Avoid the overpriced chain hotels and experience good old fashioned customer service in this delightful hotel in Kensington. We chose a standard room, as we were not due to spend a huge amount of time in the hotel, other than sleeping. The room was a good size & beautifully decorated and also had a super comfy bed.There were lots of extras you wouldn't expect, such as a relaxing sleep spray, bath robes, complementary bottled water and a good selection of hot drinks in the room (they actually had peppermint tea!). We were welcomed like old friends and every single member of staff was exceptional. Breakfast was good & plentiful, with a cooked option if needed. The nearest tube is Gloucester Road, which is about a 2 minute walk away. The hotel is also comfortable walking distance from Harrods, The Natural History Museum & the Royal Albert Hall. My husband had ordered a bottle of champagne as it was my birthday, this was perfectly chilled on our arrival. Cannot fault this place.

This is the third or fourth time here over the past decade or so, so obviously we have no major problems with this hotel, only some cautionary notes. Location couldn’t be better, with easy access to the tube and the “74” bus to downtown, shopping and restaurants nearby. Note that with the number of hotels nearby, restaurant reservations are recommended. Our room size was reasonable, and the bed comfortable. Limited clothes storage. Location is quiet, given its proximity to a major road, due to excellent soundproofing. Very good lighting throughout. One of my pet peeves is doors that squeak and sinks that don’t hold water; this hotel passed both tests successfully. Wifi was good, although not secure. Fridge worked well. There is a “bigger” TV, but no on-screen program listing, and no streaming services, although the remote indicated that capability. Note that continental breakfast tickets can be purchased at 9.50 GBP per person per day, and they seem to be a reasonable value; however, if on an extended stay, one might want to have breakfast elsewhere occasionally, since the breakfast at the hotel is repetitive.
Note that the tub in our room had quite high sides which would give issues for the mobility challenged. Also, the anti-slip provisions in the tub did not extend over the whole floor of the tub. As well, the shower adjustment mechanism is complicated – four separate levers. Why not have an explanation of what each lever does? The only other issue was very inconsistent room cleaning; we never knew what towels we’d have until we returned to the room; housekeeping management needs to kick things up a notch.

My wife and I stayed here in September and we were pleased with its presentation, the hotel and the room was immaculate. The staff were welcoming and helpful, and went above and beyond when we reported an issue with our air con which was leaking onto our clothing. Clothing was dry cleaned, air con fixed immediately and we were given complimentary wine for our trouble.
The staff were all excellent, especially the man who I think owns / manages it (I forget his name).
The room had a very comfortable bed and had all you need for a short stay.
The hotel is located 5 mins walk away from Gloucester Road underground station and has a bus stop right outside it. The Natural History museum is not too far away either.
The only thing I was slightly disappointed at was the lack of bar or kitchen being open when we were there, however, the aforementioned kind man at reception apologised about that and gave us a list and a map of places nearby to eat, things to do, and what to see.
Overall, a lovely stay in a nice hotel with staff who know what excellent customer service is. We would stay here again. Thank you Ashburn Hotel!

We had no troubles with this great little hotel. A close walk to Gloucester Road station that made it easy to get between the hotel and the city. Breakfast consisted of cereal, cold meats, cheese, fruit, yoghurt, coffee, tea, juice and bread. Everything at breakfast was of a nice quality. The rooms are a reasonable size and we found it to be very quiet. They even upgraded our room on arrival. I would recommend this place to others coming to London who are looking for a nice hotel experience with affordable prices.

We have just returned from a two night stay at the Ashburn. The hotel was ideal for us visiting a show at the Royal Albert Hall, walking distance of about 15 mins. Gloucester Road Tube Station was just around the corner (6mins walk). We had a King Double room overlooking the main road, but it was lovely and peaceful due to the double glazed windows, we didn’t hear any traffic. The bed was sooo comfy, it was hard to get out of in the morning!! Breakfast wasn’t originally included in our booking as it was stopped due to Covid, but on arrival we were informed it had restarted and we could purchase a continental for £9.50 or a Full English for an extra £7ish each, we opted for the continental which was more than enough for us.

Others have said that the hotel is showing its age and there was some evidence of this, every time we flushed the loo the pipes sounded like someone was hoovering next door, but to us this just added to the character of the property and wasn’t an issue. All the staff were really polite and helpful and the room was cleaned daily, the whole place is spotless.

We will definitely return to the Ashburn when we return to London in the future. Thank you for a lovely stay.

I stayed at another well known Singapore chain hotel the last trip. Loved the location but not the hotel.
Hence found Ashburn this trip.
I won’t say it is luxurious but it has good size bathroom (King room), much more comforter bed, very efficient room cleaning and simple but good quality breakfast.
The bedside lamps were flickering when I checked in and the concierge promptly changed the bulbs and had it resolved.
All good except a grouchy cashier who woke up on wrong side of bed on the day I checked out.

My wife and I enjoyed five nights at the Ashburn Hotel. We had a Queen Room which was comfortable and stylish. Despite being on a busy road it was quiet and we slept very well. The continental breakfast provided a good choice of cereals, breads, pastries, meats and cheeses. The breakfast room was small, but pleasantly decorated. All of the staff were friendly and helpful. The hotel is very close to the Royal Albert Hall and the Kensington Museums. Gloucester Road Underground Station is just three minutes walk away for access to the rest of London. We hope to make a return visit to the hotel. Fully recommended.

We stayed at the hotel for 2 nights and were pre warned in plenty of time that because of covid there would be reduced service. In spite of this we decided to keep our booking. The man who greeted us in reception was extremely helpful and very welcoming, offering lots of advice on the best places to eat. Fresh milk was brought to our room for the tea and coffee. We were due to check out on Sunday morning and we asked if we could leave our luggage for a few extra hours, again the man was extremely helpful. When covid is over and all the facilities are up and running again we will definitely stay here again. Definitely recommend this lovely stylish hotel.

Avoid - (Noisy, tired, extremely poor breakfast).. You’ll be paying a premium rate just to be in Kensington. It is not ‘luxurious’ in the slightest.

We (couple), wanted a hotel near to the Royal Albert Hall. In hindsight we should of booked a premier or similar, got taxis & saved a few pounds.

Noise: Our room was on the 4th floor facing Cromwell Road, the noise from the rail & road is relentless, do not expect a peaceful break.

Decor: Tired with broken furnishings and poor standard of fittings.

Breakfast: Do not expect a ‘4 star’ cooked breakfast, the ingredients for the cooked are the basic/cheap supermarket items. I can honestly say the worse quality from any hotel I’ve stayed in…oh and the salt cellars are egg cups which you take a pinch from & soup spoons act as desert spoons.

Bar: the hotel indicates a ‘bar’. Yes there is one, but it wasn't open, has no stock and is merely used for left luggage (& also not entirely secure).

We’ve never been so disappointed & we genuinely are fairly easy going & don't normally feel any need to complain or moan…when we gave some feedback to reception it was completely dismissed with an ‘oh dear, but thank you for staying’.

This property is in the grab the money and run business. For our honeymoon trip to London we stumbled upon the Ashburn Hotel, a “four star” property that promises that the.. “hotel has had a complete makeover and the new owners have turned this property into a luxury boutique hotel” according to their homepage. But what you get is one of the most dirty and run down hotels you will ever experience, one that hasn’t been renovated for decades - no luxury whatsoever! As an example of the “high standards” there was a stack of toilet paper in front of the bar in the lounge adjacent to the reception when we came in - and was still there when we left exactly one day later. Other customers who were there experienced this as well and have posted this also in their reviews. We decided to leave after one night in our dusty, smelly and worn out “King Double Room”.

If you want to complain, the hotel manager will not be available and a receptionist will handle the matter - which means that everything that you’ll be promised, such as a refund, will be refuted and you will never get your money back. In our instance we paid 900 pounds / 1100 dollars, and lo and behold, after arriving back to our home country the hotel manager (the shy one) declined the agreement of refund sent from Booking.com.

You will definitely see an answer to the review here under, where the property owners will tell you that as they strive for perfection they will thank me for this input on their journey to making a good hotel even better etc… Also, they might throw some dirt at me, which of course will be untrue in light of all the dishonesty that we experienced in our communication with the property.

So, you’ve been warned. If you go, make sure that you take pictures and videos of everything and demand that you speak with the hotel manager.

Dear Valued Guest, Take a Gatwick Express train from the airport to London Victoria station (around 30 minutes), then take a District Line underground train from Victoria Station to Gloucester Road station (12 minutes). Then walk 2 minutes to the hotel. Alternatively, contact concierge and they can arrange a taxi pick up.

We took a Black Taxi. Booked via an app. Or you can book ahead with Blackberry Cars. It was SUPER early in the morning when we went, as in still dark outside.
