The New Linden Hotel belongs to the Mayflower Collection, a family-run collection of properties which have been part of London's hotel scene since 1995. The unifying factor across the Collection is design. Each property boasts a strong East-meets-West theme, conveyed through sumptuous fabrics, luxurious colour schemes, and many pieces of stunning antique furniture. At the New Linden Hotel, these striking design features blend seamlessly with state-of-the-art modern conveniences in the rooms. The hotel offers 50 en-suite rooms, including some luxury suites complete with high ceilings, expansive windows, beautiful bathrooms, and gorgeous views, as well as Egyptian cotton sheets, luxury mattress toppers, and large HD LED flat-screen TVs. The hotel itself is a stylish boutique gem in a spectacular Victorian townhouse, and offers a comfortable Eastern-inspired lounge area and an open roof terrace where guests can relax. New Linden is located on a peaceful residential street off trendy Westbourne Grove, in the heart of London's West End. We are a short stroll from Notting Hill and Bayswater Underground stations, providing quick access to all that London has to offer. Around the corner from the hotel is the world-renowned Portobello Market, alive with stalls, cafes, and restaurants. View famous faces at Madame Tussauds or relax at the many cinemas and theatres that are available. This is one of London's most thriving districts, situated on the edge of Hyde Park. There is easy access to Paddington station, Marble Arch, Oxford Street and the well established area of Marylebone.

I was keen to stay in the Bayswater area and this was the cheapest non hostel option I found.

Main selling point: the location is good, near to Bayswater(the slightly scruffier end),Notting Hill and Hyde Park and subsequently no time at all to get into the centre of town via the tube.

The room was very small, little space for bags. One side of the bed was tight up against the wall so nowhere to put a drink or a phone. The tv screen on the wall was very small. There was no screen for the shower so it could only flood the bathroom. The hairdryer kept cutting out so was unusable. There was no kettle in the room so my wife, having plugged in the phone,
rang reception to ask for one, there was no answer. We asked for one as we passed reception and this was left in our room. The plug was falling apart, looked unsafe and the kettle didn’t work, it lit up but didn’t boil. We gave up on that.

The room was very warm, so we left the standing floor fan on all night, it was very noisy.

Breakfast was very basic but included, didn’t bother me too much as I don’t really bother with breakfast.

Staff were all very pleasant and polite.

Nothing about this place suggests boutique hotel and I probably wouldn’t rush back but this place wasn’t very expensive and you get what you pay for.

This is the 3rd time that I’ve stayed here in 10+ years. This time I was given a 3rd floor room which needed to be upgraded. The view was great though! It faced the road. The staff weren’t as lighthearted or going out of their way to impress, but were polite. In recent years, I’ve stayed elsewhere and it seems I’ve been heartily welcomed. My kettle could only be turned off by turning the electricity off. I got burned, by mistake (not seriously!); there was no shower curtain so the floor got a small puddle; the walls were thin but luckily no one was noisy at bedtime. Also, I was surprised that the Receptionist couldn’t recommend any restaurants in the area. Even though I had a do not disturb sign, the cleaner still knocked at my door to clean before 10am. I’m glad I was almost ready to leave for the day! So, little things like that may make me think twice about staying a 4th time but I did love that they had an electric fan in the room, as it was a little stuffy even though the window didn’t close all the way. Is it a terrible place to stay? No!

We stayed at the Linden Hotel for 2 days over the weekend, we were unfortunately disappointed. The pictures on booking.com of the rooms looked a lot bigger than they were, the room was very claustrophobic and had no where to store suitcases, bags or hang clothes. We didn’t think the room reflected the price we had paid. The rooms were clean, but the balcony had empty bottles/litter all over and there was no shower curtain so the bathroom was flooded after a shower.

Checkout was at 10:30am, we asked reception if we can leave our luggage at the hotel whilst we explored on our final day. The receptionist said we were only allowed to leave our luggage until midday, when asked why she couldn’t give an answer. I have never known of a hotel to not store baggage on checkout.

Ok, let’s start with the good things. Perfect location (close to two underground stations) and when you walk in, although a little gloomy, they’ve spent money on a nice lounge. From the reviews, they do seem to have done some of the rooms up.
However…the first thing they did was hand us a skeleton key for the basement room, then had us sign a waver saying that if we lost the single key, they would charge us £200 to replace the entire lock. Upon reaching the room, we were appalled. In the furthest corner of the basement, the door rattles loudly any time any other door is opened. Loud, cackling staff members hang out down there so it’s noisy. We had to climb over laundry sacks that were piled up in the corridors. The room itself was gloomy and only one of the bulbs in the light worked. The light above the bed didn’t work and the bathroom light had a bulb out too. We read an HILARIOUS part in the filthy, stuck together pages of the booklet in the toom - a warning that we would be charged for any damages to fixtures and fittings, and an instruction that no food was to be eaten in the room due to the ‘luxurious fabrics’! (You’ll see why that’s funny when you see the photos). The bathroom was filthy, every single surface was dirty and the room was entirely in disrepair. Mysterious stains all over the walls, brown liquid running down one, filth and cobwebs in the corners, missing drawer handles and damage on every piece of furniture. Given the threat of being charged for ‘damage’, I took many photos to protect ourselves.
The bed was comfortable enough but it was two singles pushed together, the pillows were covered in sweat stains and the bedding wasn’t particularly clean. Plug point had a huge hole around it, no plug for the sink, bedside lamps wobbly & almost falling apart, mismatched floor covering…quite honestly we found it unwelcoming, dismal, absolutely rotten in terms of cleanliness and, frankly, charging what they do and calling it 4 star is LAUGHABLE. Dated, dreary, inefficient and unprofessional housekeepers, I’d only stay here if they can guarantee you one of the updated rooms, because the basement room we had was a 1 star B&B level at best. Terrible. We’d come down to treat ourselves to a night in town and the only low point was the disgusting room. No expense spent - they don’t even supply teaspoons.
Oh, one more thing; if a fire broke out, we’d be doomed. No way of getting out of the windows, as they’re too small and it’s only a 12x6 little pane that opens, and you’d have to leave the room and make your way through the basement to a fire exit somewhere. If a fire broke out anywhere from the room itself to the lift, it’d cost lives. I’m not sure it’s even legal or compliant with regulations.

We asked for a twin or double room and was given a 3’6” bed to share. We asked reception to change the room and was told they had no other rooms and this was a ‘standard’ double room. I told them this was not a double bed and was told ‘this is London’ so you get what is available! Money was taken prior to arriving so changing to another hotel was not an option. We could not fit in the bed together in the conventional manner so had to sleep across the bed ending up kicking each other. This surely breaches health and safety. The room was tiny, had no storage and had to crawl over each other to use the bathroom during the night. The bathroom was also tiny and it was just as well that neither of us was on the large size otherwise sitting in the toilet would have been a major issue. There was no air conditioning and the window would not stay open to get air in the room. Staff were not helpful, in fact, they were quite dismissive. There was no storage facilities for luggage but it did have a cosy lounge area with comfortable seating area. We would most certainly NOT recommend despite being a few minutes walk from bars and restaurants.

Unfortunately we had to stay at this hotel due to a business trip, so there was not really a choice regarding the location. Fortunately the company booked the so-called "luxury suite" for us, so we were on the lucky side compared to other customers. On arrival, staff greeted us but seemed to be bothered with having to deal with us. Other staff was sitting on a chair in a room behind the reception area with his feet up on a desk. First impression of staff members changed into a constant impression, as they were not helpful or friendly at all during our stay. E.g. one day the housekeeping forgot to restock toilet paper and towels. As soon as we returned back to the hotel that evening and noticed the issue we informed the reception and asked for the missing items. The answer was "somebody is going to bring it to you", but in fact we are still waiting.... ;-) Our room was spacious, but that's it. Window was of poor quality, so it was very noisy and quite cold inside the room. No air-condition, just a radiator on the wall which was at least working. No fridge. No bedside tables for storage. Very old wardrobe with sliding doors is almost falling apart. The armchair is very dirty and greasy with a very unpleasant smell. The room is in desperate need of modernization. At least the room was fairly clean, that is the only thing which stops me from giving a 1 * review. If you have the choice do yourself a favor and don't book this hotel.

The hotel was not clean in general and the rooms didn’t have any of the basics that are provided in a hotel room.

We asked for drinking water and we were advised to use the tap water from the toilet or pay 1£ for a bottle.

We asked for a mini toothpaste & toothbrushes, we were advised to buy from the shop down the street.

This is definitely not a 4* star hotel as advertised, I would give it 2.5-3.0 maximum The room was advertised as a ‘double room’ but the bed was only 4ft wide. A double bed is usually 6ft wide. It certainly was not wide enough for 2 people. The bed was up against the wall so I had to climb over my friend to use the toilet and turning over without disturbing each other was not possible. There was no room at the bottom of the bed either with only a few inches gap to the rear wall/window area. It was claustrophobic and resembled a hostel type room. There was a 12” wardrobe at the end of the room. The gap between the desk and bed was also very narrow, you couldn’t pass one another between the desk and side of the bed. There was no shower curtain around the small shower cubicle so the floor got wet. There was no light in the emergency fire alarm so we were not sure if it was working or not. There was no emergency procedure in the event of fire in the room. We asked if we could be moved to another room and was told that our booking was for a‘standard’ double room and we were in a standard double room. When I mentioned the bed was too small, the receptionist said ‘this is London’! There was no luggage room so bags/suitcases were left unsecured in the very small reception area. The positives were good quality bath towels, hot shower with good water pressure, the room was clean. The location was good for restaurants and pubs. Getting into the city took 35/40 minutes by public transport.

We stayed at this hotel from 4 to 7 June.
The location was convenient, metro stop a few minutes to reach the center.
The cleaning, however, was terrible, with a lot of dust, some sockets that didn't even work, blankets and mattress with yellow stains and some insects that we found the following morning.
Furthermore, the most unpleasant thing was that one morning we woke up without water and electricity without knowing how much longer we would have to remain without so we lost almost half a morning in the room without being able to go out because we couldn't prepare and only after some insistence they gave us two small bottles of water at least to wash our faces.
A hotel should be equipped for every emergency and not leave its guests "imprisoned" in their room.
I don't recommend it also because the rooms are really tiny, they don't correspond to the photos published.
I don't think it's a 4 star establishment at all, in fact, I would give it a maximum of 3.
Furthermore, the reception staff were not always helpful towards us.
I don't recommend it and I won't go back again.

We arrived and 1st impressions were good, polite young girl on the reception and even the manager seemed ok. Was given the key to Room 15, a ground floor room just along from reception. The room itself was tired, wooden four poster with scratches on the wood and room not really big enough for it. The bathroom was clean but could of done with some limescale remover on taps , shower and shower screen. The big posh chandelier light looked impressive but on closer inspection was actually full of dust. The draft through the window was like a breeze but big heavy curtains remained closed to stop this. All things we could overlook to start with. So on Friday evening we came back ( 11 pm) and there was a different face behind the reception , but polite. On settling down for the night there happened to be a party in one of the houses behind that went on till 3am ( no fault of the hotel) but all night we was kept awake by people coming into reception clip clop of heels on reception floor and the night person having conversations with people this all being clearly heard due to lack of carpet and voices echoing. We went out for the day early Saturday and when we came back 10.30pm there was yet another person ( blonde lady) behind reception who assured us Saturday night should be quieter!!! It was 11pm when we noticed all the banging and what seemed like the moving around of furniture upstairs, so we called reception and it was the man from the previous nite back on who said he would sort it. An hour later we were still listening to it, in between all the conversations that was going on in the hotel reception., rang again and asked the man to come and listen to it which he done but it actually carried on until about 1.30am in the morning. In between this (1am) a couple came into reception who had booked a room but when they got there they didn’t have a reservation and there was no spare rooms so you can imagine the conversation we was listening to then ( rightly so on the couples behalf) but we just wanted to sleep and we could hear every word and sound like we were stood out in reception with them. This conversation went on for an hour. So now we are 2am. 3am conversation heard with people, from 5.50am conversations were continuous so no sleep. When we went to leave the hotel we was told the manager would be there in an hour (10am) funny that u have to check out by then. We stood speaking to a lady in Room 14, (opposite us) who had heard exactly the same as us but also had the lift next to her room, and also hadn’t slept. A simple thing as carpet in reception and in the rooms above may help these complaints . Or just don’t have rooms on the ground floor. So all in all about 3 hours sleep was had all weekend. And the staff really didn’t seem to care.

This hotel is probably a 10 to 15 minute walk from Underground station. There is no bus that stops in front of hotel. If memory serves me correctly, you have to walk up a couple blocks and take a right at corner where street dead ends to get to bust stop. Not to far from that is the train station. So if walking from hotel you will see bust stop about 5 minutes before you see entrance to underground. At the hotel they have a card they give everyone that has the directions. if they are out they will tell you so no worries.
