A perfect base from which to explore Victoria Falls , the Zambezi etc
Our room was very comfortable with newly renovated bathroom. Very comfortable bed and paillows. Exceptional shower. Good Wi-Fi. Excellent aircon. We didn’t need the mosquito net over the bed as there is spray in the room and a plug in device. I suspect the posher riverside hotels might have mosquito issue.
But what makes this hotel special is the staff - everyone was very friendly and helpful.
The food is good - excellent breakfast and nice dishes for dinner. I think if one was staying for longer than a few nights the choice might be a little limited
Special mention for Mapoma and Grace in the Livingstone Activities office attached to the hotel who were very helpful and efficient in arranging taxis , a tour of the Falls and a river cruise. They were very responsive to emails
Nice swimming pool. Lovely well kept gardens. Close enough to walk into Livingstone which was a fascinating experience. The hotel is good value at around $240 per night including breakast
Highly recommended.

This hotel is a decent, not too expensive 3-star hotel. We were two adults with a 14-month child. Getting a baby cot was not an issue and could fit in the standard room. The rooms are of standard quality and are equipped with A/C. The bathroom shower cubicle is small but that was not a problem for us. We had lunch one day at the hotel restaurant. The food was good but we waited 50 minutes for it. Breakfast was also fine but the breakfast filter coffee was not. The pool was cold but we were there in May when the nights are cool and hence cools the pool down. A taxi from the hotel to the falls was 150 kwacha and to/from the airport was 200 kwacha, but this was after the big worldwide fuel price increase. Friendly and hospitable staff.

First, let me start by staying the staff are very nice and accommodating. Unfortunately, our stay is just not what we were expecting for a $200+ USD per night hotel.

We were placed in rooms that appeared newly renovated; however it was clear immediately that the workmanship was shoddy. The laminate wood floor was bubbling. The cheap/thin bathroom door didn’t fully shut. And the rooms are full of a mix of fluorescent bulbs that give certain areas a cheap cold motel feel. The beds were awkwardly springy and cheap feeling.

We eventually had to switch rooms because our AC and fridge were giving issues. Upon entering our new room, there were 10-15 mosquitos buzzing around the ceiling , in addition to smashed mosquitoes on the ceiling that hadn’t been cleaned off.

For what you pay, I expected much higher quality. The other Protea Hotels I’ve stayed in in South Africa were more affordable and more comfortable.

My husband & I spent 3 nights at this hotel. Everybody from the security guards to Front of House were most welcoming, courteous and helpful.
The room was large,very clean and not a sign of mosquitoes!
The breakfast choices abundant and everything well presented. Dinner was fantastic and nothing too much bother if wishing to slightly deviate from the menu. Special mention to waitress Collette & her talented husband, the chef and Front of House, Alex, who always tried to go the extra mile.

This hotel provided for a wonderful experience visiting Victoria Falls and the surrounding area in general. The hotel itself is very nice, the room was perfectly clean and modern. I had dinner at the restaurant three consecutive evenings, and it was always good, even for vegetarians. The service staff in the restaurant is quite good. The thing that really sets this hotel apart from the local competition is the activity center, which is run by Grace. I emailed her in advance and she set up the airport shuttle pick up ($14 USD) for me, along with several tours that I requested. Upon arrival, I met with her and we set up a few more tours during my stay. Even if you just need a taxi, you can tell her and she orders one right away. There's almost nothing to worry about there, she will take care of you all the way through your stay. I booked trips to Botswana and the Devil's Pool with her, along with taxis to the Zimbabwe border and National Parks. Managment in general, especially Mapoma, are really wonderful to deal with and make the stay enjoyable here. The hotel is in a clean and quite area of town.

We had an evening meal at this hotel. The hotel and restaurant are really nice and well presented. the staff were welcoming and efficient. We ordered food from a menu which had a good selection of choices at a reasonable price. The service was excellent and the food beautifully cooked. We would definitely come again

Our first time in Zambia was definitely a fantastic experience, especially at the Protea Hotel in Livingstone. The staff were exceptional, and made our 2 nights stay very memorable. Super friendly staff and management, very efficient.
Everyone made us feel very welcome. Very clean hotel and rooms, great ambience. On the day of our departure was my husband's birthday, and at breakfast the servers organized to a cake and sang to him. That was the best. We will definitely stay there again, and highly recommend it. Thank you for an amazing and memorable stay.

This remains my favorite hotel in Livingstone. There are some closer to the Zambezi, some that are more rustic, some that are fancier, but you simply won't find better staff anywhere. The hotel has recently made some significant improvements: adding screen doors to corridors where there are rooms. We noticed a significant decrease in mosquitoes by rooms as a result. They've remodeled the shower areas in bathrooms, increasing the size of the shower area and replacing curtains with doors. The rooms, linens, and everything are always exceptionally clean. Staff are responsive to concerns. Food is good.

I really don’t know where to begin.

This place is beyond doubt one of the best managed and run hotels I think I have ever had the pleasure of staying at.

Tanya and her entire team made us feel so welcome and nothing was too much trouble.
I don’t think I can remember ever seeing a manager so absolutely devoted to customer service.
She was constantly visible and actively ensuring guests had the best experience.
From the reception staff through to security, waiting staff, housekeeping and Grace and Mapoma in the travel shop, we felt truly blessed to have found this place and everyone was amazing.

Breakfast was great and the restaurant had a large selection of choices for the evening.
The room was clean and very nice and well stocked.

Really an amazing find and thank you Tanya for everything.

Excellent service, good food and comfortable stay. Staff are vert polite and responsive especially at the front desk
Mapoma from the activities center will plan all activities for you during your stay. You don't have to worry about calling anyone

I honestly do not know the name. They operated in a small room on the side of the lobby of the hotel. Additionally, they weren't very friendly or helpful. Did not offer suggestions. My opinion: if you can afford to stay at the Royal Livingstone hotel, do so. I am a Marriott Rewards member, but it wasn't worth staying there.

You can hire a taxi at the airport to get to the hotel . You can arrange with the same cab driver to drop you back. It’s about $20 for the cab each way. The hotel front desk may also be able to help

Its a short distance from Livingstone Airport in Zambia. If you are landing at Victoria Falls Airport, thats in Zimbabwe. You have to cross the border at Victoria Falls bridge on the Zimbabwe side, cross the bridge over the Zambesi river and get to the Zambian side complete entry formalities into Zambia. From the border post the hotel is about 10 minutes and will cost about 200 Kwacha on the Zambian side. You may end up doing 3 cabs - one from VFA to Zimbabwe border post (not sure of the cost), across the border in border taxis (about $ 1 per person - luggage maybe extra) and then the third cab which i have indicated Hope this information is helpful

Can anyone report on experiences with mosquitoes in their rooms in August?

Yes Mosquitoes are there but the hotel has control measures on reducing the impact such as fly-screens and insecticides in all rooms. I also know they have systems that repel mosquitoes that are approved by competent authorities. Further, the Hotel can send you a brochure on malaria control which is also found in every room.
