My wife, daughter and I booked a triple room for 89 Euros/night (including breakfast buffet). It was well worth the price. The room was spacious, the beds comfortable, and the bathroom fully appointed.

The hotel (also know as the Hotel Villa Konstanz) is 7 KM southwest of the Brandenburger Tor. The closest Metro station (Konstanzer. Str.) is only three blocks away, so access to all areas of Berlin is easy. The hotel is 3 KM NE of the Grunewald, a huge forest with excellent walking/jogging paths. There is plenty of space for off-street parking (no additional charge).

The street in front of the hotel is noisy but the double pane, well insulated windows cut out virtually all exterior noise. The breakfast buffet is excellent with numerous options.

The staff was friendly and helpful. In particular, they took care of reservations needed to visit the Reichstag (3-day advance booking is the norm).

Lovely stay in this small but ideal, budget hotel. Near the underground, which runs out to the airport, and easy to get into the centre. Based in Wilmersdorf which is a nice area, well located for bars and restaurants.
Privately run by some very nice, friendly people, excellent breakfast. We had a triple room which was large with en suite bathroom and shower.
Very happy with all aspects of our stay and couldn't recommend it highly enough.

We stayed at Hotel Konstanz for two nights, in a souterrain room. The haus itself is lovely, and the decor is nice. The bed was comfortable, and the bathroom spacious enough by European standards. The wifi worked well for being in the lower level.

Breakfast was quite nice with the regular German fare: meats, breads, cheeses and a variety of muesli/yogurt options. Coffee and orange juice, tea, etc.

One note of caution for those traveling in the hot summer months: there are no fans, and as in most of Germany, no air conditioning. The souterrain rooms may be cooler because they're on the bottom level, but there is not much air movement at the windows by the ground.

We had high hopes that this hotel would be as good as the reviews on here made us believe. Those reviews were the reason we booked a room at Hotel Villa Kostanz, after all.

When we entered the building everything looked very pretty. Our room was in the basement and quite large (unlike the en-suite bathroom).
Let's start with the positive points first, as this list will be significantly shorter:

- large room
- comfortable mattress
- the light in the bathroom was quite good for doing your makeup
- the residential neighborhood looked very safe

On to the negative points:

- upon arrival we found hair in the sink
- I guess the maid was not happy that we brought this to the owners ( ?) attention, as I found my PJ thrown in a corner the next day and one day the maid didn't attend to our room at all!
- We had booked 5 nights and the towels only got exchanged once. We even got stained bathroom floor mat...
- Said mat was even left in the wet shower one day, so it wasn't only dirty, it was soaked on top! (thanks, maid!)
- In general the room wasn't very clean
The bathroom was very small. The shower was so tiny (and the ceiling low) it was really difficult to take a shower in it. The doors of the shower cabin didn't close properly either and the shower tub seemed to be of low quality. I was always afraid it would break right through when I stepped in to take a shower, and I am, what people call, "petite".

- The hotel only provides single use travel size packs of shower gel that is to double as shampoo as well. We had to ask for more as one pack wasn't even enough to wash my hair and the guy (owner?) at reception didn't seem happy about us bringing this up.
- The hotel does have a vending machine but we only saw it working once or twice. As this would be the only way to get something to drink (no water bottles or fridges in the rooms) we had to find a gas station to buy drinks. This would have been ok if there had been a note with operating hours on the vending machine, but there was nothing! So you got back to the hotel after a day out and about in Berlin, expecting to be able to grab a bottle of water from the vending machine...just to be left with nothing.

- I am not sure why the breakfast got such praise on here. While it was decent in size in theory, they never refill it. One day I had had enough and tried to hunt someone down for this and it took me a good 10 minutes to find someone.
- Don't expect a clean breakfast room. On average 2/3 of the tables were loaded with dirty dishes. No one cleared the tables until wayyy after breakfast
- Staff sometimes started to clear the breakfast buffet early, even as early as 9:15-ish (not the tables though, they stayed loaded with dirty dishes)
- The staff wasn't very attentive or friendly. They don't greet and don't make you feel welcome. Quite the contrary, they make you feel as if you were a bother.
- There was one guy in particular of whom we think he worked there too. He gave me the creeps. He never said anything (or greeted us, for that matter) but kept staring at us. One day he made it a point to enter and exit the breakfast room several times, watching us.

I do not think that whoever runs this hotel is happy about or even remotely interested in their business or their guests. During our entire stay we felt that no one cared about the guests' well-being and happiness. We still don't know if the guy at reception was the owner or hired. In any case, his only concern was if we had paid for our stay, not if we had a good time.

On a side note, there's no information package in the room, there is no telephone in the room, there's not even an emergency exit map!

I suggest everyone to stay far far FAR away from this place! I certainly won't be seen here ever again if I can help it at all.

I booked a single room via external booking site. When checking in, the gentlemen greeted me with a “hello” and the handwritten name list was not clear about my name. This increased his grumpy attitude.
Assigned a ground floor room, this was just opposite the vending machine, which is noisy. The bathroom was just full with black hair in all corners. ( just for the record, I am blond).
The bedsheet is too small for the bed, which is causing waking up during the night; no mattress cover as well.
Breakfast is serving warm yoghurt, since this is not in a fridge.
With checking out, there was nobody showing up. Think twice before you book here.

This is a great find in Berlin - not too far from either Konstanzerstr. or Fehrbelliner Plazt U-Bahn stations or the Ku'Damm at Adenauer Platz. Our room was large and very comfortable. We were surpised that there were a lot of people staying at the pension it was so quiet. The choice at breakfast was amazing. We would highly recommend staying at the the Hotel Konstanz.

Stayed for 3 nights in April 2007. Excellent rate of €35 per night good breakfast, clean, quiet rooms with en suite. U and S bahn stations are only 5 minutes walk and from there about 15 minutes journey to the central tourist areas. The neighbourhood also has fairly decent facilities in terms of shops, bars and restaurants. One reception staff (male) was bit gruff (formal German) while the other (lady) was extrememly friendly and helpful. I would definitely recommend this Hotel for value, quality and location

We visitied Berlin for 3 nights, and stayed in this family run cosy hotel. We had a good time and used the hotel as base for our tours around Berlin. Every day with a good breakfast as start. This has to be repeated: The breakfast buffet is very good.
Rooms are good. Parking in the backyard. Short walk to nearest S-Bahn. Excellent value for money!!

We booked this hotel for one night to stay. Who loves old style atmosphere, this is your spot. Very convenient location 15 min drive to center, we had car , parking is available on the back. Room was OK. Total 25 rooms. I did not like to much breakfast. Average. This is was old house, they made it as Hotel. We had late check in - was not a problem. They emailed me all instruction and it was easy.

Hotel owners are very friendly and professional.
In this hotel have invested a lot of effort, but the old things sometimes can not fix.
I therefore always requires repairing and patching as we say.
The room was comfortable and sleep loved. Best of this hotel is in the morning when you wake up you get one very good breakfast. Very diverse and everyone finds something for themselves .Lokacija is close to U - station. 10 minutes walk.
