Lovely modern B&B With fantastic sea views, plenty free parking. Close to 10 golf courses including the famous Old Course,, Along with 50 other golf course within !1hour, Including the champions ship Carnoustie and Ryder and Sohiem cup - Gleneagles. The owner Pam a native of St Andrews and very knowledgeable on golf booking, where to eat etc. In fact she can wax lyrical about the whole of Scotland! Taste of Scotland local produce award, 4 Star Visit Scotland, Member St Andrews B&B Association ( past chair), and of course 5 Star Excellence with Tripadvisor 11 years running. Hall of Fame.

So easy to give this a five star rating. We took a side trip from Edinburgh last weekend and loved both St. Andrews AND our accommodation. So, so clean and Pam was very helpful. Rose too late to enjoy breakfast so we missed getting to know her better, but clearly a place we will return and recommend to friends and family headed this way.. A nice walk in to town, warm tea in your room and a smile on your way out. Fantastic memories made. Thank you Pam!

Great traditional welcome from the host Pam on arrival, the room immaculate and faultless , had a great nights sleep and the breakfast was amazing ,definitely have the smoked fish for breakfast on your trip .

We had a great time and loved St Andrew's. Pam was an excellent hostess, very helpful and welcoming and the breakfasts were delicious. We had a view of the sea from our bedroom. The weather was wonderful. We hope to return.

Upon arrival, we were greeted by Pam Izatt, the owner, who was a wealth of information, right from the start. We were able to park our car on the street right In front of the house. We were shown to our rooms, which were clean, had plenty of storage space, and had great views. Our friends had a view of the North Sea, and we had a view of Pam’s beautiful back yard. The walk to town is about 1/2 to 3/4 mile, with the option of taking an indirect, slightly longer route along the expansive beach and seeing the ruins of St. Andrews Cathedral. Pam provided us with an easy mix and match breakfast menu to complete the evening before we left for dinner. Breakfast was served in a comfortable dining room. The breakfast was delicious and plentiful. Pam seems to be a matter-of-fact person with a lot of experience and a nice warmth, making for an all over wonderful stay.

Would definitely recommend No 12 for a stay in St. Andrews. We were there to watch the Dunhill golf competition and this was a perfect location. Lots of good places to eat and drink and great shopping. The breakfast here is superb, great haggis and other locally sourced produce all cooked to perfection. Pam is a great host and made us feel extremely welcome. Thank you for a great break.
