The property is located on a quiet street in Summerstrand and is a short walk from the seafront as well as a shopping centre. The host Christopher is very welcoming and is on hand to provide everything you may need. Our room was compact but clean and was beside the pool area. Breakfast was delicious and everything is available to order. This means that the breakfast service is not too quick and I prefer to be able to help myself to cereals etc but this is just a personal preferance. I always felt completely safe in this property and the surrounding areas but I do feel that the rooms would benefit from having a safe. Most places have them these days and it felt a little odd not storing away valuables. Overall though we had a great stay at Manor 38 and I would recommend it for your stay in Summerstrand.

We stayed at Manor 38 for 2 nights over the Christmas break and had an enjoyable stay. The location is in a quiet and safe neighbourhood, but within a short Uber ride of various restaurants and bars. Christopher, the manager, was exceptionally helpful and pleasant and really made our stay.
The pool area was pleasant and there were sunloungers and towels provided. Due to a drought the pool could not be filled in full, but it was still possible to have a nice swim.
Breakfast was fresh and cooked to order. The table was beautifully laid out by Christopher. The honesty bar was well stocked and very well priced!
As we booked last minute, only the smallest double room was available. The room was smaller than was ideal and there were a few issues (broken luggage rack, worn curtains, no air con so the room became stifling hot at night). The shower room was very small and hot. The bedroom is located just off the communal sitting room, and sound seemed to travel easily. We were awoken at 6am one morning by the TV in the lounge being switched on, which was slightly annoying. We had a look at the occupied rooms facing the pool which were far more spacious and pleasant. We would return to Manor 38, but would stay in a different room.

On arrival you come up to a large gate so you have space to park your car safely The person checking us in was nice and welcoming, you need to tick what you want for breakfast on arrival which l don’t like to do as l do not know how hungry l will be. The room was clean and presentable but it didn’t have an air conditioner but had an over head fan that unfortunately was squeaky so couldn’t use it so we didn’t have the best sleep. (The cheaper room inside does have air conditioner) The tv was hard to work, and couldn’t find any local channels, but it did have Netflix and some other apps when you got it working. The pool is a good size but it needed a net to get all the leaves out and it did have something at the bottom which didn’t look inviting, when we arrived the sun was setting and so the pool was a bit cold for me to swim. ( next morning it still needed cleaning but nothing was done) Breakfast was very nice, coffee (cafeteria)which was nice, orange juice l am not sure it was fresh as it tasted artificial. I had fresh fruits and yoghurt and muesli followed by a cooked breakfast it was all very nice, and cooked Perfectly I think with some friends this place would be nice, or even some more guests, but if you like the quiet then it’s more for you.

The staff is really friendly, can't fault them but the property is extremely disappointing. If we got there a bit earlier in the day and I hadn't paid so much I would never have stayed.
I didnt get the room I paid for and the room wasn't clean. Carpets are dirty and the curtains are moldy. The room was so stuffy I could barely sleep. The pictures portrayed this property to be so clean and modern, but this is misleading. The bathroom isn't even cleaned properly, really not impressed. The property definitely needs some maintenance - I mean the grass wasn't even cut. If you're running a 'hotel' at these prices you really should make an effort.

I recently booked a stay for a colleague and had to extend the stay last minute. The hosts were super helpful in making a room available even though they were booked. I can recommend Manor 38 for their prompt communication and friendly service.

We only stayed here for one night, very welcoming on our arrival. Our room was number 3 at the top of the stairs, so did here people. Room was spacious, comfortable and great shower. Everything we needed. Breakfast was pre booked the day before and wasn’t great to be honest. Overall plenty of food and well presented just not to my personal liking.
It’s was a gated a car park so felt safe in side the area/town it’s has lot of homeless people which is uncomfortable.
Its a was a nice pleasant stay for our travels, but would honestly not come to Port Elizabeth itself.

Christopher was attentive at all times and great at finding solutions to suit my needs, when extending my stay. Great to have a place that was attentive, but not overbearing. Christopher is an absolutely fantastic host, can't stress that enough.

Superb location, excellent made-to-order breakfasts and a nice pool. Best thing about the property was the helpful and attentive staff, led by the manager, Christopher. All local attractions are accessible by Uber at very competitive rates.
