I almost cancelled my holiday after reading a few less than favourable reviews but I am so glad I gave Theo Sunset Bay Hotel a chance. Hopefully my honest review will set other minds at rest.

I arrived after midnight and the man at reception was helpful but didn't offer any food or drink which would have been appreciated after a four hour flight delay, but nonetheless I was super tired so sleep was top priority and my room didn't disappoint. Spacious, clean and a comfortable bed. The sheets were either cotton or very high cotton content which was lovely and the air con worked a treat. In the morning I opened the curtains to a truly wonderful sea view toward Coral Bay.

Breakfast food isn't great but you will find something you like if you can tear yourself away from the idea of an English breakfast. Avoid the beans, they are almost stone cold! Porridge, fruit and the serve yourself honey were all delicious. Lunch food could also do with more heat but there are always great salads. Evening meals upstairs were warmer and the view from there is stunning. Restaurant staff weren't the friendliest with a couple of exceptions, notably the older Greek man with the smile.

Bar staff here deserve a special thank you and really helped make my holiday special. They are all brilliant, friendly, attentive and they whip up some fab cocktails, even for the all inclusive guests. I had read these were pre mixed but they 100% aren't and I have to say they were the best I've ever had in an all inclusive package. The bar at night has a lovely atmosphere with live music and the twinkling lights across the bay. If this doesn't make you happy you won't be happy anywhere.

Reception staff deserve a mention too especially Isabella (?) who booked me a perfect trip to the Troodos mountains when another booking fell through. Nothing was too much trouble for her and she's a credit to the hotel.

There are some pleasant beaches nearby, one down to the left and one to the right. Other guests spotted turtles there and at Paphos harbour so keep an eye out. If you want to travel further afield then don't splash out on expensive taxis, the bus stops right across the road for Paphos or same side for Coral Bay, number 615. Pay the driver 1.50 for any trip, change given.

I treated myself to a massage one day and am happy to say the masseur was really proficient and I am a qualified masseuse myself so don't say that lightly. Good pressure and very thorough. The lady who sells the spa treatments does annoy some but she's just doing her job, give her a smile and there is usually a deal to be done.

All in all I would happily return to this hotel, the views are outstanding and most of the staff go above and beyond to make sure you relax and make those amazing holiday memories.

So I don’t normally leave reviews on hotels but I feel I need to with this one:
We arrived around 10:30pm all inclusive with a sea view room we checked in very quickly and was offered a sandwich and a drink in the bar as the restaurant was now closed.

The room was very clean and cleaned daily, the view from the room wasn’t fantastic as the view was over the car park but you could see the sea and the sunset so no too fussed over that. Our room had air con which was great and worked well, it will take you a night or two to get it to your own preference.

Food was ok due to COVID it was a very limited menu but you could always find something to eat we never had a bad meal. During the lunch menu due to not enough guests they didn’t offer the buffet menu but you could use the pool bar for a 3 course meal from the set menu which was very nice with a wide range of food on offer for everyone.

Now for the best part. The view from the bar and pool was outstanding/amazing you will find yourself sitting in the jacuzzi watching the world go by. There was plenty of sun beds so no need to go down at 5am with your towel.

The staff are outstanding. The guys in the bar and restaurant were amazing. Zoe and her sister (red hair) couldn’t do more for you. They will walk around the pool area and ask if you would like any more drinks and talk to you about the island and give you tips on where to go.
I need to say a massive thank you to all the staff you made our holiday and stay amazing.

There is a bus route outside the hotel that will take you to Paphos and Coral Bay inc the beach for just 1.50€ there is an amazing bar at the bottom of the hill where you can have a cocktail and a burger while you watch the sun set.

Overall will recommend this hotel to anyone who wants a relaxing break away, great hotel, amazing staff and good food and drink. 5 stars from us. See you next time. 😊

We arrived at this hotel on August 11th and we stay for 11 nights. We travel with another family and when we got there we felt very welcome. The hotel is lovely, amazing views, the staff are very nice and friendly. We asked for rooms next to each other unfortunately when we got there we were put in opposite ends 🙁. The rooms were very basic no sea views and trust me, not what we got sold!!. In the morning we went to reception and asked for an upgrade which we paid €100, the rroms were not better and we were just put one floor above from where we spent the first night. After much discussions with the reception staff, we had one bedroom family room with sea view. They were really good accommodating us and finally we were close to our friends. The hotel is beautiful, amazing swimming pools, it wasn't very busy (just locals some of them quite rude, actually). The beach is a sort walk from the hotel and is very nice but I would recommend to get the bus and go to Coral Bay beach. The staff are so nice, always asking you for drinks, chatting to you and they made us feel very welcome. On dinner time we were 8 of us and they kept us a table reserved which we thought it was a lovely gesture. Food was nice, nothing special but nice. The all inclusive drinks are very water down only the local beer was nice. The cleaning of our rooms wasn't the best, just a quick (very quick) sweep around and that was it.
I would definitely recommend this hotel based on the views, looks and the staff. You need to catch the bus to go anywhere which is not something that we like as we like to go for walks explouthe area normally.
I just like to say a big thank you to everyone who made our stay confortable and nice. You staff are 10 out of 10.

We were lucky enough to have time off together over the Christmas 2019 break, so chose to go to Cyprus, hoping for some warmer weather.
The weather was the main let down on our week here - mainly rain and thunder storms, with 3 out of 7 with some sunshine.
Not too far from the airport, this hotel was friendly and welcoming, we enjoyed our stay here. The food was very tasty and plentiful, just not quite hot enough for us.
But as we were all-inclusive and at Christmas, we ate and drank as much as we wanted, plus experience a great Christmas Eve gala and Christmas Day lunch.
Our room was supposed to be sea view, but due to the many building projects around, this was extremely limited between the new builds (see pics). Room 201 was clean, spacious and close to the main hotel.
If you don't like or are allergic to cats, then avoid - this is a traditional greek area and there are lots and lots of cats around the hotel and the local area.
We would recommend jumping on a bus in either direction (stop is outside hotel/opposite) and is very cheap.
Overall we enjoyed our Christmas break that was enhanced by excellent bar, reception and restaurant staff service. Thanks

We stayed here for a week in new part of hotel which was lovely although looking over car park u could still see the sea on balcony. Room changed daily towels included and toiletries. Plus u can get free towels from the spa to use at the pool. You can rent an iron for 10 euros for ur whole trip and get 10 euros back which is handy as we usually take an iron.
We hired car from Kelly speedy turtles from airport. English lady who owns this business was so nice we spoke to her from England about hiring 7 seater was £450 all inclusive insurance for wk excellent value with £400 deposit. She even got us a delicious cake for my daughters 18th which was a lovely touch.
Back to hotel best all inclusive we have had for ages. Real sausages!! We upgraded from B&b to all inclusive for around £135 for the week. This includes breakfast full & continental breakfast lunch buffet snacks 3.30-6.00 which are like another lunch. Buffet evening meals. Inclusive cocktails are good but u can get an amazing strawberry frozen daiquiri for £5 euro. Lukas and Micheal excellent mixologists and bar managers.Mila on reception really helpful.
Zoe was a totally outstanding waitress that was genuinely there to make your stay a brilliant as she could. She went above and beyond to ensure we had drinks and we were happy with meal. Nothing was too much trouble. She had excellent people skills and tried her hardest to understand us and ensure we had a great time. She told us she had been here 8 years which shows the team work here is superb. She showed enormous experience and would make a brilliant hospitality manager as her customer skills were amazing. She would be an asset to any hotel

Under COVID rules this hotel made me feel safe. Very clean, hand cleansers everywhere and enough signs asking you to wear your mask and respect distance. The lift which is capable of taking 8 is now two people. A lovely view of Coral Bay, indeed the bus takes you there from outside the hotel for €1.50. Masks on the bus which come every 15 minutes. The hotel is lovely clean and well presented. Reception staff absolutely wonderful, as indeed are the bar staff and dining room staff. No problem getting sun loungers and you can also get pool towels from the spa. Drinks for outside you can get from the bar or waitresses can deliver to you if you sitting outside. Doors and windows around the lounge area and dining room are open so might need a cardigan or jacket in evening. Room was very spacious and kept clean and bathroom toiletries replenished daily. Tea and coffee available in room. Now to dining, I agree with a lot of comments, food was always lukewarm. For me not four star quality food, but you can make a meal with the offerings. Also you are requested to wear a glove, all provided, to combat germ swapping on utensils whilst at the buffet. This indeed was a good idea. Reception managed to book an excursion for us and again felt safe. Well placed for visiting Coral Bay and into Pathos by local transport. All in all the hotel is great value for money but the temp of the food let it down for me a notch.

We travelled for a wedding in august as a group of 5 adults and 2 children under 5
First of all the view from the hotel during the day and even more so of the evening is absolutely stunning..
On a very late arrival we got greeted by a lovely elderly guy with a sandwich and a smile
Check in was quick and easy we stayed in a family suite 3 adults and whilst the room could have done with a little modernising it was perfectly fine cleaned daily with clean towels we didnt pay for it but had a seaview
Staff during the day at the bar and during the day and evenings and restuarants are the heart of this hotel and the elderley guy who seats people and Zoe are the loveliest people ever..
Food choice , well ive travelled most the carribean and the food choice here was brilliant different meats flavours carbs veg salad bar even breakfast was fab
Im not sure what people expect from all inclusive food , but when theres 3 or 4 different meats and side choices each night im really not sure what people moan about
Pretty sure most people eat the same food at home on a weekly basis
Bus stop right outside hotel 1.80 into coral bay runs every 15 mins
Pool is a little overcrowed with locals over the weekend but didnt bother we are early risers anyway
Not much for young kids i must be honest
Evening entertainment as expected from all inc.
All in all this hotel exceeded our expectations for the price and i would revisit .
Pointer if you like a woohooo they are amazing at the hotel

A really good hotel overall for a 3 star plus. Mixed feelings - the views from the pool area are absolutely beautiful. The bar staff are so so friendly. The room we stayed in was a junior suite and was a bit tired and could do with some general improvements. The rooms were cleaned everyday, however, the cleaners didn’t clean our floors and by the 5th day we had ants and other bugs in the room. The shower water also runs hot and cold. The main thing which lets the hotel down is the food - it’s really not up to standard at all. It’s the same food almost every night and just tastes cheap. We ended up eating our for dinner which is a shame considering we paid for breakfast and dinner. The waiters also aren’t the friendliest and you have to pay for drinks at dinner if you’re half board - even water.

I came for a short break with my husband and 14 year old daughter.
First of all would like to say the staff were so lovely, they couldn’t do enough for you, especially the bar staff, always smiling and happy, wish I took note of his name but older gentleman in restaurant was the same, full of banter and chatty to the customers… again not one bad experience they all do management proud.
Hotel was in a beautiful location overlooking the sea, lots of sunbeds and was lovely to be in a chilled atmosphere with no early morning rush to get a bed everyone took it in their stride how a holiday should be.
Our room was big and clean, bed comfy.
Aircon was free but we found it not to be very powerful.
All inclusive drinks were really good, sold in proper size glasses, good choice and mock tails for kids.. plus other local drinks.
All inclusive was not the best in our opinion, we have stayed in many hotels so know it can be repeated it’s the norm but we didn’t find the selection to be the best, although there was plenty always you could eat pretty much all day. Deserts were minimal. This is the only downside.
Gym tiny.
There is a small cove behind hotel 10 minute walk which is lovely for a swim, but no sand just a few sunbeds and a little bar. We did find the beaches to be a bit shingly.
If you like to venture out you can get a bus to coral bay which cost 1.50 euros each and 10 minutes away, last bus back is 12am, in other direction is the harbour about 20 mins away and we got a taxi for 17euros each way.
Both worth a visit, usual shops and lots of restaurants.
We took a boat trip from the harbour called the Wave Runner which was all inclusive, lots of cocktails and drinks, buffet lunch, music, 2 swim visits and a sunbed for all adults, if you like that sort of thing, we loved it.
We asked for a late checkout which aren’t always available and we were pleased we could it costs 5 euros an hour.
We would definitely go back if we wanted a short break again, but then again like to explore different destinations.

We arrived later at night and there was only 1 reception member of staff on so we had to wait a while, and he was young and flustered. Check in was long. We had a private transfer and it’s well worth it, I couldn’t of imagined a bus full arriving at one time and this 1 receptionist dealing with it all. I had emailed beforehand as we were travelling with my brother & family and asked to be close in rooms and they replied quickly and gave us rooms next door. We were given our keys and directions by pointing, we were in block just outside at the car park, took us a while to find the way however I must add when I seen folk arriving during the day they were took to their room by a member of staff and assisted with suitcases. At first glance the room wasn’t what we expected and the bed for our teenager really wasn’t acceptable considering we had to pay full price for them. we went to reception to see if we could get a better bed and sea view room like we paid for, it was late a long day travelling the guy on reception didn’t have any assistance or solution so got the manager on the phone who agreed to meet us the next day.
The manager true to his word was there in the morning and very helpful but the hotel was full and the room was ok otherwise, the two teenagers beds in each room were changed from tiny fold ups to proper beds straight away. You can imagine at this point we are dubious well all I can say is I’m glad we stayed and chose this hotel. We got sun-beds no problem and they are solid good sun-beds around the pool, breakfast is one of the best I’ve experienced at an all inclusive, the area around the pool was spotless and a girl came in on the morning to do aqua aerobics, she was lovely and welcoming no pushing anyone to do it. The pool was lovely, it was august so it was warm and a lot of people go in the pool, it’s not overcrowded but doesn’t have the chill that’s sometimes needed when you first go in, it’s lovely and I can’t even explain the views from the edge, we were always at the top pool as we thought the bottom one was for adults only but it wasn’t managed and no one cared to be honest that’s what we loved about it, such a chilled relaxed hotel.
Lunch was fine, lots of selection. Then we came down before dinner and this is where this hotel has its selling point, the sunset WOW
The bar area looking on to it is very beach club vibe, bar staff are welcoming and always asking if you need anything, table service most of the time of an evening.
Entertainment at night, well there wasn’t much a couple of singers and one fire show but it suited us. Kids had WiFi and we relaxed. Food can get repetitive but always something . Overall a fantastic relaxing holiday

"The pool does get crowded but they have two and the one below is adults only. It is a bit further out from Town though so buy day riders 6.50euros"
