Beautiful house, great room, lovely breakfast, very friendly hostess (we saw the otters !) . You can park your car just in front of of the building and if you come with a Morgan 4+4 , you'll get a windshield-clean for free !!! ;-) The location is perfect for a stroll into the town, restaurants are nearby. We highly recommend this lovely B&B ! Thanks a lot again, Sam!!

Truely excellent guesthouse and a wonderful host. Breakfast above and beyond what you'd expect . Room was exceptional. Went to see the beavers and otters by the bridge. Saw a beaver, missed the otters. Only stayed one night nut will be back to explore Perth.

Stayed for 4 nights in this fantastic guest house and was welcomed by our lovely hostess Sam that made us feel at home straight away ,we were waiting for two more of our family to arrive which could not get a taxi from the station and Sam got in her car and collected then talk about going above and beyond she was so kind and helpful in every way . showed us to our rooms which were beautiful with lovely comfortable beds and tea and coffee making facilities with a flask of fresh milk every day , and in the morning the breakfast was to die for no matter what you had was beautiful with lovely home made bread. We spent some time in her front lounge and she made us teas and coffees while we were deciding where to go .I cannot praise this lady’s guest house highly enough And if we go back we certainly will be contacting you , Thank you Sam for all your kindness it was much appreciated.

Our hostess Sam was really friendly and knowledgeable about the area. Our room was very comfortable. The breakfast was outstanding, plentiful and included home baked bread. There was off street parking which was great. We will definitely be back.

This is such a hidden gem of a guest house. Perfectly placed to visit by foot all the highlights of Perth and such a lovely house. Sam is the very best of hosts, helpful, accommodating and yet unobtrusive, we loved being in her home and her company. The room we had was spacious, spotlessly clean and airy. Lovely toiletries and a comfy bed. The breakfast was amazing - a great selection of locally sourced produce. A must us the haggis with poached eggs. If you plan to visit Perth this really is a fabulous place to stay and is excellent value for money

Stayed here for a night. Was welcomed with open arms by the lovely hostess. She noticed our heavy bag so she gave us the first room on the bottom floor. Room were clean. Had all the necessary things. Beds were comfortable. We askes in advance where to eat and got a couple of suggestions. We want for one of them and it was lovely. Breakfast day after was fantastic. A la carte with eggs, bacon and similar, fresh juice, homemade bread, fruit. She gave us a little treat to bring for the road. Really recommend it!

Arisaig is 10 minutes walk into Perth and you can park in front of the house. Sam is such a warm and we!coming host. The room was pretty and so comfortable. Homemade tablet and Tunnocks teacakes provided. Fresh milk in a flask too. Sam suggested where to eat and drink and was spot on in her recommendations. The breakfast was perfect, with homemade bread which we couldn't find room for, so it was wrapped up for us to take away. Superb black pudding too. Just as a B&B should be. PERFECT!

Stayed one night. Great location and with easy walking access to city centre. Sam was a most welcoming hostess whose attention to detail and her customer service skills make you feel at home as soon as you walk through the door. Brilliant breakfast which kept us going all day. Thoroughy recommend and we will be back (assuming we can get in as this home is going to very popular)

We visited Scotland and stayed in this Guest House for 5 days. Sam, the host, is so welcoming and has a full knowledge of the places to visit to make your stay worthwhile. Her Scottish cooked breakfasts are the best: all fresh and local products. We tried everything on the menu (haggis, salmon, scrambled eggs, fried eggs and “real” sausages from a local butcher as well as porridge and homemade bread) and each day we experienced a bit of Scottish life (with a bit of Gaelic) - we never got disappointed. The house is charming, cosy and warm; rooms are beautifully decorated and beds so comfortable! Plenty of teas and coffees available in the room. We slept in the family room and we felt refreshed each morning – the area is very quiet. We spent calm evenings in the lounge in front of the fireplace. Sam has an eye for details, and all was just perfect. Parking available on-site making life easier. Sam is genuinely caring for her guests and she will nicely advise you on the places to visit depending on your interests and the weather (it snowed but we were still able to go around places thanks to her tips). The guest house is well located – 45 min from Edinburgh, 30 min from Dundee, 30 min from the Hermitage, 2h from Inverness. Perth is only walking distance from the guest house (we had a 5 year old with us and the walk was a doddle), we were able to visit The Black Watch museum, Scone Palace, the National Art Gallery with its Perth Mummy (scientists actually working on it in the museum for people to watch), parks and walks along the Tay river with animals to watch . We highly praise this guest house and will, without a doubt, come back to this wonderful place of tranquility. Thank you, Sam, for hosting us!

Stayed one night for work at this fine establishment. Samantha is the perfect welcoming hostess who does a lovely line in homemade tablet and truly delicious breakfasts. My single en suite room was warm and comfortable and even came with ear plugs in case traffic noise was an issue (it faced the road rather than the river). It’s an easy walk to the city centre, has off-road parking and in my opinion is excellent value for money.
