The best thing about this place is the view onto the lake and being able to watch the sunset. Now: 1) The room was old and in need of a good cleaning. 2) No hot water in the bathroom sink. 3) Patio blinds were messed up and couldn’t close . So basically I gave a 2 for the view.

I've driven past this property so many times while in town and always thought it looked kind of cute in a retro kind of way. The grounds are well-manicured and they have little pavilions with tiki lights next to the "lake". So, on this trip, I decided to give it a try. First the positive points -- the owners are friendly and welcoming, the room was technically clean, and the WiFi was good. However, the rooms are extremely shabby (and not in a shabby-chic kind of way). I could deal with shabby...what I could not deal with was the extremely thin walls. By "thin" I mean this: it's best if your just put your TV on whatever channel your neighbor is watching. Trust me. Also, you will hear every single word your neighbor utters in their room....every. single. word. Finally, don't be surprised if you wake up in the middle of the night to the sound of your neighbor snoring. I am serious.

We stayed at Lake Roy Beach Inn with our grandson and had a good experience. I recommend this place if your are looking for something nice and easy on the budget. We went to Lego land it was only minutes away.

The reviews definitely seem to be inflated - this is not a very good place but somewhere between fair and poor. The room was clean and the picnic area by the lake was very inviting - everything else was poor. From far it looked fine but once out of the car, I developed very different impressions. The lobby had the thickest imaginable musky smell of decades of what I would imagine delicious Chinese food (not Panda Express but the original stuff) and looked like I had travelled back in time to find myself in an ancient souvenir store. If you do decide to stay here after all, be sure to pay attention to the directions to your room - one way in and one way out for each section of 3-4 rooms. The doors were difficult to open/close and lock/unlock. Another reviewer said that the furnishings looked like they were pulled out of a dumpster and i really have no arguments against that statement. The shower head was so clogged up that it was spraying a fine mist uniformly throughout the entire bathtub. Breakfast included burned coffee, bagels with cream cheese, bread and butter, Hostess brand mini donuts (quite good), and cereal with milk (which had a best by date of 5 days prior to our visit but tasted fine). Water is $1 at the front desk. The pictures of the hotel must be from several different decades because some look more current than others. Tubing in the lake and lounging at the "beach" - think again - we spotted a couple of alligators.

We cane to visit friends in Winterhaven FL and looked for a place close by. I think the pictures of the lake is what drew my attention and the proximity. It is old run down poorly maintained property that sits in a beautiful lake. From a distance things look ok but then you see the lack of attention and decay. The rooms have window units. Door knob was loose and about to fall off. Had to get a screw driver from the office to fix. Room is clean but mix match furniture, bedspread, and worn furnishings. We were assigned a second floor room but with no elevator there was no way two seniors could haul three heavy suitcases up the stairs. No help for us but to pay an additional 30$ a night to be in the first floor in a half empty hotel. The pool is inviting and the sunset was nice but I wouldn’t recommend anyone coming to this place. The door jam is rotted and looks like termite damage. This was our first impressions. Maybe tomorrow will be a better day.
