I chose Linden Guest House during an arts festival, as it was near the venues. The photographs on the web site were also inviting. What we found was quite different, however. Staff (either from the guesthouse or with jobs elsewhere) were housed right behind our unit. Every night, when we needed our sleep, there was screaming, shouting and sometimes fighting. There was a lot of drinking and smoking of dagga involved. As guests do not get a remote, guests and staff vie for pole position in the driveway. Even though we were told that one of the vans would only leave by 10am, our door was almost broken down at 7am when someone else wanted to leave. Inside the unit, there was a kitchenette, but no chairs downstairs to sit and drink your coffee (everything is self-catering). On the last day, there was no hot water, even though there had been no loadshedding. I do not think the owner lives on the premises, or if he does, he does not seem to mind. What is contradictory, though, is that the strict house rules stipulate:
No parties, loud music, drunk or loud behavior are allowed at anytime while at the guest house
• Large speakers or boom boxes are not allowed. Please do not bring them as you will have to leave them at reception until you leave
• No guests may hang around and make noise outside the property
AND:
No illegal substance abuse will be tolerated on the premises.
• Smoking is not allowed in any of the rooms. Burning of incense is also not allowed. A cleaning fee of R1500-00 will apply should this not be adhered to
• Occupants will be held personally liable for any negligent or intentional damage to the leased suite, linen, electrical appliances, equipment or premises, as result of the occupant’s or visitor’s actions
There were spots on the bedlinen when we arrived.
During our sojourn, Jhb was fully booked, there was nowhere else to go, so I used special ear plugs. Maybe these are the Gauteng standards now, but they are not mine and I will certainly never stay there again.

We stayed there for a week,a very relaxing environment.lovely pool and gardens.
Really comfy beds.Cleaned every day.
There is 24 hour security,
BBQ facilities available if required with a adjacent diing/common room.
There is space available to park a car
we would definitely stay there again.

The room was stuffy and smelt funny. The plates provided in the kitchen were not cleaned properly. I think the pictures on the website over promotes what you actually receive when getting there. I expected much more of the room.

Take your stuff to training and teach them good customer service. Your coffee mugs had marks please work on buying mugs and glasses,1 colour would be very good. Your glasses try high ball glasses and wine glasses and your plates aswell please work on 1 colour and 1 design. Your rooms are clean work on installing safes inside the walldrobes,your bedroom furniture needs a fixing. You've got a very nice place please work on it

To much money we paid for the toilet that did not smell clean, we cold the whole two days I mean it's winter for the blanket they provide. I was not happy with the fact that I had to leave the room and get in the cold and go to the kitchen to warm food and get utilities. They switch off a geyser at night on Monday my boyfriend had to boil water for him to bath.

The place is beautiful but the receptionist is very rude, no hospitality experience whatsoever. The services rendered is poor, when you ask for extra tea or coffee they provide it in a rudely manner and only a few is given.

The WiFi is poor and we struggled to receive signal from our apartment. The advertisement clearly states free WIFI but I had to purchase my own DATA.

I understand other guest being there but we were not allowed outside our apartment after 10 which i found to be disrespectful since some of us do not sleep early.

We should also be given remotes for the gate because it’s quite difficult to keep calling at the receptionist for them to open.

Overall it’s a beautiful place and relaxing but somehow I can’t book again.

We were there for a function and the closest place was your facility we checked in and dropped our bags, on arrival people were smoking dagga outside and drinking and it was not a stay we had in kind, we went back to the guesthouse round about 8 and went to go get our bag and phoned friends and asked if we can sleep rather sleep there. Not an environment i wanted to be in. Paid R500 and did not even get to sleep there, wasted money I could have used.

Access and entry to the premises is cluttered and uncomfortable with cramped parking space. My 'deluxe suite' was not up to standard at all. Building renovations are taking place, the doors don't shut and the bathroom door is out of order. Basin without plug, shower curtain musty, toilet water keeps running,etc. Kitchen appliances are damaged and dirty. Windows are dirty, coffee tables water damaged, and hair from a previous guest found on my bedding. Maintenance and upkeep is way behind. I sat in the room contemplating for a while, after which I decided not to unpack, but rather leave the property. I was disappointed and disgusted. So I have paid for two nights and checked out within about 20 minutes from checking in. I honestly think a refund is in order. When notifying reception I was checking out, I was asked if everything was okay, and I said NO. All I got in response was a blank stare with no action or offer to assist. I would really like a refund as this was money down the drain.

The pillows need replacing and the towels also smell a bit.
Like others also mentioned , the parking is a bit of a hassle but the value for the stay must be of the best in the area.
I will stay with them again

The pictures do not lie. This venue is beautiful during the day and even better at night. The pool and picnic benches are extremely tranquil and the rooms are spacious and clean.
The Wifi is a little slow at times and the room comes with open view and not DSTV. However the staff are friendly, the bathrooms are clean and i can honestly say that i will be going back.

For the price you pay, its well worth it
