I stayed here last week week for 4 nights. I requested a different room after 2 nights so i could have a room with shower, the owner seemed apprehensive about giving me a key for room 11, but didnt say why. I now know why. I am now absolutely covered in BUG BITES. Do not stay here! Forget about the cheap price, it's not worth it!!!

Stayed here one night mainly because it was late and our business meeting had over ran so decided to stay one more night in Arbroath get a good night sleep before 400 mile drive home. Room was awful and dirty, beds were uncomfortable, room did not have wifi as advertised and owner was reluctant to give out any password to connect to it. Extractor fan from room next door was on all night so didnt sleep a wink but then what do you expect for 20 quid!

We stayed over for one night in this guest house, i was appalled as soon as i walked in. The rooms were tiny with OLD dirty furniture, looks like its never had a clean. The room was absolutley freezing, the tiny ancient tv was broken, we had to ask for our towels, ive been to cleaner toilets in india the toilet was gut wrenchinly dirty.The owner has never heard of hospitality, Worst night ever!

No breakfast as advertised although you are told this when you book by phone. Only £20 per room but you are kicked out at 10am. Staff ok on arrival but you never see them after that. Room clean and tidy but unsure if the bedding was clean due to smell of aftershave on pillowcase. New ensuite, great shower, TV in room no other facilities.

Me and my relatives used to stay here in the 90s when it was owned by some nice Italian(?) folks. Now it is owned by different people. This time (4 yrs ago approx., 2008?) we arrived to see no pillow cases on the disgusting pillows, the outside of the toilet looked like it had never been cleaned, for breakfast some foul butter was in front of us which had been allowed to melt to a liquid then re-refrigerated. And the extra electric wiring (it had been extended) with wires outside the roof coming in under slates!! looked like the owner had done it. I would have left but was with elderly relatives so didn't want to uproot them. I enquired at other B+Bs in town and they'd had many other enquiries by people who wanted to leave the Kingsley. And it's not as if it's cheap, it was as expensive as the most expensive other places in town. Don't be fooled by the equal number of v good reviews as this is a common trick by establishments who get a lot of criticism, for someone connected with it eg. the owner, to put on his own reviews. Never again!!
