The ambience and atmosphere was superb with modern room facilities and great staff. Nothing is too difficult and took care of all our needs.
But the best part was the authentic breakfast and dinner made to order with a great chef Asif Rashid

Comfortable rooms with high end furnishing, bedding and toiletries. Restaurant serves delicious food and the breakfast buffet has a decent selection. Location is central in Skardu, close to Shangri-la (stay at Byarsu and visit Shangri-la, upper katchura lake and Shigar Fort). This is a 5 star hotel.

Stayed here 3 nights. Wonderful place, very well designed and furnished. Large rooms and plush bathrooms. Lots of space for communal hang outs as well and a large dining area. Had a few teething issues, no hot showers and breakfast was a bit manic and hence not very good one day but Im sure they will fix these issues. It is pricey but worth it. Staff very good and owners at hand. Cant go working with this place if you are in the mood to splurge. Highly recommended.

Before booking two rooms for 3 nights, I had seen reviews criticizing staff attitude and behavior. I ignored the criticism but then faced the same staff in a no win situation as the hotel requires full advance payment. One individual Waqas stood out as crossing all limits of decency and minimum requirements of guest care. How can such a person be the face of the hotel dealing with guests at both reception and also as the Restaurant Manager. Wajihul Hassan, a waiter, was an exception in providing excellent seevice.

When checking-in, no info was provided on room wifi password or other facilities or services provided by the hotel. The entire check-in experience was below par by any standard.

Although we and other guests were staying for the long Eid Holidays with a lot of small kids, management took no initiative whatsoever to create an Eid atmosphore, or even wish the guests Eid Mubarak, a rather unforgivable ommission considering this to be an upmarket hotel.

Spacious rooms with their pleasant design gave in to a leaking sink, noisy aircon, fridge not working which had been filled anyway with only Redbull drinks , glass front fridge emitting so much light that a pillow had to be used to cover it at night.

Could go on to mention the improperly located power points and use of no light emitting light bulbs installed on bed side tables and empty an Shower Gel bottle not replenished throughput the stay. There is a sign next to the WC forbidding people from throwing toilet paper and feminine products into the WC. Can someone tell us if the toilet paper is not to be flushed after use, what is supposed to be done with it.

The hotel has no elevator currently and therfore only the physically strong should consider booking here.

Heard there is a resident GM of the hotel but in 3 nights, no evidence if there was anyone to talk to guests to enquire how the hotel services can be improved.

PS:

As I finished the above review, another issue arose as one room committed with us for the last night, was given to another customer and that done without our permission, I insisted to Mr Hammad of front desk who had created this latest issue, that enough was enough and now I must see the GM. Although it took an effort to get the GM, Mr Fiaizan to see me, Mr Faizan turned out to be one of the directiors/owners, a highly educated and a decent young gentleman who was quite apologetic, and offered to make up for the problems I faced, but I requested that he should just ensure the problems my family experienced be resolved for future guests. It was good to know from Faizan that the elevator was to become functional in a few days and that the fridge and the aircon are to be replaced and furthermore a team of staff had already been sent for training.

Pros
"Aesthetic" (arguably obnoxious) interior design
20 minutes away from the airport
Generally clean

Cons
Everything else, notably -
Slow, nonchalant, often non-existent response to complaints (we had many). Seemingly understaffed.
Little to no storage in room/bathroom.
Absurd placement of electrical outlets.
Frequent electricity, water and wifi outages.
Subpar food.
Strange smells in hallways and some rooms.
Missing basic amenities such as laundry services.
No privacy on your private balcony. Every conversation in every room can be heard in the corridors.
No elevator!!! Good luck with your penthouse on the 5th floor.
Strange penny-pinching policies. Dining on the rooftop costs extra. Airport pick/drop costs extra.
The people of Skardu are some of the most welcoming, helpful and hospitable people you will ever meet, yet the owners have decided against hiring any locals. Staff at other hotels will go above and beyond, but the Byarsa "family" MIGHT do the bare minimum.
Barely any view of the scenery. There is about 10 square feet of greenery on the entire property, half of which is used up by ugly fountains rather than seating for guests. Surrounded by grey walls, you'll forget you're in one of the most beautiful areas of Pakistan.
Verdict:
Worth noting that this is a new hotel and the staff is learning the ropes. Management, however, has to set their priorities straight. Your comfort is the last thing on their mind. This is a luxury hotel ONLY by design.
If you're been swayed by their artsy Instagram page, just come here for lunch and take all the pictures you want. They might give you a tour of the rooms as well so you'll get what you want for your Instagram. PLEASE SAVE YOUR TIME AND MONEY. Go to any other hotel if you want to experience what Skardu has to offer.

Absolutely stunning place to live in. Pricey, but it is so worth it. The rooms and facilities are super hygienic, clean and very artistic. The owners are fully involved with all operations. So proud to have a place like this in Pakistan.

Highly recommended
