If I could give this hotel 4.5 stars, I would - as it is, since that option isn't available, I do believe that it deserves five stars.

The hotel room is very spacious, especially by Japanese standards. It's also very clean and tidy, as per Japanese standards.

The front desk staff are very friendly, and speak enough English to help you in case you don't speak Japanese.

The location isn't perfect - but it's made up for by the fact that the hotel charges less than many other hotels in Kyoto. The location might be a 4/5, but the value certainly is a 5/5.

They do bike rentals as well, which easily mitigate the suboptimal location of this hotel. All in all, I do recommend that travelers come and stay here, and I'd likely return here on my next trip to Kyoto.

Being in Kyoto for a long stay, it was important to find a hotel close to transportation at a reasonable price. Kyoto Itoya Hotel exceeded our expectations! During our stay our room was clean with towels replaced daily. We appreciated the bathroom space with separate shower area (Japan style) and bath for relaxing after a long day of walking. The room is small but there was plenty of space. The bed was comfortable and the amenities as well as refrigerator were nice. There is no view which didnʻt matter to us. We also very much liked that the room was warm as Kyoto was chilly. To this review, weʻd like to add that the main desk staff was always helpful and ready to our questions. As we were there on the day of the recent earthquake in Ishikawa area, it was good that they could help our understanding of the news. We would also like to say that the folks who clean the rooms do an excellent job and in our interactions completely courteous and helpful. There is a breakfast and "lounge" area but we did not use it. If you are looking for a well-located, clean hotel central to transport with a positive staff, this might be the place for you.

It is located on Karasuma Street, a short walk south of Karasuma-Shijo Station. When I stayed at ``Keio Prelia Hotel'' and ``Sequence Hotel,'' I passed by and thought I'd like to stay someday, but when the ``Kyoto Charm Rediscovery Travel Project'' plan came up, I was able to stay there.
There is a bright lounge with a veranda on the front floor.
The guest room on the 5th floor was a spacious room with a chic atmosphere, with calm colors. The sink, toilet and bathroom are separate.
The sink is conveniently located at one corner of the table.
The bathroom is spacious with a washing area with a chair.

Hotel on a human scale, very clean and very well located in the city. Staff who take great care of customers. No magnetic card to enter the rooms but a key that you leave at reception which allows more contact with the receptionists who are ready to answer all your requests.

Stayed at Itoya Kyoto for 2 nights from 1-3 December 2014. As this was not my first trip to Kyoto, its was an ease to find the hotel. However, for the purpose of other reviewers, I shall give a clear direction from Kyoto (JR) station.

From Kyoto (JR) train station, exit to the main entrance facing the Kyoto Tower. Turn right and take the escalator to the basement mall or if you are able to find the Karasuma subway line (Red Line). The nearest station to the hotel is Shijo station (2 stops from Kyoto station). One way ticket cost 210Yen. Take exit 4 if you need the lift or exit 6 which is nearest to the hotel (without lift). The hotel is about is 1 block away about 3-5 mins stroll.

Location of the hotel is approximately 5-10 mins walk to Daimaru Kyoto at Shijo Dori or about 15 mins walk to Takashimaya, 30 mins stroll to Gion Yasaka shrine. I did walk to the Kyoto train station on my way back, which took a good 20mins walk, passing by Nishi Honganji. My advice is don't save that 210Yen on the subway if it is Summer.

Nearby the hotel, there's some quiet restaurants. Don't be fooled by the quietness. There's a restaurant across the road from the hotel that serves delicious affordable grilled beef. A japanese pharmacy and 24 hours Family Mart few meters from the hotel. There's a bus stop right outside the hotel with bus number 5 and 26. 26 brings you all the way to Kinkakuji and 5 will bring you to Kawaramachi station (Kyoto's central).

The reception of the hotel is situated on the second floor. Don't expect to see a lobby, but the dimly lighted reception add warmth to the ambiance with the chic Japanese minimalist "Muji" design. Checking in was easy. However, please note that check in time is 3pm, which is the usual for most Japanese hotels.

I have reserved and given a smoking double room on the their floor. Please note that if you reserve a room on the hotel's website, you are not allow to get a double room with the price of a single guest. The cost of a double room is 20000yen/ night (incl taxes) during this period.

The room was clean and does not have a strong stale cigarette smell even though it was a smoking room (unlike some hotel's where their smoking rooms smells bad). Nice individual control lighting which adds comfort to the tiny yet cosy room. Individual control air-con unit was powerful enough to warm up the room instantly. Separated shower area from WC. Bathtub was deep and wide enough for a 1.8 meter chap. TV has sufficient channels (incl English and Chinese channels), electric kettle with Japanese green tea bags, air purifier cum humidifier, toiletries (incl. toothbrush+comb+shaver+cotton swab+body towel for the bath tub) and 2 free bottled mineral H2O (500mls) per day, disposable room slippers and a bottle of fabric refresher spray. Although its a smoking room, I don't see any yellow stain on the wall paper. There's a free welcome drink coupon at their cafe per guest.

Bed was firm enough for my liking and pillows were firm but too high. Love the lighting against the wall. There's an open wardrobe but only 4 hangers. The double room as stated was 18sqm. A good size for a single occupier. There's no luggage stand in the room, therefore if you open your luggage on the floor, there may be some problem to move about if its 2 person sharing the room. Pants presser is available at the corridor.

There are bicycle rentals from the hotel. The hotel uses the traditional keys and lock for the room and one have to deposit the key at the reception when you are out. On my 1st night, I was given the wrong key to my room, which made me doubt their security. However, the hotel advice guest to keep their valuables at the reception. Reception staff were very apologetic when they realized I was given the wrong key.

Don't expect any view from the window which is able to open from the room. One can easily touch the wall of the building beside it when you open the window. Did not try their breakfast which cost 1000 yen.

Otherwise, this "boutique" hotel is comfortable, new and clean and a nice place to stay.

I don't like leaving bad reviews but I struggled to find positives with this hotel.

The rooms are absolutely tiny with nowhere to store your luggage, especially if you are sharing a room with your partner/friend. We felt very cramped during our stay.

The noise levels from the road echo in to the room if you sleep with your window open - we were on the 10th floor.

The customer service isn't bad but it's not great. When we asked for good places to eat we were give extremely vague and useless advice.

The location is not close to anything and you need to do at least 10-15 minutes walking to get anywhere if you don't plan to catch the train.

The best thing is the price and cleanliness, it is a modern hotel and everything is spotless.

Hmm…., how is it possible for this hotel to get 100% approval by Tripadvisor? Where did people who gave the “Excellent” rating stay prior to this place? It was clean but that was about it. Nothing special, certainly not a boutique hotel, with its cheap interior, as some of the reviewers described it. We paid 20000 yen per night for our 20 m2 twin room which was only slightly less expensive than a much bigger and cleaner room we had in a plush Shinjuku hotel with fabulous views of Shinjuku Gyoen park. During our trip in Japan we stayed in 5 different hotels and this hotel was our least favourite. Some might say that Kyoto is an expensive place, but, I have stayed in better hotels in Kyoto for less money in the past.
Also, there was some building work going on right next door. This, I feel, should have been conveyed to us beforehand. To our amazement, we were asked to settle the bill for 3 nights as soon as we got there despite the fact that we were not able to check in till a few hours later. Did they think we would cancel the booking after one night due to the construction work?
However, there was one redeeming feature; some (not all) of the staff were very helpful and pleasant.

This was our first time in Kyoto and after reading the comments on trip advisor i decided to book this hotel. Experience was terrible...
The rooms are extremely small, u don't have any space, i mean any. The room itself is very very cold, so we had to turn the air-condicioning during the night. the problem was that the air-conditioning is home style, not like usually hotels have, so basically the air was blowing towards the bed and the sleep quality was terrible plus we got a cold, because we had to turn it off during the night and it got extremely cold.
The bathroom is really strange, i felt like i was in an airplane wc. Really small, claustrophobic and round...
I liked the shampoo.
The hotel had normal keys to open the rooms, that you had to leave in the reception every single time you left the hotel...awkward...
Very small pillow.
Not recommended.

The hotel is well run and the rooms have everything you need and everything works well: a/c, internet (ethernet and wireless). Nice bed with decent room lighting. Management is friendly and wants to help. Japanese breakfast is good and the coffee is excellent too (and no problem getting refills). Rooms are furnished with nice fresh towels and robes and 2 bottles of water every day (and there is a refrigerator). [I am now staying at the famous and beautiful Nara Hotel, and they charge 150 for each bottle of water!]

So why only 3 stars. Actually I'd say it's between 3 and 4. Disappointments include:

--location. It's in the center, which is an unattractive business district, importing all the ugly Western stuff: MacDonalds, Seven Eleven, etc. (Just in case you were expecting Kyoto not to have these.). But restaurants and shops are nearby. If I could do it again I'd try to be near the sights (e.g., temples) toward the east. But one can walk to/from those areas (about 30 minutes). Walking from some of the interesting areas in the western part (e.g., Golden Pavilion) takes over an hour. Buses are available of course. The hotel is a 10 minute walk from the train station.

--My room and most internal rooms have no view and *no natural light at all.* I stayed 7 days and found that a bit depressing. Add to that the fact that the balconies on each floor are locked (probably a safety regulation), so there is no way to get any sense of the weather until you go downstairs. (Well, there is the internet of course.)

--The one elevator is sufficient, but you need to use it to go even one floor (e.g., from 6 to 7) because the stairways are also locked. (Again, probably some regulation.)

--Staff all know some English for basic communication but often not more than that. Perhaps this was once (still?) more oriented toward Japanese business people because the TV has no English channels (I didn't care but was surprised) and even the restaurant downstairs (which I think is connected to the hotel but not sure) has no English menu, and when we went in, they said that right away, suggesting we might need to go somewhere else to know what we were ordering.

--Kind of strict with rules, but if you know Japan (this is my first time), you may know that this is all common. Check in was 3 PM. I arrived around noon and was told to come back at 3. They didn't say they'd try to get a room ready before then. Then--and I think this is what made me decide on 3 stars instead of 4--I asked if I could check out at 12 instead of 11, and they said there would be a charge (about $10). I was willing to pay that but ended up getting everything ready in time. Just a bit surprised that they would charge for the one hour after staying 7 days.

Overall, a well run and welcoming hotel and would recommend it if the above drawbacks are not important to you.
