Kiani Beach Resort, celebrated for its exquisite beachfront location, offers guests stunning sea views and easy access to local highlights, though a few may find it somewhat remote. While the array of pools and beach proximity are crowd-pleasers, some areas, particularly the bars and restaurants, fall short of a five-star standard. Accommodations vary, with many enjoying spacious, clean rooms with impressive views, but others encountering maintenance and cleanliness issues.
The service is often commended for its friendly and professional staff, despite sporadic lapses. Guests enjoy the vibrant atmosphere, but some suggest it could benefit from updates. Critics of the resort's value point to unexpected charges and less-than-impressive all-inclusive options.

Detailed Reviews
Hotel's Favourite
Our first time to Crete and to the Kiani Beach and the hotel gave us everything we were looking for in a 10 night relaxing break.
As we were travelling with an 18 year old we chose the superior maisonette loft room which was ideal for our requirements. The hotel provides activities throughout the day and evening for all ages from young children in the kids clubs through to teens and adults.
Although staff said there was circa 1000 guests at the time we were staying we never felt overcrowded as the complex is large and the accommodation is well spread out.
The 3 restaurants can get busy at mealtimes but staff work hard to clear tables and we primarily went to KBR restaurant 3. Buffet style like the others but a bit quieter in numbers and we were always greeted by George and his friendly team who worked there.
We also used the Roof Top Restaurant which is not part of the inclusive package and only operates Friday night to Sunday evenings. Spaces are limited but the staff were very attentive explaining each of the dishes from one of the 3 set menus and we all thoroughly enjoyed our experience.
We would definitely recommend this resort as there is something for everyone and staff go out of their way to make your stay enjoyable.

Over all a nice hotel.
Room was decent size and modern although their were problems. E-mailed the hotel more than a month before our 1 week stay (03/10/20) and asked for a double bed/room, (The booking said double or twin superior).
On arrival their were 3 single beds in the room. Phoned reception and was told they would resolve whilst we went for the evening meal (we arrived at approx 8pm). On returning back to the room we found they had just pushed 2 of the beds together and put a double sheet over the 2 mattresses and provided a double quilt. The beds/mattresses were not connected together, so kept parting. Not good for a couple 😉
Watching the many ants in the room was better than watching the television. Only a couple of news channels in English and the Smart/internet wouldn't work.
Food was ok, but the choice could have been better. Some of the staff put very little on the plates (because of covid staff were the only ones allowed to touch the serving utensils, which was a good thing).
I'm a big man and eat a lot, but the amount put on my plate on several occasions wasn't even enough for a child.
The barman at the bar nearest the beach needs to adjust his attitude. Asked him if he had any blackcurrant cordial and the response was him demanding to see my wrist band and telling me to move to the other end of the bar for the all inclusive drinks.
As for the all inclusive drinks, very limited. Had 2 drinks one night at the pool side bar and that was it. After that we went to the super market and purchased our own.
The all inclusive snacks at the bars were very poor, some ham and cheese sandwiches with a slice of cucumber, the same on a bread roll. Some just cheese and cucumber. Slices of sponge cake and some apples, all wrapped in plastic/cling film and kept in a fridge. No hot food such as burgers, hotdogs, paninis etc.
Most of the staff were friendly and helpful (especially Penelope, thank you).
Compared to a 3 star hotel I stayed at in Corfu, then yes, I would say this is a 5 star by Greek standard.
Compared to the 4 star hotels I've stayed at in Spain and Majorca I would rate this as 3+ stars.
I think things (food/snacks etc) would have been better if it wasn't for the difficulties that are being caused by covid. The hotels overall approach to hygiene and sanitizing was very good.
Despite the criticisms above, if I go back to Crete in the future I will consider staying here again (although maybe not all inclusive).

Me my wife and 3 lads stayed here for 10 nights ' arriving home just a few days ago.I honestly didnt want to leave' the hotel is almost flawless. The rooms the staff the food ' the location all perfect.I was slightly worried about going due to the pandemic but this place has got everything sorted to a tee. Apart from social distancing in the fabulous restaurant' and staff wearing masks behind the bar , you would never have known the pandemic was here. Both pools were really clean and manned by amazing lifeguards so you could relax knowing the kids were safe. The bar staff were amazing ' especially the one away from the beach .Big thanks to eloise and sarah who looked after me and my family(and also made the best mojito ive ever tasted. You can upgrade to vip for 10 euros and i would reccommend this if you want to drink ' there is an endless choice of drinks that never stop flowing.we had a night flight home and the hotel let us stay all day and we still got breakfast and tea.The food is the best all inclusive i have been to' i couldnt fault it.The hotel organised a 2 hour bost trip that was breathtaking and good value ' shout out to demitri our skipper' ill never forget cruising around the island in the 34 degree heat The beach that the hotel is located on is really private and is pure paradise. We spent hours swimming in the sea' dipping in the pool then get a drink .repeat.All in all one of the best places ive stayed. I will be returning asap as i fell in love with crete and chania .

Upgraded new room at the back of the main building was absolutely lovely, although we stayed there for a week and the beds were made only once and the sheets never changed but this was probably due to covid measures. Also all drinks, coffee, tea making facilities were taken out of the rooms.
The thing that lets this hotel down massively is the food and drinks. The food is nowhere near 5 star quality, it’s cheap, basic and repetitive. I’d expect better from a three star hotel. We ended up eating out three times which kinda defeats the object of all inclusive.
Drinks are terrible. All mixers from the gun are disgusting. We upgraded and paid an extra 10 euros per person per day for cocktails but they are still not good and if you want a can of Coke for eg, you still have to pay. Same for ice lollies. So this all inclusive isn’t fully all inclusive. Canned beer is included.
If you are travelling during covid times be prepared to queue for buffet food which you cannot serve yourself.
The hotel itself is nice enough, the pools and sun loungers are comfortable.
The beach and sea is lovely. Sandy and shallow.
The village of Kalyves is nice about a ten min taxi ride away. I’d recommend Stels Bar which serve all their tapas dishes at 3 euros and it’s so much better than the hotel slop. Chania is well worth a visit at about 25 mins and 25 euros one way. We found the food in restaurants outside the complex to be fantastic, fresh seafood, meats and salads, very reasonably priced.
I would recommend Kiani Beach resort and I would go again but I wouldn’t take the all inclusive option as it’s not good at all.

So after reading all the reviews before we went to kiani beach we was really excited about our holiday. We got there and our room was the back of the hotel small, basic room not like others we walked past anyway they do this so you will pay for upgrade !! offering you "VIP" for €10 per adult per day ! this includes a bottle of water in the fridge ! A new room with netflix etc and basically all the things a 5* should be anyway. How is a bottle of water a day on a VIP 5* upgrade ! Every 5* i have done you get a mini fridge full of goodies !
Food - I thought it was good but i love salad and fruit and yoghurt etc however due to covid they serve you which leads to massive ques for each section meaning cold food by the time you get a drink. If you sit down forget sauce you have to get back in the long que ... a joke basically. Gloves or gel on the stations would have mad a lot more sense. Little things like staff putting chocolate croissants on your baked beans, giving you 1 sausage and a plate full of chopped salad tomatoes. frustrating ! Got very same same as all all inclusive do i suppose. Drinks menu very limited unless u have VIP package. No milkshakes for the kids or cocktails for adults.
Staff- Most very miserable and look blank at you. No atmosphere or feeling of involvement like all other family resorts.
Cleanliness- This was poor and i have been to cleaner 3 *. pool sides not washed down, dropped ice creams still their the next day. Tables not wiped pool side so all ants and coffee all over them. Never seen anyone cleaning the pools etc. Food left of tables at meal times for a long time. And what drove me insane was the fact their was 4 of us in a room and they only ever give us 3 towels !! How annoying someone has to use a wet towel.
Wouldn't go back unfortunately and thats a shame because i love greece.

I went with a group of friends for 6 nights during September. With covid still going around we were a little concerned by the hotel took many precautions with hand sanitizer all around the resort, markings to make sure people were 2 metres from each other, staff wearing masks etc. All of this helped put us at ease upon arrival.
Our room was lovely and was cleaned on a daily basis with both shower towels and beach towels regularly replaced.
The facilities at the resort were great with some great outdoor pools as well as one indoor. We did not use these a lot however as the hotel opens onto the beach so we opted to swim in the sea most days.
The only issue we had was with the food. With it being a 5 star resort we had hoped it would be of quite good quality, however we quickly learned that it was okay at best, it was very obviously buffet quality food, bought cheaply and in bulk. It was of course still edible, but I rarely ever looked forward to lunch/dinner.
This however did not ruin the trip. We upgraded to the VIP package as well whilst there and if planning on drinking even two cocktails a day it was well worth it as each cocktail costs €7 and the VIP is €10 per day. The staff was also lovely with the bar staff coming to chat with us after the bar closed in the evening.
Overall, we thoroughly enjoyed our trip, however, if you care a lot about the food you eat and want good quality, I would recommend elsewhere. It did not ruin our trip, however I know if I went with my family rather than my friends there would be more disappointment as we always love the food on our holidays.

Really enjoyed our time at Kiani Beach. Lots of positives, but a few areas which could be improved.
Pros:
Staff were amazing from the moment we arrived! We got there at midnight and they took us to the little drinks area where we grabbed some cold drinks, coffee making bits and some snacks.
Sun-beds were always available and we never struggled to get one.
Beach was lovely. If you walk to the right for about 5-10 minutes, there’s a lovely little bridge over a pool where the river meets the sea.
Beds are comfortable.
Entertainment every night and a little something for everyone. Some better than others, but that’s expected.
North wing bar by the beach was much better than the south wing bar.
For those not on upgraded VIP they offer a couple of cocktail nights per week where all guests can have all inclusive cocktails (con related to this).
Food at lunch and dinner was reasonable and we could always find something that we liked (again, con related to this).
Both pools were lovely, not too crowded.
Cons:
Cocktails aren’t consistently made the same, sometimes they’re amazing and sometimes they’re not so nice. I would recommend the mojitos and daiquiris, ask for a frozen passion fruit daiquiri (not on the menu). Very nice! Be mindful that the bar staff do not use measuring tools to make the cocktails and depending on who serves you, will depend on how strong the drink is.
Food is a little limited and could be seen as repetitive/boring after a while. I didn’t really enjoy the breakfast, but I think that’s quite common dislike for Brits in European hotels. During covid times, the staff will walk you round the food with your plate and serve the food for you, which is a little frustrating as they have no portion control. So make sure you specify exactly how much you want of each thing.
Cleaning is a bit hit and miss. During covid times they are supposed to clean your room every other day, but for the first 3 days our room didn’t get cleaned and we had to request it. After that, there were no mishaps with the cleaning.
All in all we had a lovely time and the staff made us feel welcome and looked after. We would recommend this hotel as the cons aren’t massive. Thank you kiani beach for a lovely stay.

It is not that obvious when you book this hotel that there are two halves to it separated by a quiet road. One half has the beach, and a large and small (baby) pool - these pools have no slides or lanes. The other half has the small pool with kids slides and the main pool with lanes and a general pool section. Whichever you book you have access to all of it and it is not a very big resort so very easy to go from one bit to the other. Both sides each have a main restaurant, beach/pool bar and kids playground.
The thing to note is that if you don't book a room with a beach view then you are likely to either have a pool view or not much of a view at all. This might not be important to you but for us with small children we were mostly sat on our balcony area in the evening as the kids slept so we wanted a nice outlook!
The food was excellent. Served by the staff due to Covid but there were not huge queues and often none at all, so I wouldn't let that put you off. Very good variety of food on offer and the salady bits were really delicious and fresh. Meat was also very good. My kids loved the puddings and never a queue to get these as they are all self contained.
The pools were ideal - something for everyone. There was the standard towel reserving going on which didn't matter too much as there were usually plenty going except on our last couple of days when there were pretty much no loungers at all. I think they either need to provide more loungers when the hotel is busy or stop people laying towels down and then going off for hours!
Beach was sandy - a few stones but 90% sand. Not very big though and no space to really have loungers on the beach although some people dragged them down anyway. Fairly private as only really accessed from the hotel.
Pool bar was great and the crepes and pool snacks were really nice with lots of options.
Playgrounds were pretty good although some of it got too hot in the middle of the day and would benefit from more shade. Better to go early or late when it's not so hot.
Room was good but not amazing. It would be better if the kids sleeping options were a bit more kid friendly. My youngest is too big for a cot but not big enough to sleep without a bed guard really so we ended up pushing the bed up against the wall and have my oldest the other side so he didn't roll out. Also the layout meant that they were sleeping in the room you first walk into so in the evening we were having to creep past them not to wake them! We have experienced better layouts at other hotels as well as beds with guards for kids (it doesn't matter if they have them but don't need them!).
All the staff were very friendly and helpful (special mention to Anastasia at the beach bar and Vaska the life guard).
Overall we really enjoyed our stay here.

We stayed at Kiani Beach last October on a family holiday, all in all we were all very pleased with our experience here. Although it is rated as a 5 star personally it’s not what I would rate it but it is above what you’d expect for the money. The staff are fantastic and nothing is too much trouble, the rooms are clean and spacious with everything you could want (we weren’t on holiday to spend time in our room), food and drink are plentiful and what you would expect from a Greek all inclusive. There were plenty of beach activities for the children in our party and the location directly on the beach was ideal for them. The pool area was clean with plenty of loungers available, although the outdoor pools were a little cold, but it was October and there was a pretty large indoor pool available. The only downfall was that there was very little to do around the hotel it is in a very quiet location, although the staff are happy to arrange transport to areas of interest. Also if you’re a cocktail drinker like myself be prepared to upgrade to gold bands for an extra charge, personally I’d prefer they add the extra charge to the overall price so that the cocktail list is all inclusive for everyone it would make things easier for the bar staff, who are fantastic. All in all a really good stay at the Kiani Beach we all came home rested and relaxed.

After having a rubbish year and thats not including covid! I booked this holiday for me and my boyfriend to have a relaxing week before the end of the season. We were a bit apprehensive as in the UK we didnt feel that safe going out and about but I had read a number of reviews from people going abroad and saying how safe they felt.
So we thought we'd take a chance and booked this last minute.
We're so glad we did!!
The flight over was quiet, chania airport was quiet and the transfer to the hotel didnt take long.
Couldn't fault the hotel either. All the staff wore face masks and the I noticed the cleaners wore gloves too. The cleaners cleaned the rooms and changed the towels every other day. The hotel was cleaned throughout and they cleaned the sunbeds daily
With regards to the all inclusive the staff (wearing masks and gloves) served the guests which stops the handling of the utensils. The queue for the food did get long at times but this went down very quickly with the amount of staff serving. Tables were cleaned as soon as they were vacated and drinks were also served by the staff again with a queuing system in place.
I cant praise the staff enough for how hard they worked in the restaurant. The only thing I wouldve preferred is for the guests to perhaps wear masks when going up to get the food as well.
We only went to the beach bar and again excellent service from the bar staff and a queuing system in place for drinks throughout both the day and evening. The evening entertainment was really good a variety of bands, bingo, quizzes and karaoke.
The pools did get busy late morning but not enough that you had to get up and reserve a bed at all
Was happy with all the food and drinks within the all inclusive package
There was entertainment during the day. We enjoyed doing the aerobics in the sea!
We thoroughly enjoyed our stay at Kiani Beach and would stay again and so glad we took the risk and had an amazing holiday
Again many thanks to all the staff here that made us feel safe
