Had a beautiful time at the Royal Livingstone. Awesome place just next to the Zambezi River. The hotel is super clean and serene. I loved the attention to detail right before our arrival. I’m giving this place five stars because, for its location, it can’t be beaten. You can see the spray from the falls from the lawn, zebra and giraffe wander the property, and the whole design is just so elegant. Most* of the staff are amazing. Boyd, in particular, deserves a medal for the help he gave us. He drove us for our transfers from the Zimbabwe airport and on our trip back we had a major issue with another car crashing and blocking the one lane over the bridge into Zimbabwe. He got out and helped move the crashed car (no one was hurt) ensuring we made our flight on time! He had also had helpful but not pushy suggestions for activities we could do. The lady on the activities desk was also very helpful and efficient organising a helicopter ride and lion activity for us with really short notice. The rooms are well appointed but there are mosquitoes. This is to be expected given the location and they do have mosquito nets and spray. Just something to be aware of. * There were two staff members who did not impress me. Firstly, the dinner waiter asked for an extra cash tip when we had already given a very very generous tip on to our tab as he said he didn’t want to share the tip with other staff. I don’t expect that kind of solicitation in a hotel like this. More disappointingly, we had quite a few issues with our reservation which was not handled well by a member of the reservation team. Initially, we had booked with booking.com but after getting a scam email from hackers who had accessed our booking from that platform, I then re-booked and paid through another company. When I emailed the hotel to check that our transfer was still in place, I was told that we had no booking at all. I asked them to double check because I had paid and was quite bluntly told nope, no booking, they could look into it later. What? Two rooms at $1500 each and someone was looking into it down the track? No. I looked into it myself and we did have a booking and it was stuff up in the system somewhere. Given the stress this caused, I would have expected some acknowledgment of this on our arrival - a little apology note, a fruit basket but nothing. The same person was equally unhelpful when I emailed prior to our arrival about booking activities. I had asked for information and wanted to specifically book a helicopter ride in advance and she just said the activities desk could help us when we arrived. Again, this is not a cheap hotel - I expect more assistance when I ask for it. We had one day at the hotel and I wanted to lock in activities. She could have even pointed me in the direction of their website which was more helpful than she was. Note, this unhelpful staff member is not the same person who works on the activities desk. Overall, it’s a lovely property and most of the staff want to help you - and you can’t beat the location!

Amazing location and a lovely room. Food was very good but the service really doesn't match the price tag. Unopened drinks brought to the table, incredibly slow service. Wrong drinks brought to the table to name just a few issues. Sadly the service is such a long way from 5 star, given the price of the stay it's quite disappointing.

We absolutely loved this hotel and wished we had chosen it over The Victoria Falls Hotel. We were advised by Kensington Travel who we did not use for our trip that it was best to stay in Zimbabwe. We were told Zambia was behind the falls and Zimbabwe had a much better view. Since I heard this property was so beautiful (another reviewer had said it was well worth seeing) we decided to go for lunch. I must say it wasn’t the easiest trip crossing from one country to the next. We had someone from the Victoria Falls arrange it for us. He was great and went inside the immigration offices with us, that expedited our experience greatly. I am not sure how much all this cost, but it was more than the $10.00 I had read. Our mistake was not getting a visa at the airport for both countries. Our driver could only take us to the border so we walked over the bridge and were received by someone on that side. The drive to the hotel was short. I did communicate with the hotel by email prior to our trip. I was told US passport holders “crossed without trouble”. I wish that had been true. The border crossing offices are packed with people. We were lucky we had the local person with us as language was an issue. Also when we were left off to cross the bridge we were told not to touch any item that the vendors were trying to sell. Just wave them off and keep walking. We were accosted , but did what we were told and they left us alone. All that said, we arrived to the see the most beautiful property. We walked around and it was just fabulous. I wanted to know where the animals were and if we could see Victoria Falls from the Zambia side. The most wonderful man, I think his name was Ben, not sure, but he was at the front desk area. He said come with me and took us in a golf course to view the property. We met Bob one of the 5 giraffes and saw the zebras wandering around. He also took us to the Zambia entrance to the falls so we got to see that too. He waited for us and took us back to the Royal Livingston. We had a delicious lunch out on the restaurant patio. We then took our arranged car back to the border to get back to Zimbabwe. None of this was easy, but I am so glad we did not miss this experience. In hindsight we would have stayed at this property instead of the VF hotel. The pool area was beautiful. Like night and day compared to the VF. Hotel, which is NOT good.

Very special hotel in a beautiful setting with lovely restaurants and friendly staff. So surreal to have Zebras; Giraffes and monkeys wondering around and the views of the Zambezi and sunsets are to die for.

We have already been to Anantara in tangalle Sri Lanka which was outstanding but this took our breath away being so close to the animals and beautiful surroundings. The only little let down was the breakfast when asking for the pre set menu on the wall it never came with what was requested tried 3 times but still unable to get what was clearly stated on the menu . But other than that loved every minute of our stay. Zifa from maintenance was very kind and showed us where the animals were .really nice helpful man

Overall, I would recommend this as the place to stay in Zambia. I give it 4 stars. PROS * fantastics location, super close to Victoria Falls, making the views extraordinary * beautiful property with giraffes, zebras, and impalas free roaming. Grounds are nicely kept * the spa is absolutely lovely (My therapist was named Precious and she was the very best. I recommend you ask for her.) * the staff is really friendly and polite * the cost is actually more than reasonable - I expected this to cost much more * housekeeping is fantastic * the app for the property is top notch. I was super impressed with this. I've been to over 90 countries and always stay at 5+ star resorts. This is the best, most extensive app I've ever seen for a hotel. CONS * excursions logistics - I very strongly recommend that you stay on top of the details (i.e. what time is pick up, what is truly available what day, etc). There were so many times where I was given a printed itinerary that said pick up times was X, only for the tour company themselves to reach out to me and confirm a completely different, earlier time. After the first time I was given inaccurate information, I just made a habit of contacting tour companies directly myself for the next days events. About 40-50% of the time, the original itinerary I was given was wrong. It was really annoying that I had to put in all this work on my vacation to ensure my plans were correct. I should have just been able to set it and forget it. Side note, the helicopter tour that flies over the falls and into the gorge, lion excursion, dinner at the elephant cafe, and chobe day trip are beyond excellent. Highly recommend these. The train dinner was okay, but ridiculously long. It last about 5 hours when the whole thing could have been 2 hours. * the food (love that there is 24/7 room service and a decent menu, but all the food at the restaurants is just okay. Not terrible or anything, but certainly not good * I've been to 90+ countries and always stay at 4 and 5 star resorts and I have never experienced such a difficult time getting water. For this to be Africa and 100+ degrees, you'd think water would be in abundance. They have some right at the reception, but that's it. When we were laying out by the pool there was no water. There was supposed to be a pool attendant, but they were almost never there and even when they were it still took up to 30 minutes to get some dang water. This is unacceptable in 100 degree weather. Also didn't like the fact that you couldn't get actual bottled water at this hotel. They only have water straight out the sink. (You can go in the gift shop and purchase bottled water which is ridiculous) Every other resort I've been to offers plenty of free bottled water. Also took an act of God to get some water in the restaurant for breakfast or dinner. You eventually get it but it takes them forever. Thought this was just us, but there was an older couple from France at dinner one day complaining about the same thing. * The pool itself is gorgeous.... from a distance. However, when you start to descend the stairs into the pool, the water is murky, and FULL of dead bugs. I stayed there for 6 days, visited the pool every single day and never once saw anyone clean or attend to it. I had to walk way over to reception and ask them to get someone to use the net to clean out the bugs so I could even get in it. Absolutely gross. A few couples that were there from Europe were complaining about this as well. I'd bet money it's not properly balanced with the right chlorine and other chemicals. * Insects in your room. Granted, when you choose to stay at a hotel inside a park, at even the fanciest of resorts, you may still get a few bugs in your room. This was not that though. Every single night, we'd end up killing 3 to 6 spiders, a few large beetles, and other insects that looked like roaches to me. The amount of bugs that make their way into the room is absurd and takes away from your ability to just relax and enjoy your stay. It felt like I was literally camping out in the woods. I think this is the case because it's an older property and they haven't done things like caulking to prevent bugs from entering through small places. The bug situation alone would make me hesitant to stay here again. Directly before coming here, we were at the One & Only Gorillas Nest in Rwanda which is literally in the middle of a jungle. Were there for 8 days and didn't find one single bug in our room. Also stay at the Four Seasons Serengeti and only had one bug in our 8 days there. The Royal Livingstone should really do something about this. All in all, we had a nice stay, truly enjoyed our time. If we come back to Zambia, we would stay here again.

This hotel is situated on the Zambezi river and depending on the time of year, you can watch hippos swim by while enjoying a sundowner beverage on the river deck. Zebras, giraffes and impala roam the grounds, giving you that unique snap to add to your photo album. You can also view Victoria falls from the Zambian side although the Zimbabwean side is the better of the two. Service can be a bit leisurely, so don’t rush.
