but it stops right in front of the motor court and will take you into town -- maybe next time.

I have debated writing this because I don't like to contribute to anyone losing money, especially as tight as times are right now, but I always read reviews and make my choices based on that information. My experience was nothing like what I read in the reviews prior to booking, so I feel obligated to share my experience. When I checked in, the cigarette smoke in the office was so thick I could hardly breathe. The lady who checked me in had no idea what she was doing and seemed a little drunk. She asked me my name three times. She kept telling me my card was declined. I told her about five times that I reserved and paid via Booking.com. She continued to tell me my card was declined. She walked over to show me and I don't know whose paperwork she had but it wasn't mine. I told her my name a fourth time. She finally got it right and gave me my key. I walked up to the door of the room and there were cigarette butts everywhere, and someone had left their pack outside my door. The curtain on the window was thinner than a sheet of paper and useless. There was not a single light in the room other than the bathroom light. I called as soon as I noticed (around 6 pm) and got the answering machine. It said office hours were 8 am to 8 pm, and that if I was calling outside of hours I needed to walk over and get the number of the paper stuck to the office door. The message said if I was calling within office hours that I should leave a message and they would get back to me WITHIN 24 HOURS. Nobody ever called me or came to bring me any kind of lamp, etc. It gets dark early in October so I was stuck leaving the bathroom door open the entire time and using the light from my phone. There was mildew in the shower. *Edit: see attached photo of my receipt. Added it because owner decided on my review on Booking.com to say my card declined, I was drunk, and she felt sorry for me. Take a look at my photo there and then at her stellar spelling and grammatical skills and you decide which of us is the liar.*

My afternoon was a Seinfeld episode. After driving 8 hours I was told upon arrival that the property was over booked and a room was not available. The staff made no effort to make alternative arrangements or correct the problem. This was after booking.com took my money. I would note that we were not the only party this happened too today at their property. Fortunately I am with a group who's room didn't get cancelled and we were able to juggle accommodations for the night. Dear owner, I understand that booking.com may have made the original error but you arguably have one job here - to take and manage reservations. And an error in the phone number is no excuse for waiting for the arrival day to reach out or utilizing the email address on the reservation, nor is it an excuse for s***ty customer service. Booking.com did advise that they would be providing a prompt refund, I am standing by on that.

We stayed at here a few years ago and loved it!! The pool was clean, grounds were kept up, the grills available were clean. This stay was very poor, no picnic table near our room, no grill near by, had to use the grill on the other side of the property, I left the grill in better condition then I found it. I.love swimming, not able to swim, the pool was barely running, not cleaned and garbage was all over the ground, sleeping was poor, the full size bed kept falling off the base. I witnessed many patrons waiting for someone to come to the office, new owners were no where to be found. The staff was very sketchy, drinking while on the job, one gentleman looked intoxicated !! I would never go back!!

we had booked a trip 6 months in advance for orchard beach. we just got a notice that our room will cost over 400 more because (according to the manager) their computer somehow got hacked with different dates and it gave them wrong dates and price information .apparently, they didnt find all this out until around a month after booking, at which time my reservation was cancelled with nothing but an email. ithought i was the only one this happened to but if you read reviews it happens quite a lot. guess time for them to get a unhackable computer

Booked a two night stay, and almost left as soon as I saw the room. I thought I was going to stay at a nice mom and pop motel, which I guess it was before the new management took over. The room was a good size, and was clean enough but was VERY austere, didn't even have carpet. The blinds did not close all the way so I did not have any privacy. The a/c did work, but minimally. Security wise it was very poor, just a flimsy lock on the door knob, no chain lock, no dead-bolt. I did not feel comfortable leaving valuables in the room, and when I was in the room I leaned a chair against the door, not that it would keep anyone out, but at least it would make a noise if someone came in. Everything in the bathroom worked fine, plenty of hot water, and towels. I did not plane on swimming which is a good thing, as the pool looked pretty green/not clean. Not saying I would steer clear, but I definitely will look somewhere else my next trip up to Maine.

Was so excited to return to Marcotte. To my dismay, it's under new management. It has gone so downhill now. Workers for the hotel drinking while working, can't really sit outside like before or you may get a contact high. The pool is dirty and the place is not so family oriented as it was before. We left 2 days early and gave the last 2 nights to a young man in the next room. No refunds even for an emergency situation at home.
I just was so sad that it had changed so much. Also, there's nobody in the office ever really. You have to call, at any time of day or night, in order to have someone come to you or the office. The entire atmosphere is ruined and gone.
I loved this place. Now I wouldn't recommend it to anyone, especially families. It's actually pretty sad.

Musty and no cancelations

We visited the day before and found the cabin assigned to us to be musty with mold and mildew in the air. My friend is severely asthmatic and could not stay. They offered a smaller room with no kitchenette for the same price but it was just as bad. They use loads of deodorant to hide the smell which I myself am sensitive too. They would not even give us a partial refund as they had set it up that way with booking dot com who claim to offer only the best in hotels. They knew we were unhappy and blocked us from leaving a review. Don't stay here and don't use booking dot com. We had previously stayed at Moontide and that was 100 x better.
