It located towards one end of the island, the rooms are average but the major area of focus should be the washroom, bathroom fittings have not been taken proper care of, the staff is slow and is little moody.

The worst part is the deposit amount for room keys and if you lose one its going to cost you 1000 Baht, which is nowhere close to the cost of that simple key.

It was a very disappointing and unpleasant stay.

Considering the price I didn’t expect to much. The resort was in a good location just next to the beach and only 10-15 mins brisk walk into the main area of Phi Phi Don. Our bungalow was at the front of the resort with good views to the beach and the walk way. Overall good standard, beds a bit hard as common in Thailand and bathroom was in good condition with bath and shower with reasonable pressure. The pool was small but ok but they could have possibly been a bit more gentle on the chemicals used seemed to be a bit much chlorine. Breakfast was average, usually set up with egg station, some cereal options, some hot dishes, fresh fruit, bread and spreads.

Staff friendly and helpful with organizing transport to our next location. I also want to commend the guy who wheeled our luggage to and from the boat pier a good 15-20 run for him. He was very helpful making sure we navigated to the right place at the pier for our departure.

Not sure how common it is but one of my daughters stepped on a sea urchin in the water less then 10 mins of the beach in front of the resort which was very unpleasant for her with several spines in her foot. After that we bought water shoes for protection. We did see a lot of other people in the water without protective shoes and didn’t observe anyone else being stung so might have been a rear thing that happened to us

We stayed 2 days at this hotel and had a very sad ending to our stay.
You are asked to pay a deposit when you stay without knowing what that deposit is supposed to cover. Once we came up the room we notified they had put 3 porcelain dispensers next to the hand washing sink in the bathroom.
Shampoo, body wash & conditioner.
I thought that was rather odd placement and moved them in to the shower area or els I had to get out of the shower everytime I have to get them. My wife unfortunately last day knocked one of these down and it broke. When we checked out, they wanted to charge us 350bqht for it, and we had to pay even though I explained that they should not have porcelain in a bathroom without it being mounted and that the entire set up was fishy, those dispensing we later found in a market for 50baht. Not good

This place is the hotel equivalent of a cat fish thirst trap. The gym is full of mosquitoes 🦟 with rusty and broken down equipment, the location is overpriced and touristy, the rooms are poor quality, no hot water, and the wifi is terrible. The worst part is the communication and inflexibility of management. We wanted to check out early because the place was overpriced and not as advertised. They said we could, and then after packing all of our things and finding a new place, they said they were going to charge us for our entire booking anyway. They could have just said that in the first place before we went to all the effort. They told us we could change by contacting Booking.com and which we did they were unresponsive and didn't answer the phone to the customer service agent either. In all our years of travel to hundreds of hotels we have never encountered such awful customer service. They just treat visitors with disdain like a cash cow to be milked for as much money as possible before being discarded. I hope this review saves you the hassle and misery we endured.

The hotel is above average for the price with a quiet location ideal for walking to the centre. Breakfast was good with a wide choice, staff met us at the pier as arranged and food in the restaurant was good value and quality.
The room was comfy but lacked attention to detail such as a socket adapter and plug in mosquito repellent both of which were needed.
Alcohol is not served in the restaurant or sold in the on site shop but can be bought nearby and taken into the restaurant.

Fab pool and breakfast area, and nice little beach area with beds and swings to a peaceful beach.
The staff could do with being a bit more friendly. We booked for 2 adults and 2 children and on arrival got told it’s extra for the bed for the children - but got told it’s very clear and obvious and the guy on reception was very rude.
House keeping did come each day but it was always pot luck whether we got four new towels, or 2 or 3, and never again did we get small hair towels.
It’s about 10-15 minutes walk to the pier but the hotel carry all your luggage to and from, and it’s a lovely walk, we found it really nice being out of the main centre.
Places we loved too: patcharee bakery - the menu choice is insane and everything was so good, the staff so friendly too.
Acqua restaurant also lovely with lovely owner and fab food.
Trips we did: pi Leh lagoon highly recommend, monkey beach, Maya bay, and Viking cave. Easily get trips sorted.
We walked to the viewpoint but make sure you start at the steps. We followed a sign and it was 3.5km trek and through farms 🫣🤣

Very nice and quiet hotel not so far from tje city center. The beach in front of the hotel is very beautiful (and not crowded) with sun chairs from the hotel. The hotel is situated at the end of Ton Sai beach, so its a quiet and cleaner spot ( onclusing the water because there are almost no boats anchoring there) and at the same time still very easy to get to the city.

Negative points: a) air conditioning is very loud and old even in a superior rooms, very noisy during the night. b) around 15min walking to the city center, so its quiet boring when you have to do the same track several times per day/week

PS: no taxis or cars in the island

We booked a luxury villa which was very nice hence the 3 stars. However breakfast is another matter. You have to make your way bare footed up the stairs to the sweat box where breakfast is served. Nowhere near enough fans so mopping my brow throughout breakfast. Nothing is labelled so I witnessed a guest cover his salad in yogurt thinking it was salad dressing. Make sure you're there early since by 9.30, ( breakfast is until 10 ) there is nothing left and is not refilled. See photos. Staff on the egg station are as miserable as they come and don't even look at you as you ask for your omelette etc. All in all a thoroughly poor experience. Floor is sticky from all the bare feet on it. They do provide slippers but who wants to wear those when thousands of other guests sweaty feet have been in them. Come on, guys sort this mess out !!!

Booked here for the location which is as described, 2 minute walk to the beach and a 10 minute walk to Tonsai pier. that's all it has going for it unfortunately.
Rooms are dark, hot, A/C is noisy and not great. No mosquito screens on the door and the bathroom has an ope to the outside with no screen to openly invite an array of mosquitoes and cockroaches too.
There is a mosquito net hanging above the bed, but unfortunately it's only for show. All the fittings and fixtures are pretty outdated and damaged, you have to be sure to take pictures of all this on arrival or risk losing your 1000 Baht deposit.
After countless bites and two sleepless nights we were very relieved to move to our next destination.

No connecting door as such but you have a bit of privacy between rooms it’s like an archway in between each bedroom! Big enough for a family

what is bad?

The resort was very nice as we had a really good pool and the room was clean and nicely decorated. The beaches on the island are ok but not that clean when compared to other beaches I have been to on my worldly travels. Phi Phi island's beaches were stunning 30 years ago and so amazingly clean. As tourism increases at a beach the quality goes down. The sewerage is the problem. Treatment plants get overwhelmed. That's why a pool is a necessity.

How can I guarantee a beach view bungalow or villa in my reservation?

I don’t think you can guarantee it because there’s only a couple and anyway the beach is only a few metres away ..
