I really enjoyed this property. I was pleasantly surprised by how spacious and clean the cabin was. My family stayed in the cabin and our friends stayed in one of the suites of the hotel. Both had comfortable beds, clean rooms, full sized kitchens with all we needed for cooking and hanging out. We loved the large hot tubs on the property and that we could use the bbq in the picnic areas. I had noticed a couple of reviews mentioning the cabin needed a facelift, but it looks like management had responded to those issues as when we stayed there we noticed that the cabin had newly installed blinds, new fixtures in the bathroom, a new rug, and new furniture. We can't wait to return again this summer to enjoy the lake which is only a couple a blocks away.

This was our second time staying in South Lake Tahoe. Based on our first stay we knew we wanted to stay close to the state line near heavenly village to give us access to restaurants and shops. 3 peaks caught our attention because of the great value and how it was a block and a half from a beach as well as heavenly village.

Since we were just staying for a night we just wanted a basic room and we’re happy with what we got for the price. It includes all the basics of what you need to crash at the end of the night including a very comfortable bed. We also didn’t know the second floor rooms have balconies which was a pleasant surprise to get to enjoy some sun. They also are pet friendly which is great for those that like to bring their pets on adventures too.

From our room it was an easy walk of 5 minutes max to heavenly village and nearby shops. Since there are both standard rooms as well as suites with larger fridges and kitchen areas it also helps that you can walk to get snacks and groceries or anything you forgot without needing to drive. There is also a large public beach that is also 5 minutes away that has playgrounds and volleyball courts and plenty of room to enjoy beautiful sunsets over the lake.

Because of COVID some areas were altered or closed but we honestly thought this place was very reasonably priced for what it offered. Next time around we’ll see if we can get a suite and get to stay a little longer and enjoy more of what Lake Tahoe has to offer. If you want a place that is affordable and close to everything this should be at the top of your list!

We chose this hotel out of large number of choices in the area because it had the right combination of price, good reviews, location, and free passes to the beach nearby. The rooms have been updated so they don't feel dated at all. Our room was perfectly clean. I was surprised by the large flat screen TV they provide. Much bigger than most hotel TVs. Mini-fridge included but was turned off when we arrived. The hotel provides free passes to the beach which is a big deal since the beach can fill up and stop allowing paid entry but will still allow people with a pass to enter. If we had stayed at a hotel with no passes, we would have been denied access to the beach which is why we were there. Hotel is easy walking distance to the casinos, restaurants, shops, grocery store, the gondola, etc. One thing to note is the hotel does allow dogs and in our unfortunate case we had dogs barking above us and next door to us which was a little unpleasant. Other than that, everything was good.

We have stayed here several times with our two golden retrievers and have always been comfortable and satisified. On January 6, after booking far in advance, we arrived at 3 Peaks, checked in and went to our room. Our first impression was that the room was very dark and we noticed 2 space heaters on in the room and a very strong smell of something chemical -- maybe carpet cleaner or freshner. We turned on the portable fan and opened the doors and windows in an attempt to get rid of the smell. Note the temperature outside was around 35 degrees. The heater would not turn on. We went down to the front desk and stood behind other guests who also had complaints about the rooms. We asked about the lack of heat and the strong smell. The front desk people said they would send their maintenance person to our room. The front desk staff seemed totally uninterested and said, "we don't have any place to move you". We met maintenance at the room and he told us that the heater uses a remote control which he could not give us for use because it also controls the adjacent room. He turned the heater on and said that the smell was probably due to the housekeepers cleaning products. The heater ran for about 4 hours and shut off at about 7pm and had to endure the cold and the smell for the rest of the night. We went into the office again the next morning and told them we could not stay in an unheated (and smelly) room. Again they were very uninterested and refunded our money for the next two nights, but did nothing about the charges for that night. The only positive of that room is that it had hot water and great water pressure to warm us up in the morning! Also, the stove top did not work, but we didn't even mention that. We moved to the Hard Rock Hotel which now accepts dogs and got a much nicer room with a view of the lake (and heat) for the same price we paid at 3 Peaks. We know there can always be problems, but the lact of interest and problem solving from the front desk staff make it even worse. We will never stay there again.

Utterly unprofessional.
Booked via Expedia, on arrival, the ladies at the reception kept looking in their computers, talking to each other and then coldly declared that they are "OVERBOOKED". No apology, no concern whatsoever for a family with two young kids.

It was a fully paid in advance booking, so I was shocked to hear that. It was well past 7 PM in night on a busy X-mas weekend and we were unlikely to get any accommodation elsewhere at such last moment.

I could imagine if someone from the hotel gave a call during the day/evening and eventually gave the room to a walking customer after 10 PM.. but here, no contact and the room was gone before 7 PM itself.

I even thought if we were going back to SF by driving all the way back in night.

Luckily Expedia guys did some magic and offered us a room in a nearby hotel.

I can't rate the hotel, because we never stayed there as per say, but going by the unprofessional-ism and scant regards for customers that I saw at the reception counter, I can't imagine them being good anyways.

While the overbooking through Expedia was out of our control, the response from our front desk agents was not acceptable. I wasn't too sure we'd made the right decision...reviews were very mixed. But we went anyway and were pleasantly surprised. Clean, friendly staff, and great location. 5 minute walk to the beach or to restuarants. Pool and hot tub area is great, well-maintained and the hot tub was actually hot (unlike most hotels). One note: you have to be okay with dogs, as this is a pet-friendly hotel, and quite a number of guests have their canines along.

I've stayed here 4 times and has always been a solid place. It looks to be an older motel that has been nicely renovated. The rooms are clean and comfortable (and fairly modern). The hotel is dog friendly but I haven't noticed any pet messes are heard any dog noises during my stays.

The location is the selling point. 3 block walk to the beach (there is a fee but the hotel has deeply discounted tickets) and a 3 block walk to the casinos/Heavenly. Surprisingly quiet given its location.

I found it the first time through the Hotel Tonight app which had a super cheap rate. This time I booked in advance on another site because I was going during a very busy week and didn't want to risk not getting a room there. Just for fun, I checked the Hotel Tonight app on the day I arrived and the room was $75 cheaper than what I had booked. It's worth trying that approach if you are flexible.

Word of warning, the WIFI has been terrible during every stay. Not a huge problem though as you need to get outside and enjoy the Lake. If you are in Tahoe and working, you probably shouldn't be in Tahoe at all :)

You’re only paying for location...and even that’s not the best! Absolutely the worst hotel experience I have ever had! My husband and I stayed here the last few days of our honeymoon. We had a light burned out and asked for it to get fixed our first night there. IT WAS NEVER FIXED! A few hours after we checked out I called about some items I left in the closet. The woman on the phone was not at all helpful, and she said she’d have to call me back later. SHE NEVER DID. I called back the next day and spoke to someone else who had no idea about my call the night before. They too weren’t helpful and said no items were found in the closet. My husband called and was given a completely different story than I was. For over a week no one would call back like they said they would so I kept calling and receiving no help. Everyone said “I’ll check and call you tomorrow” but I was never called! I called the manager almost a month ago and still haven’t received a call back after multiple attempts since then! So either they stole my clothes or they don’t clean the rooms very thoroughly to notice 7 items worth over $300 hanging in a closet.
Save your money and don’t stay here!!!

An older property that has a trendy logo and a few nice employees. Other than that it is literally a rat infested hodge-podge of buildings. We stayed in the 5-bedroom cabin (and also a 1 bedroom lodge unit) and experienced cleaning issues (crumbs everywhere from the previous guests), dog hair, heating problems downstairs and — yes — rats scurrying around at night and gnawing at wires in the utility closet. The closet had several mouse/rat traps. Do not be fooled by the relatively clear and freshened lobby with pool table. Once you get to the buildings you'll discover a property that desperately needs an infusion of serious capital spending...not the little things such as knick-knacks, framed artwork or lodge pole night stands. It needs an owner to own up and correct the issues.

This place should be 0 star hotel it is so dirty and they overcommit on parking so they ask you to park on the red curb on thee street saying they never ticket there. there is dirt every where and the room smells horrible. People don't pick up after their pets and the rooms look like they haven't seen updated or cleaned since the 60s. Did I mention the rooms smells? customer service is horrible. I found a bunch of pins in the bed. The hardware for the shower doesn't even work so you have to keep turning for hot water. The AC which they advertise doesn’t work in the summer so they give you fans which do nothing in this heat

If you are bringing equipment (skis, snowboard, golf clubs, bicycle, etc.) bus would be better. They have lots of room for it in the busses. Smaller busses have trailers to carry it.
