The hotel label threw me off because I was expecting a hotel. This is not a hotel but a Bed and Breakfast establishment.

With that being said, it was quite okay for my three day stay. The receptionist was quite pleasant and knowledgable about where I could see local sites. The rooms, although a tad small were okay with a view of the city from the balcony. TVs were old style, no remote controls and bathrooms were clean. I got an English breakfast in the morning.

It was the festive season was so i guess everything was kinda hyper. After a long road trip from SA we decided to sleep over before continuing with our trip home cos it was kinda late. We didn't have much time to look around for accommodation thus we crashed there. We got a room on the upper rooms. We were kept awake until dawn due to the loud deafning noise from the nearby nite clubs ouch! And Just around 5am again people were on the street singing or shouting am not sure what was going on.

This is a normal hotel just to stay one or two nights. It is centrally located in the Manzini although a bit obscured from the main street. The price you pay for the night includes what they call a "breakfast", it's just 2 toast slices, an egg and a coffee.

The reception is clean and presentable. The rooms are clean and fresh although the hotel lacks proper maintanace fo a long time. The side lamps by the bed are still new and without globes.

Their booking system is a mess according to what I experienced. I booked 5 days prior to my arrival. I wanted to pay, but the assistant (I won't say his name) said I can pay on arrival, but to my suprise, when I arrived the receptionist told me that the hotel is fullu booked. I nearly collapsed, thinking that it's after 18H00, dark outside and it's my first time in Swaziland.

Even after explaining my predicament, the receptionist was just cool as if he's saying "just go there's nothing we can do". Seeing that I was not moving because it was like the end of the world for me, he did call another place for accommodation, the he called a metered taxi. Luckily the taxi driver head my story and wondered with me all over Manzini trying to get a place I can sleep of which we finally got it after an hour.

I had to come back back the following day because Park hotel was the only place cheap I was told about, only to find that I did get a room. Those people showed no regret about what had happened the previous night.

The hotel is good but the staff and the booking systen needs attention.

January 2019 I stayed at this bed and breakfast place in Manzini, Swaziland on a layover to South Africa. I booked for two nights and breakfast was on the house. First experiences were with the front-desk staff who were quite helpful and friendly. The rooms were clean but unfortunately the one I got first was overlooking the street and I needed the quiet so they relocated me.

They also offered WiFi at a fee. Small price to pay though for the convenience. About SZL30 for an hour. I got my meals from a nearby restaurant since they don't offer other meals except for breakfast.

Great place for a travelling person who appreciates the low rates and does not need to stay for a long time. Right in the center of town so all you might need is close by.

The Park is a good option if you're on a budget. The rooms are quite satisfactory in terms of having comfortable beds, plenty of space and an ok bath (somewhat worn fixtures). For the price, it can't be beat. I think we paid something like $25/night for a double room. On the other hand, it's a multistory building with no elevator. There is a very limited included breakfast (one fried egg, toast and coffee). Anything more or different costs extra. They've recently added an internet cafe and wifi to the first floor rooms, which is wonderful, and their tech guy is really sweet. On our first day when we returned from sightseeing, we discovered that our room hadn't been cleaned or made up. We were informed that we had to leave our key with the front desk when we left in order for our room to be tended to (who knew?). In addition, there are very exuberant (i.e. LOUD) church services in the evenings. It was so loud, I thought there must be a disco in the basement, but was reassured by the staff that it was church! Although they said that services concluded at 930 p.m., it was more like 11 p.m. before things finally settled down. So, if you're looking for a quiet place to turn in early, this isn't for you. But if you need to be in Manzini town and can put up with the drawbacks, this is a very reasonable place to stay.

Don't even think of staying here absolutely appalling condition. Dirty linen ..dirty interiors of rooms and bathrooms..aircon didn't work. Stay away..stay away!
Complained to manager in the morning and he wasn't fazed..and during the night seems like a spot for bookers to do business and junkies to do their stuff. Really disappointed.

This hotel is hands down the worst hotel I have every stayed at. The first room we were booked into, the balcony door did not close, much less lock. We moved to another room. Luckily they let us look at the new room before we moved and I noticed that the knob was missing from the air con so when we went back upstairs, I removed the knob from that aircon to use in our new room. Unfortunately, the AC didn't actually work, but the door to the balcony both closed and locked so that was a good thing. In the bathroom of our double room we found 1 towel and an unwrapped bar of soap on the bathroom counter. Of course, since the shower didn't work, neither the towel or bar of soap were of much help to us. We splashed a bit of water and did what we could. Sink taps also put forth brown, rusty water. We used bottled water to brush our teeth. I would only stay at this hotel if it is your absolute last option.

Room was not good..No point for mobile charging..Old fashioned TV without remotes..Bathroom was not cleaned not even hygenic.. Shower was not working..light also not proper in the room..Really didn't want to recommend for any type of stay..only good thing is view from the room that is also not from every room..

I am really disappointed in this hotel I thought it will be great place to stay, but to my surprise I was disappointed and in my words this is not a hotel it's a motel. I just stayed in of one night out of my week long business visit to Manzini, this hotel is not ideal for business people even in emergency.

My personal experience with Park Hotel was one of the worst hotel experience I have had and it was my first time in Swaziland as I am travelling around all of Africa. and I was just there for 2 nights
