I stayed here only for a night. It is a basic hotel, the rooms are clean and the staff is very helpful. The restaurant serves good vegetarian options. The drainage in the bathroom needs to be fixed, water kept accumulating during shower.

I stayed at the hotel for 3 nights and i enjoyed the general services most notably from the restaurant at the ground floor. The staff were highly hospitable and provided services as per my expectations.
The location of the hotel is very convenient as it is within the central part of town where one can access all services within the town with ease.
Their rooms are spacious, with lotion, clean towels (a set of 4, 2 small, 2 large), self service coffee setup, very comfortable bed with clean sheets. But there could be a few improvements in the bathroom, providing toothbrush and paste, maintenance of the air conditioner, having back up manual locks on the room doors besides the swipe cards (had my door refusing to open from the inside and had to be broken down). Generally i enjoyed my stay at the hotel and would look forward to staying there again whenever in Lusaka, Zambia.

After a bad experience at another place in Lusaka, Protea was a pleasant change. My boyfriend was in meetings all day so I had to check out of the old place and find new accommodation alone.

Online booking was very fast and easy. I had some trouble finding the hotel while negotiating Lusaka traffic, I do wish the sign was more prominent (but then again I am short sighted so it could just be me). The hotel is located in the city center close to the malls and restaurants but lots of traffic and people. I appreciated the secure parking.

The room didn't have much of a view but we were only going to be there for one night so I didn't mind much. The room was very clean and comfortable. Shower tiles looked a little amateurish BUT it was clean. The WiFi worked really well and we had a very restful night.

Breakfast was plentiful and tasted good and the staff at the hotel were great.

I would definitely stay here again

I tried Protea Lusaka Towers the first time I was in Zambia and decided to try their branch in the centre of town.I liked how the hotel location is accessible to several points of interest for me. Easy access to alternative restaurants, malls, banks and ATMs, forex bureaus and even the Lusaka Museum. The rooms are surprisingly quiet though hotel is in the city centre. I stayed in 3 rooms and all didn't have any great views but I guess that's the trade-off for being in the centre of town

Got very sick from the air conditioning in the room. I travel a lot and have air conditioners at home. Never had this happen before. The air conditioner is an older model that is NOT common in Zambia (I have travelled a lot across the country and never seem one like this in zambia before). I would not want people to go and get sick.

The hotel is clean and staff friendly. However the rest is absolutely shocking. Most menu items not available, construction ongoing on floor directly above guests with hammering at 11.30 in the evening. Several requests later i had to go and stop the noise myself. This hotel is an absolute last resort stay. Certainly not recommended.

Management photos make this look like a brand new stylish hotel on Sukhumvit in Bangkok. Which this Protea most definitely isn't. Small, dated rooms, cheap old windows block no street noise. Shortage of central downtown hotel rooms for business travel lets them get away with high rates for lousy hostelry. Professionally trained staff, yet still so slow to get checked in and out and a real cover your backside attitude and no answers to anything. Despite all, would have just chalked it up to a typical ex-British African country hotel experience until an insect ran across my breakfast dish. Was going to tell staff about it until I saw they already knew. (see photo). Departed after one night for a local hotel a block up the street for a qualitatively better experience at half the cost.

The hotel is strategically placed in downtown Lusaka. The location is great. My room was spacious. The staff were courteous and helpful. Otherwise nothing else was good. To start with, the room had no fridge and the weather was hot. No swimming pool. No carpet in the room. I saw a cockroach in the bathroom and a larger one in the bedroom. The breakfast buffet was tiny. No fruits just a miserable bowl of fruit salad. The tea was bitter and generally not much choice except for tea and coffee.
I rate the hotel as closer to a 3 star than 4 star. It is overpriced for its services at $130 a night.
It may be cheap compared to other hotels but it is also truly cheap!

Protea Hotel Cairo Road is a business hotel catering to business travelers, Guests in-transit as well as conference groups. Hence the reason a swimming pool is not a necessity. Our bedrooms are tiled throughout giving our rooms a more hygienic, clean, spacious and modern feel as opposed to the effect of carpet. Protea Hotel Cairo Road opened in June 2006 as a 3 star Hotel, however like each of our Protea Hotels in Zambia we ensure our standards are maintained at the maximum level. At present we do not have mini fridges in our bedrooms however this is something that will change. We encourage our Guests not to eat in their bedrooms as this is the cause for cockroaches, however we have preventative measures that are carried out on a daily basis. We serve a full English breakfast every morning inclusive in the room rate. The fruit salad mentioned is part of the cereal bar as well as a selection of fresh yoghurt. We have a choice of 4 types of teas and instant or filtered coffee as well as a choice of fruit juices. We appreciate any kind of feedback from our Guests as it helps us to improve on our number one goal that is satisfying our Guests and we do have a very effective Guest feedback system in operation.

Stayed here for two nights in Lusaka. Location is central and convenient to Levy Mall, banking, government offices, etc. Lobby and restaurant are excellent (try the goat stew). Rooms are on the small side and could use more decoration but overall OK. The carpet in the hallway was stained and is in need of replacement. The staff was very friendly and helpful in getting us around Lusaka.
