I visited recently and as the name suggests, it really is a room with a view. I booked the room at the top with a terrace which has incredible views of the sea.
The staff were warm and friendly and made me feel very welcome, particularly as a solo traveller. The tea tray in my room was well stocked and there was plenty of additional tea and coffee on offer downstairs in the dining room area. The breakfast was delicious with a good selection.

A word of warning, the rooms at the top are up several flights of stairs so be prepared but the views are so worth it. The staff kindly helped my carry my bags as I’m not a light packer!

A great location for the beach, Kemptown and central Brighton and having free parking facilities is a huge bonus.

Thank you for a great stay, I’ll definitely return.

We stayed here for one night so we could attend a concert at the Brighton Centre.
The location is directly on the sea front, with some parking directly outside the hotel and some a very short walk away outside another property.
A warm welcome from the owner when we arrived, and we were quickly given our key to our room. We stayed in room 9 which was right at the top of the hotel, the final staircase to the room is quite steep so maybe not a room for someone with mobility problems. The room was warm and clean with a comfortable bed. Tea and coffee making facilities were included. We both slept well and were not disturbed by noises in or outside the hotel.
In the morning we enjoyed a full English breakfast along with fresh fruit and pastries, the English breakfast was well cooked and tasted very good.
The breakfast room was clean and light and beautifully decorated, especially with Christmas decorations as we stayed in December.
To summarise this a a lovely hotel with great facilities and location , a lovely breakfast and breakfast room along with a very pleasant host.
The steep stairs were the only slight downside, but we would definitely stay here again if we visited Brighton in the future.

We’ve just had a much needed night away for my Partner’s Birthday. We chose the romantic white room with sleigh bed on the sea front. The room was really spacious, the bed was so comfy and we enjoyed the large bathroom with a bath and separate shower. The digital fireplace was a really lovely touch. So were the binoculars!!!! This is a great location with parking and only a short walk to the centre for shops and restaurants. Thank you for the birthday card, chocolates and Prosecco!!! We will be back!!!

I don't like giving a poor review to what is mostly a very nice place, but SERIOUSLY DON'T list a room as having a king bed when it isn't even a full queen in there. Yes, metrics vary from one continent to another, but we booked rooms with king beds elsewhere in the UK and though a bit smaller than our USA king, they were close enough. Not this one, not even. Two "well nourished" adults very crowded and unhappy.

Also odd for such a nice place in such a nice location, quite a few easy maintenance issues that are odd for staff to overlook. Bed stand lights would not turn on, the toilet seat was not fully secured to the toilet, screws were loose (to the point of protruding) in the window latches, and the shower drain needed a snake-out, barely keeping up with the flow from the fixture.

If the owner/management could resist the mendacity of advertising a small queen (if that) as a king and just take care of the place it would be delightful. It really is a room with a view -- right by the pier with sweeping views of the channel.

Hi, Thank you for your review although I need to correct you about the concern you raised regarding the bed size. I can assure you that all the rooms we advertise with king size beds are in fact king size in the uk. The measurements are are 150cm wide and 200cm long. I have not mentioned this publicly before but I recently lost my partner and for a while I have been grieving and must admit I did get behind with a few maintenance issues but I am mentally back and addressing these issues. I'm not really that comfortable with sharing this online but when you have publicly accused me of dishonesty I feel I need to defend my position and let any potential guests know that the rooms advertised as king size are in fact king size beds. On a more positive note I am happy you mentioned the place overall being very nice and in a good location with lovely views so thank you for that. Best wishes, Stephen

A real gem to stay in with the additional benefit of parking outside. The room - on the third floor - was light and bright with a firm, comfortable mattress, tea and coffee making facilities and a view of the pier. The en-suite was compact but had a walk in shower, which was powerful and a useful ‘permanently on’ night light for those who might need it. Breakfast was excellent, amongst the best we have ever had in a hotel, and all the staff we encountered were helpful and friendly. We enjoyed our stay and would recommend it to anyone, but book direct for the best deal and free parking.

My husband booked a lovely overnight stay to celebrate my birthday and we were not disappointed! It is a great location just along from the pier and a few minutes walk to The Lanes & The Royal Pavilion. Upon arrival we were met by Vicky who was very welcoming and helpful and gave us some recommendations of places to eat/drink, she even wished me a happy birthday, which was a lovely touch! We parked outside the hotel and were told we could stay there until 12pm on the day of check out (which is 11am). We stayed in Room 6 on 2nd floor which was a sea facing room, the room was large and has 3 beautiful large sash windows which allowed the winter sun to flood the room with light, it was also perfect for watching the sunset later. The room was clean with nice crisp white bed linen an towels. The décor was very tasteful with oak flooring and furniture and a beautifully comfortable oak sleigh bed. The bathroom was nice and had a large freestanding bath and separate shower area that had good quality toiletries. The room had a drinks fridge with complimentary water and also a coffee machine and kettle with an array of hot drinks plus complimentary biscuits. My husband must have mentioned my birthday when booking as there was a bottle of prosecco, chocolates and a birthday card waiting for me, this was very much appreciated! After a good night's sleep we went down to breakfast, there was a selection of fruit, cereals and pastries plus a good choice of cooked breakfasts from full English to avocado on toast and even waffles. We ordered the full English breakfast, which was served by Emmanuel, who again was very friendly and attentive. The food was freshly cooked and of good quality. All in all I would highly recommend this hotel.

We stayed for two nights for a wedding in Brighton. We would describe it as a surprisingly well appointed friendly Guest House with everything you could need in a great seafront position. Our room whilst small was spotlessly clean with ensuite shower. Bedding and furnishings are to good hotel standard, Tea and coffee machine was provided with fridge and fresh water. If you needed it there was even an ironing board and an umbrella - very handy as it turned out! An optional Excellent breakfast was served and well worth the extra. Big plus is the onsite parking which is guaranteed and free if you book direct. We enjoyed our stay and would recommend.

We stayed here for 2 nights and the place is lovely. All the staff are very welcoming and nothing is too much trouble. I had booked room 10 which is at the very top of the building but has the very best views. It is the only room which has its own stairs leading out to your own private balcony with table and chairs. You can have a morning cuppa while watching the sun rise over the pier. Fantastic views (see pictures)
But there isn’t a lift so there are four floors of stairs to climb if you do book this room.
The room itself is clean, comfortable and has a nice bathroom. The room as you walk in has a sofa, tv and tea making facilities to the left, the right side is where the bed, wardrobe and entrance to bathroom. So it’s a sort of split room but you can watch the tv from the bed if you want to. Even though you are on the sea front, I heard no noise at night and slept very well.
Breakfast was lovely and if you wanted anything added, it was done free of charge ( I wanted beans & hash brown with my full English)
Highly recommend this hotel, we like to go to Brighton every year around the Christmas holidays and would happily stay here again.
And we also booked the I360 for the first time which was great - do this before it goes into administration!

Wow!! This guesthouse is hands down the best guesthouse we have stayed at in Brighton.

There is absolutely no other place we will stay as a couple from now on. If they could accommodate families in one room we would be staying a lot more.

Rooms are spotless!! Beds are dreamy and the breakfast was delicious!!!

The service is exceptional!!

Such great value for money!!!

Arrived just after 12pm as that’s when you can use their car park area (space for 6 cars) but there is easy parking on the streets just to either side.

Welcomed by a friendly member of staff who advised the room would be available around 2pm.

The hotel of course lives up to its name with fantastic views out over the beach and of Brighton pier, with a nice small park area just to the side.

Room (5) was lovely, plenty of plug sockets and built in USB chargers for tech. Bathroom was modern and had a great walk-in shower with two separate shower heads. Bed was comfortable, could easily sleep with the window wide open as it was not too noisy at all.

Didn’t have breakfast here (plenty of cafes around, just a few hundred meters away) but it seemed well-stocked and smelt nice!

Complimentary use of binoculars so you can have a good view of the surrounding area. Flatscreen TVs on walls, Krupps coffee machine and a small fridge as well. Hairdryer and lovey smelling soaps and washing paraphernalia included.

Had a lovely relaxing stay!
