This place is amazing and by far the nicest B&B I have ever stayed in. Our room was pure luxury, clean comfortable and even a bottle of prosseco on our arrival. Matthew is a fantastic host and cooks a lovely breakfast, with fresfruit and cereal too. Very easy to get to number 11

Do each of your rims have their own bathroom?
Almost all do, although it will depend on which room you book. en-suite:- 4 Double Premier Rooms (1 can convert to a twin) 3 Double Standard Rooms Private Bathroom (across the hall from the room):- Single Twin (with a bath and shower) Their own website can provide more information, or call Gareth direct. what time is breakfast?
Hi Mary, The breakfast is served between 8-10am, but if you require a early breakfast we can always arrange for you a buffet breakfast.

Absolutely no idea, however I'm sure they will answer your questions if you call them!

From the airport you can catch a taxi which will take~25minutes and cost ~£25 or you can take the airport bus number 100 (~30mins to the city centre) which costs £4.50 and drops you at Waverley Bridge next to the train station (1 mile from Fraoch). And the new tram which costs £5.50 and will drop you at York place (even closer to Fraoch). From there you can walk or catch a bus. The number 11 bus drops you at the front door or any bus that has Leith Walk on the front of the bus will drop you at Pilrig Church on Leith Walk at the top of our street

How close is this property to public transportation into Old Town? Thank you.
The bus stop is directly across the road, and the return bus outside the front door. An Uber taxi was under £5.
