My family (myself, wife and two girls ages 6 & 8) stayed at a condo in the community for one week during winter break. It's a gated community which added a feeling of safety. Our unit was beautiful, spacious and had everything that we needed. The kitchen was fully equipped. We had a partial view of the lake from the living room. The sliding doors of the living room opened up to a large courtyard area where our girls enjoyed going out to play in the snow. There was also a heated pool and gym which we did not take advantage of. It was very quiet and the other people we did meet were very friendly. The property is really beautiful and we enjoyed taking evening walks to explore and walk down to the lake. The community is a 5 minute drive from Safeway and a handful of local restaurants. It's also ~30 minutes from Ganlibakken Ski/Sled Hill and ~15 minutes to Diamond Peak. The wifi was faster than what we have at our house so when my wife and I had to jump online for work while the girls were streaming there was no issue. We definitely would stay there again.

We stayed 3 nights at this condo complex in October 2006, and have to rate it among the best ever. We stayed in a 3 bedroom/2.5 bath condo with large decks off both the living room and master bedroom, overlooking the lake and mountains. We could hear the waves lapping at the shore, and no traffic noise at all. Totally serene and relaxing.

The unit was fully equiped with kitchen, fireplace, wireless internet, VCR, DVD (plus about 100 DVDs), washer and dryer, dining room, and all linens. The decorating was tasteful and cozy. It was really clean, except for some kinda dusty bed linens.

There is a neighborhood swimming pool, club house, sauna, fishing pier and tennis courts about a quarter mile away. And what a neighborhood it is! There was a house down by the pool for sale for 6.9 million dollars.

I'll also throw in a general comment about the North shore, which is really low-key and nice. South Tahoe is hideous and over-developed. So if you're trying to decide which part of Tahoe to go to, GO NORTH! Also, I'll mention how nice the lake is in autumn, full of fall colors, and empty of tourists.

We stayed in apartment #21 for a long weekend. It was a great apartment with a fantastic position by the lake and convenient for shops and restaurants in Kings Beach. But I have to mark the review down because of how ripped off I felt when I booked through their website. The advertised price was very competitive and looked like a great deal for low season. When I booked there was an asterisked statement at one point in the tiniest font which I didn't see at first stating price does not include fees and tax but no indication as to the value of these other costs. I only found out the value of those other costs once I have filled in the credit card details, hit pay, and got the payment confirmation and receipt. I then found out there was a $108 cleaning fee, a $35 'processing fee', plus the tax and I was paying $200 more than they advertised the apartment. I duly felt very ripped off. I considered cancelling the booking but they have a 90 day non-refundable policy and as I was booking less then that before our trip it was instantly not possible. I will add that the apartment was still reasonably priced even with the extra charges but their method of extracting more money from me was very tricky.

The website does, however, state "Daily/Weekly rates do not include taxes and fees" on the "unit overview." After you hit "reserve this property," the top of the page shows the added fees prior to the "billing information" section (the "extra charges" will show up before the "guest information" section, so you will see the fees prior to even inserting your name or credit card information.) If you stay with us again, please feel free to call the office between 8 AM and 4 PM PST, and we would be more than happy to assist you. Avoid #3 at all costs. It has a dynamite view- but that’s it. This unit is managed by Grand Welcome, though we are unsure if this is a real company at this point or just a sham front with a bank account. We arrived with dirt on the floor, stained sheets and towels, mildew in the showers , broken flooring , a kitchen sink faucet that kept coming off in our hands(!), a jagged spring sticking out of an ottoman (great for small children) and perhaps most maddeningly no dustpan. We asked about the dustpan and they told us “we do not provide cleaning supplies”. - seriously? This is nearly $1000 a night and no dustpan? With dirt and food on the floor and stained sheets and towels? What are we paying the cleaning fee for? Grand Welcome has to be one of the most misleading names for a management company. This place needs major renovations (has probably not been updated since 1980s) but also needs basic cleaning. And a dustpan.

I've been staying at Brockway Spring Resort for nearly 15 yrs (the last 10 years with my children and extended family). This is seriously one of the best places to stay in Lake Tahoe whether on the North or South Shore. It is one of the *only* timeshare and condo rentals right on the lake (with a pier!) and LOTS of green space for kids to play and separate from your neighbors. Personally, the biggest draw for my family is the hot springs-fed outdoor pool which is open YEAR ROUND and is always 90-95 degrees. It is kept immaculately clean and rarely is used by visitors based on our regular visits. The condo units are well-maintained and the rates per unit genuinely reflect their level of renovation and 'features'. My one (big) complaint from this visit (our ~12th or so) is that the website-advertised 'stay two nights get one free' promotion was not honored by their rental manager for our visit. We always book in advance (and usually online), and when I arrived and asked if we could have one of our *5* nights discounted per the promotion, she 'thought about it' and then told us no, it wasn't possible since we didn't ask for it soon enough. For a customer like our family who has been loyal customers for many years (not to mention reliable renters) and very willing to give wonderful references for this property, I was really disappointed in the completely irrational reasoning given by this rental manager. Other renters during the same week had been given the promotion (and stayed fewer nights than us, in small units), and when I pointed this our to the rental manager, still, not willing to give us any kind of a discount. Very disappointed with the level of customer service for this long-standing customer. Keep it in mind!

That way we can ensure you are charged the correct amount with the discount before submitting payment. We are unable to refund your free night once checked in as it is arranged ahead of time. Absolutely Horrible Business - stay away! After speaking with a Brockway booking agent, reserving and paying (in full) we were excited to stay at Brockway with a group of friends over the 4th of July weekend. The next day I was told that the owner of the unit wanted a seven night minimum, instead of the three nights (as we booked.) I was told if we wouldn’t commit to seven nights the owner would stay in the unit. After speaking with the booking agent, she indicated that she would try to find an alternative. Minutes after getting off the phone, I received an email saying disregard our conversation and the booking was confirmed.

The next day I get a message from the manager that the owner now has an “emergency” and because we did not rent the unit for seven nights as the owner wanted, our reservation is cancelled. We were offered a significantly larger unit for three times the money without any type of discount. When I asked about a discount on the larger unit, the manager said we can’t do that.

Booking and paying at this place does not mean you actually have a reservation - the owners of the units just decide they want to use the place and your reservation will get cancelled. I understand contracts and there is a “loophole” that allows for this, but for a business to use such contract loopholes like this, without any type of alternative or discount is a terrible business practice. If you book, you better have a backup plan, because a reservation and payment is worthless at Brockway! These contracts are not worth the paper they are written on and leave you at the mercy of the owner. If they want to strong arm you for a longer stay and more money and you refuse, they will cancel your contract. You cannot rely on them. Stay somewhere else.

We had never had any issues with double bookings and confusion with holiday minimums before so we apologize again about your 4th of July stay. We understand that everywhere in Tahoe gets booked during that time quickly. Seeing as how we canceled your reservation just 24 hours after it was booked, we had hoped you found somewhere else since our larger unit and last available unit did not suite you. Again, this was an unfortunate cancellation based on minimum nights that owners set on their units. We will not have this happen going forward. We've stayed at Brockway, in other units, many times. The resort is nice, with a heated hot spring pool and views of the lake, but it's only nice if you stay in an updated unit.

Unit 18 is one of the worst places I've ever stayed, anywhere. It has nasty, dirty carpeting, stained furniture, beds with noisy, plastic mattress covers, no covers on the box springs, old mismatched, thrift shop furniture, dust and dirt in the corners, tacky paintings on the walls that look like they were found on garbage pickup day, not even hung straight.

There's only one very small working TV in the living room; the ancient TV in the master does not work. The carpeting is in such bad need of steam cleaning that the whole condo smelled foul. We were afraid to get undressed to get in bed. This is not an acceptable place to rent to the public.

Our original reservation was for the weekend before, but a snowstorm closed the highway, so we pushed back a week and extended our stay. We switched to this larger 3BR unit and were assured it was as nice as others we had stayed in--what a mistake.

When I explained all the issues and asked the woman at the front desk if we could please switch to a better unit (the website showed 11 were still available). She said there were no units we could move to. I even offered to pay double cleaning fees and an up charge for a nicer unit, but she said that her manager had told her to refuse to move us. Why? Not cool. After years of renting here, they've lost a loyal customer. We will not stay here again.

I'm truly sorry to hear about your unpleasant stay. All of our condos are individually owned and decorated; therefore, not all condos are the same as they are decorated to the individual owner's personal taste. It is not usually our policy to change reservation dates, however, we decided to make an exception at the time. Should you ever choose to stay at Brockway again, please bring any unit issues such as the malfunctioning TV and ripped bed-springs cover to our attention and we will try to fix the issue as soon as possible. Our stay in the condo facing the lake was awesome. We walked to downtown. We went snowshoeing for 2 days on the 4 days we were there. It was nice to rough it up during the day and come home to a nice, warm, cozy condo. We cooked all our meals and had lots to spare. We spent the nights playing board games. Wonderful time. Thank you Tahoe for wonderful snow that they had not had for 5 years.

We absolutely love Brockway Springs Resort and have stayed in several Tower units and one of the 4 bdr condos. We visit every year - summer would not be the same without it. We stayed in Unit 59 in the Tower this year and it is now our favorite - comfortable, nice view, great price and all the amenities. I was raised in North Tahoe and the feeling at Brockway Springs is the best of old Tahoe luxury (who knew there were hot springs in the lake!) and new. Staff is very helpful and knowledgeable. We recommend this place to all as a great family gathering spot, a relaxing get-away and launching pad for all the activities North Tahoe has to offer.

My husband and I returned to Brockway at the end of August. We love the resort and have been here before and plan on returning in the future. HOWEVER...it is essential to purchase travel insurance because there is a very strict cancellation policy, 30 days notice. We unfortunately felt very locked in...had five nights reserved during the worst of the Rim Fire and the air quality was extremely unhealthy. We tried to cancel but the resort said this was an event out of their control and offered no solution. We couldn't bear to walk away from our almost 2000 dollars so traveled nine hours and spent most of our time indoors. Needless to say we were extremely disappointed and ended leaving early.

We were also disappointed with our unit 49. We stayed here on our honeymoon two years prior and loved it but this year we were surprised to find fleas. When mentioned to Courtney I was told that " fleas aren't a problem in Tahoe because of the altitude." I beg to differ. Also when scrolling through other reviews I noticed one that mentioned a pet smell in the unit. That might explain the fleas. It's a great location with a wonderful view but we didn't appreciate the little critters one bit! Also if you like to grill, the barbecue is subpar.

As stated above we absolutely love the resort and will return but this visit was definitely mediocre.

We have recently started verbally stating that we do not refund or transfer dates due to smoke, as summer is fire season in Northern California, and unfortunately there is nothing we can do about it.
