The hotel is very old, needs renovation (about 20 years ago), very poor furnishing, only one chair. We reserved a room with a balcony and a view to the seeside and we got a balcony 50× 120cm, so we could put the only chair on the balcony with a veiw on the parking. So the second person sat on the floor beside the open balcony door
The food was ok for 3*
The staff was very nice and polite in the restaurant, but not so friendly at the reception desk. When we asked iff the room was as we ordered, they claimed that every room in their hotel is fine.
So, what is their criteria, how do the people live, iff they claim, that there rooms are super and fine. Look at the pictures I added.
I realy havent been in such a room in decades.

I stayed in this hotel with my husband from May 12th, 2024 to May 19th, 2024. We paid €560 for all inclusive, which is really cheap. However, there were a few negative experiences that really bothered us. The worst or biggest problem was that there were always school classes there. New ones arrived every day and we never had a comfortable breakfast, lunch or dinner because the children were extremely loud and you couldn't even talk at the table. In addition, the children had no discipline and didn't handle the food properly because they always pushed their way to the front and then put half the pasta on one plate and there was nothing left. It took a long time until something was refilled. Next to the official dining room there was also a slightly smaller room for eating, but this was only opened once for the children. So we were never able to eat in a relaxed manner. The food in general was very good and varied. The desserts could be improved a bit, however, as they served the same thing every day and only pudding, creams and a little pineapple (although the children always took all the fruit and we only got some twice). The drinks included beer, wine, a few alcoholic drinks and juices, but they weren't that good. There was also no water in the hotel for a few hours, so all we got was the syrup from the Coke and Fanta, which of course tasted really disgusting and was a bit stupid, as you couldn't drink the tap water and there were no other drinks to buy. Cocktails weren't included in the price, which wasn't a problem, as you get 20% off everything from 8 p.m. to 10 p.m. The room was a bit old-fashioned, but perfectly adequate. The cleaning lady came every day and changed the towels. The balcony was just a bit dirty, but that didn't bother us and was completely normal. Unfortunately we didn't have a small fridge or anything to hang up our swimwear on, but we found a solution for that. The pool was very cold, but that was probably because it was only May. The sea, which is right next to the hotel, was very warm. Unfortunately, there was no peace and quiet on the loungers by the pool either, as the school children were constantly screaming and jumping into the water. This meant that it was impossible to enjoy a cocktail on the terrace, as the pool was next to the seating. In the evening there was a children's disco for the school classes, but of course the window was open, so you couldn't have a conversation on the terrace in the evening because of the loud music and screaming. After dinner we always cycled into town and ended the evening there. What we thought was really cool was that you could order a packed lunch the day before for a day trip. We tried it on the last day before we left and found it very good, but a bit small for a day trip, as there was only one very small schnitzel for three really thick slices of white bread, so you had to eat two dry slices of bread without any toppings. There was also a small bottle of water and an apple. The staff are really extremely nice and helpful!! Overall we were very satisfied, but it would be great if there was a partition for the school classes.

This hotel is as described, it's clean and tidy, comfy beds and the food is good.
It's situated right on the beach and the sunsets are pretty amazing.
There is a bus stop close by where you can travel very cheaply to get out and see the area.
If I could make a small change it would be to have a kettle in your room or somewhere you can get an early cuppa and a few more vegitaion choices on the menu.

I was a little apprehensive after reading the reviews but was pleasantly surprised.
Rooms are basic but clean.
Housekeeping come round daily and ask if anything is needed.
The food was fine, hot and plenty of it.
However I would of like a bit more vegetarian choice, but I didn't go hungry and had plenty to eat.
The hotel is right on the beach and it is beautiful.
Staff are friendly and accommodating.
We have chatted to a few couples here and none of them have anything to complain about.

We stayed at this hotel at the beginning of September. For those arriving from Malpensa it is very convenient to get to Zara. in an hour and a half from the airport we were directly at the beach. This hotel is part of the Falkensteiner structure and has more affordable prices than the other two hotels in the same chain. It overlooks the sea and here you need to equip yourself with shoes to go into the water which are sold almost everywhere. It's an all inclusive. We had a good time and I don't understand the criticisms leveled at the buffet. It's all there and it's constantly being replenished. You can eat fish, meat, pasta. All. Maybe you are not in a 5-star hotel that only serves Italian cuisine but has nothing missing. The waiters then always keep the room tidy. In September there were mostly Croatian families and it was great. The room was cleaned and replenished with towels every day. For the evening we went to the center by bus and returned by taxi but crossed the bridge on the other side otherwise you won't be sorry. To conclude, you can feel great and have a nice stay.

Rooms were clean. Hotel was slightly dated but for the price it is expected. Limited options on the all inclusive drinks. Could have done with more variety of foods in the buffet each day was the same and food quality wasn’t to great. We ate out for lunch and tea to avoid the buffet, but maybe if there is an option to stay room only I would recommend as food and drinks out is very cheap. For a 3* I think it was pretty okay. Good location from Zadar. No sun beds near pool only tables and chairs.

I’m currently staying here with my two daughters and it is extremely unsafe . My daughter fell and slipped on the cracked tile floor today and her foot was lacerated on the broken tiles .
There was blood all over the floor and tiles as well e staff . We had to pay for taxi to hospital . We waited for four hours and my daughter was given local anthestic and had four stitches .
She needs to go back to the hospital in three days time .
I was billed 1250 kuna which is over £125.
The hotel staff made it clear hotel wouldn’t cover bill. I was barely asked if we were ok in our return. When I asked to speak to management I was told he may be in the office in morning . This has been the worst hotel I have ever stayed in over 25 years of travelling.
I pointed out to the workers how unsafe the fabric of the hotel was and they agreed

Rooms are basic and even though I upgraded i don't see there was one.
3 meals per day at set times and no snacks inbetween or available to buy.
Lovely view of sea from the pool area. Pool and bar very clean.
Cocktails are not that great especially when buying them.
Air con on but not noticeable in the room so very muggy. (We slept with gallons door open for a little breeze)
Can only turn on or off. No individual temperature control.
Meals are in the other building just through the carpark and sadly we had a school trip of some description wanting to eat the same time as us which was off putting.
Tables and chairs are set up by the pool with the sun loungers down a few stairs on the grassed area. (Unfortunately, they are roped together so not much movement)
They are mostly under some trees so you are either in the sun or not.
They do come to clean the rooms everyday but we declined as wanted our windows left open for the breeze.

We stayed in this hotel for 5 days, looking old and dated, large rooms but also old with little maintenance, noisy air conditioner and little cooling, but at least cleaned and cleaned every day.
Breakfast lunch and dinner: terrible, little variety and dishes with a questionable taste.
Little choice of vegetables and only a choice of fish, for the meat there was something more.
Soft drinks: water that tasted moldy, the rest of the drinks all tapped so average.
Small swimming pool with sunbeds on the lawn also old and broken but above all leaning against others, without the possibility of being able to move them because tied.
Only positive note: sea front 2 steps from the renowned beach of borik with really beautiful sea.
Distance from the center of zara: walk about 1h, mind by bus (stop just off the main road, about 5 minutes walk to get out of the park) or taxi 15 minutes, we got married with bolt and uber and we were fine.

I chose this hotel without any expectations. Honestly, he surprised me. Hotel as a hotel, average. But, the service. We chose the all-inclusive service and the food was fantastic. We were with a 1-year-old baby and everything was great for him. The beach is OK, in the period we were there, it was not crowded at all, the water was even suitable for swimming. Rooms are cleaned every day, new towels also every day. Foods are labeled for allergens, so you can easily avoid any discomfort.
