The rooms are gorgeous, Makes you feel like you’re in a home not in a room in a building. The bathrooms have every thing you could need like sanitary products, razors, hair ties, body lotion, soap, shower caps and more. The Seaview room view is amazing and so beautiful to wake up too. All the information you could need is in you room. The reception staff are extremely helpful especially Amber who helped us get the bus routes correct and who was recommending different places we should visit.

You are really paying for the location, which is great. We had a sea view and it is an easy walk to shops, restaurants & pubs. Brighton is a great place to visit. Our room was reasonably furnished, with a large tv. Bathroom was fine. For £250 for 2 nights in November, I would say it is below average in some respects.. Aside from the view, it did not feel particularly luxurious. There is no coffee pod machine and the one biscuit was not replaced after night 1, which is a bit cheapskate. The toilet tissue was dispensed individually from a metal box, with no toilet roll on the holder. For me, it was insufficient and we bought some toilet roll. The staff we saw were friendly and the hotel was pleasantly quiet. We had a nice time as it is a great location, but the room itself was not that characterful or luxurious.

First things first, I LOVE the building and the architecture. Quite old fashioned, but with a slight modern edge. The staff are exceptionally friendly and welcoming, and genuinely make you feel like an old friend or one of the family, particularly the team on reception (big shout out to Mike and Ruby!) They are extremely accommodating and offer great advice on where to grab a bite to eat in the area. There is also a bar opposite reception that offers a generous selection of drinks, snacks and even packs of playing cards! The room itself was wonderful, clean, comfortable and had a good selection of tea, coffee, sweets and biscuits.
Also the Noel Coward's lounge is very comfortable and I could easily and happily spend an evening sat in there, enjoying the view and having a drink. The toilets, especially the ones downstairs, were also very clean and smelt fresh, which definitely did not go unnoticed either. The breakfast was also delicious.

Disliked · My only real complaint about the room, albeit a very small one, was that the height of the chair did not match the height of the desk, so it was awkward if I wanted to do some work in my room at the desk! But sitting in the downstairs lounge was a good alternative, I must admit.

My friend and I spent 3 nights in this hotel early June. I can't fault the staff as most were nice? Mike was particularly helpful and friendly.
My room, though a good standard of cleanliness, was let down by the well worn curtains, holed and faded. Yes I could say I had a sea facing room - in fact I could see the sea if I stood on my tip toes to look out the small window that was set five foot high in the wall. Being 5'2 I could just get the slightest view.
My shower took minutes to actually start running. To encourage the flow I had to lower the shower head towards the floor. I had not been told this was likely to be the case and it took me almost 10 minutes to get my shower started. Flow was great once it started.
We did not eat in the hotel except for breakfast on the morning we were leaving.
No hot food available as no chef in place. Continental breakfast consisted of cereal, yoghurt, a few containers with a small amount of tinned fruit, which did not look appetising to me. There was no pastries of any kind, no cheese or meat. I got the last slice of white bread and one brown. (The bread was topped up before we left the room). There was little interaction from both gentlemen who were on duty that morning and no apology for lack of food they had advertised. Certainly was not worth £8.50 paid for the 'continental' breakfast advertised in their own document.
On entering the dining room, there was a couple at another table and one table had evidence of having been used. All other tables were set up for breakfast.
I would not stay again and would not recommend to anyone

Most reputable hotels will allow folks to use their toilet facilities on the basis that they may well have hidden disabilities. As a man of a certain age and infirmity, I was told by the receptionist at the Lanes hotel that their facilities were for paying guests only. I judge people on small kindnesses not the big showy gestures. Needless to say I'll now never use them and they will not miss my custom but I thought I'd let others know what kind of ethos they have.

I stayed in the Lanes Hotel for a week in February while in Brighton on business. After some small problems arose with fittings in the bathroom, I was quickly given a larger and better room, which I was was very pleased with. It was spacious and not noisy, despite the hotel being on the seafront. The bed was comfortable, and the bathroom fine. The staff were uniformly friendly and helpful, with the night manager Mike deserving special praise. The hotel is conveniently located, with a bus stop right outside, and there are many restaurants nearby. I found the hotel good value for money.

This is my second visit to The Lanes hotel. I upgraded my room to a superior double, I got a room with a balcony. Stunning sea view, the room was lovely. Everything you could possibly need was there. The bedding and towels were spotlessly clean. As were the room and bathroom, the bed was so comfortable, that’s one of the reasons I went back. The beds are heavenly to sleep on. The staff were fabulous, a shout out to Mike, thank you for your help regarding my booking. He is so nice, friendly and hospitable. We paid the extra for breakfast. Well worth the money, buffet style for cereal, fresh fruit and juices, yoghurts, toast and your tea/coffee was brought to your table. It was well presented and I want to thank Adelaide for going out to the shop to get some mushrooms for my breakfast!!! We will definitely be going back in the future.

I stayed with my wife for 2 nights on the 9th-11th September. Upon arrival I asked if our room had the bath I requested when I booked the hotel and he could not provide me with a room with a bath. I had not received any contact to notify me that the room with a bath that I paid for was not available. He told me that the family room had a bath but would cost more and didn’t try to upgrade me for our inconvenience. The host tried to blame booking.com for their error when it was very much their fault. It was easy enough for them to pull up my booking with the request, therefore easy enough to fulfil my request upon booking almost 2 weeks prior. Some transparency and accountability would have been appreciated. Was offered a card for the future to contact for a “better” rate, to rub salt in the wound that I perhaps had paid above the odds for my room and a dire service. Then on Friday morning the power went twice and left us with a cold shower. I had to call reception from my mobile since no reception number was provided. There was a general lack of communication, information and welcome throughout the stay with no mention of breakfast times or if we needed any help. Have since contacted the hotel for a refund and was refused. Do not give your custom where accountability and customer service is lost.

We stayed in The Lanes last weekend but this wasn’t the first hotel we booked. Our first hotel left us waiting for over an hour outside and to spare the details I rang the front desk and spoke to Mike. From then on it was amazing. He was ready to help with everything and anything possible and turned all the wrongs, right. He was a perfect employee and went above and beyond and was more than happy to do so. The room was lovely and warm considering I rang 10 minutes before checking in we were extremely grateful. Mike is a true asset to the team and the business. Cannot fault the customer service for all other members of staff we also spoke to. A bad event turned great. Will be back again for the same friendly amazing experience

We decided late on in the evening to stay in Brighton as we’re having too good time to drive home to Surrey. We found a four poster bed room with sea view on the website and snapped it up for a great price. When we arrived we were greeted by Mike on reception who was very jolly and made us drinking at the bar whilst telling us all about the history of the hotel…which we loved!
We had our drinks in the lounge which is very opulent, with a grand piano in the bay window and you can enjoy a range of board games.
Our room was amazing, 309…with a four poster bed and lovely view of the sea and pier. I sat for hours watching the world go by having a cuppa! The bathroom toiletries were good, nice body lotion for after that big amazing shower!
A great stay…we will be back!

Hi - Is there parking near the hotel?

5 spaces at hotel - no charge. First come first served. Parking permits for street parking in surrounding area (1,500 spaces) £12 and last 24 hrs. Pay and display opposite is most expensive option - different prices.

Sorry I can’t answer your question as I didn’t get to stay there because of Covid. What I can tell you is I would never stay there because of the way they treated me about not being able to stay. Told me if I cancelled I would get my money back, whoever after doing so they changed there mind and refused to refund saying it was my choice to cancel. Not friendly at all.

There's very limited parking at the hotel, which I didn't rely on (travelled by train), however there would have been a space! I remember there was some expensive pay and display nearby too.
